Need a chimney survey in Whippingham?

Why get it checked now?

For a buyer, the best time to learn about a chimney is before exchange. Once you’ve exchanged, the work is down to you. A report gives you something specific to put to the seller. Matching old materials, such as handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

Why book with us

  • 98% of clients satisfied
  • CAA-registered drone operator (Flyer ID and Operator ID)
  • An independent view of the roof
  • Clear package prices, with VAT included

Chimney survey in Whippingham

A damp patch on a chimney breast does not always come from the same place. Water may be getting in at the top through cracked flaunching or an uncapped pot, through the brickwork, or at the flashings. Moisture trapped inside a stack with no ventilation can also cause damp. Our survey checks each of these and records the likely cause. That points the work in the right direction. Typical surveys look at damp on a chimney breast inside and cracked or missing flaunching, across shared and party-wall stacks, brick chimney stacks and chimney breasts.

In a village or hamlet like Whippingham, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on what can be seen safely, and thatch is a specialist material. On older roofs, it is usually the chimneys and lead flashings that need work first.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

What this survey can’t tell you

Our findings are based on what we can see safely on the day, so there are some things a survey cannot cover:

  • Parts of the stack that can’t be seen safely or belong to a neighbour we cannot access
  • Hidden damage within the stack
  • Gas safety checks, which need a Gas Safe registered engineer

If you’re not sure which survey you need, ring 07833 053749 or email us and we’ll give you a straight answer. What a survey covers and does not.

What this survey covers

  • Lead flashings
  • Shared and party-wall stacks
  • Chimney breasts
  • Chimney pots and cowls
  • Flaunching
  • Brick chimney stacks

Before and after the survey

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Keep track of stains on chimney breasts
  • Have the flue swept and checked if you use the fire
  • Check your stacks from the ground after strong winds
  • Keep the report to compare against at the next survey

Where another specialist is needed, such as a structural engineer or sweep, we explain why. It gives them a clear starting point.

Get small mortar repairs done while they’re small. It’s far simpler than rebuilding a stack later.

What we are asked to look at in Whippingham

Some owners book because a chimney breast has been removed below and they want to know about the stack above. We note what’s visible in the loft space and outside, and recommend a structural engineer where support is in question.

Typical things we are asked to look at include:

  • Frost-damaged brickwork on the stack
  • Gaps where the stack meets the roof
  • Unused flues sealed without airflow
  • Loose, cracked or missing pots

Anyone responsible for a site like Queensgate Foundation Primary will know that large buildings have long gutter runs and big roofs that need checking like any other.

What to check before booking

  • How long they’ve been surveying roofs
  • What the survey won’t cover
  • Their report turnaround times
  • Is there a chance to talk the report through?

Common questions in Whippingham

Do you survey roofs for landlords with property near Ryde Pier Head station?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just call 07833 053749 or use the contact form with the details, and we’ll talk through which survey suits.

Does a conservation area affect roof work in Whippingham?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Why is my chimney breast damp?

It can come from several places: water getting in at the top, through the brickwork or at the flashings, or moisture trapped in a stack with no ventilation. Our survey checks each of these and records the likely cause.

Do you test for asbestos?

No. Our report may flag materials that could contain asbestos, but confirming it is a job for a specialist asbestos surveyor. It may be present in buildings built or refurbished before 2000.

Do you survey roofs on blocks of flats?

Yes. Shared roofs just need a little more planning, with the freeholder or managing agent. Mention it when you get in touch and we will explain what’s needed.

How long will you be at the property?

It normally takes between one and two hours for most homes, a little longer where there are several stacks. We will confirm the timing when booking.

Do you cover Whippingham for chimney surveys?

Yes. We survey roofs in Whippingham and the rest of the Isle of Wight. For a price, phone 07833 053749 or send us an email.

Chimney surveys in Whippingham: local notes

Whippingham is within about 2 miles of the coast, and places near the sea get more salt in the air and more wind than inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift, and driving rain gets into whatever gap is left. Historic houses like Osborne House, about 0.7 miles north, show how far back building in the area around Whippingham goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area.

If your home is one of the older ones in the streets near St. Mildred's Church, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. For landlords with property near Ryde Pier Head station, a dated record of the roof is useful when planning maintenance across a let.

Harder-to-reach addresses take a little more planning, so please mention your location when you call 07833 053749 or drop us an email.

What we do, step by step

The visit has one job: to see as much of the chimney stack as can safely be seen and record it clearly. Everything we note and photograph goes into the written report. The visit usually takes an hour or two at a house, as part of a look at the roof around the stack. In a hamlet or village like Whippingham, a postcode does not always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. You tell us how many stacks there are and any damp or problems you’ve noticed.
  2. The stacks are looked at from the ground, from windows and from other safe vantage points.
  3. Every part we can see is looked at: pots, cowls, flaunching, pointing, bricks and flashings.
  4. Where there is safe access, we check the stack in the loft and the chimney breasts for damp.
  5. We send a written report with photos, the defects found and what we recommend.

Before we arrive

  • If the roof is shared, arrange access with whoever manages the building
  • Tell us about any leaks, stains or damp patches you know of
  • Jot down any questions you want answered

Advice

DIY checks: what’s safe

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
