  • Where any leaks, stains or damp patches show inside

Flat roof survey in Whippingham: what you get

We inspect a flat roof from wherever it can be seen safely: on the roof where it’s safe, from windows and higher ground, and from the rooms below where we can reach them. Fragile rooflights and fragile sheets are never walked on. If part of the roof can’t be seen or reached safely, the report says so, so the limits of the survey are clear. If you’ve noticed failed upstands where the roof meets a wall and raised blisters across the surface, a survey will tell you what’s going on, on felt flat roofs, single-ply membranes and mastic asphalt alike.

Flat roofs on exposed homes in small places like Whippingham take more wind and rain, so edges, upstands and laps take a beating. Felt roofs, which frequently last around 15–20 years, normally show it first. Rubber and GRP last longer, though trims and joints still need a look. On an exposed roof, the edges tend to go first.

You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

How it works

We photograph the roof as we go, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available. A typical visit takes about 1–2 hours for a small flat roof at home, and longer for a large commercial one. Rural addresses near Whippingham can be hard to find from a postcode alone, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. We look at the roof from the ground, windows and the roof where it’s safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. The report, with photographs and recommendations, comes to you by email.

Before the survey

  • Have any paperwork from past roof work to hand
  • Unlock side gates and any roof access doors
  • Check the loft hatch can be reached

Advice

Signs you need a flat roof survey in Whippingham

The details are often where a flat roof lets go first. Upstands, trims, outlets and rooflight kerbs each move and weather in their own way. If they were rushed when the roof was laid, they’re frequently the first things to fail.

These are some of the problems a survey can pick up:

  • Edge trims that have lifted or split
  • Blisters and bubbles in the covering
  • Splits, cracks and crazing
  • Gaps at upstands and abutments

Anyone responsible for a site like Queensgate Foundation Primary will know that a large flat roof with lots of outlets and rooflights has many places where a membrane can fail.

  • What the survey won’t cover
  • Whether any drone flown is registered with the CAA

What a roof survey includes

How the survey changes by roof type

GRP fibreglass

GRP roofs can last up to about 30 years when they’re laid well. Hairline cracks over board joints are an early warning we look out for.

Felt and built-up roofs

The edges and upstands of a felt roof are typically where trouble starts. We check each one and photograph any that have split or pulled away.

What this survey cannot tell you

It helps to know what a survey won’t do before booking:

  • Structural calculations, which need a structural engineer
  • A fixed date for when the roof will need replacing
  • What’s under the membrane without opening it up

If you’re not sure which survey you need, phone 07833 053749 or email us and we will give you a straight answer before you book. What our survey covers.

Tips from our surveys

Small things make a difference. Our tips:

  • Keep outlets clear of leaves and moss
  • Check ceilings under the roof for damp patches
  • Note the date and type of any roof work
  • Have the roof looked at again after a severe storm

Once we have been, the findings are written up with photos. It covers the type of covering, its condition and each defect, with our recommendations. Basic reports arrive within 48 hours, Standard reports in 24 to 48 hours and Premium reports the same day.

Keep outlets, gutters and hoppers clear, particularly after the leaves fall. A flat roof that drains well wears much more slowly.

Questions from Whippingham

How do I find out if my home in Whippingham is listed?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.

Is the coastal weather around Whippingham hard on roofs?

It can do. Within about 2 miles of the sea, as Whippingham is, metal fixings wear faster and gales find any loose ridge or slate.

Do you cover Whippingham?

Yes. We survey roofs across London and South East England, and that includes Whippingham.

How many years has my flat roof got left?

We do not put a figure on it. As a guide, felt frequently lasts around 15 to 20 years, EPDM often 30 to 50 and GRP up to about 30, but your report describes the actual condition.

Do you need to get into the loft?

Yes, where the survey calls for it and there’s safe access. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.

How long does the survey take?

Expect it to take about 1–2 hours for most houses, though large, tall or awkward roofs take more time. The written report follows by email.

Does the survey cover asbestos?

Our survey does not include asbestos testing. Buildings built or refurbished before 2000 may contain asbestos, for example in cement roof sheets. Anything that might contain it is flagged, so a specialist asbestos surveyor can check before work starts.

What a flat roof survey looks like in Whippingham

The coast is about 2 miles or less from Whippingham, where sea air brings more salt and stronger wind than inland. On a flat roof near the sea, edge trims and upstands take the brunt of the wind, and metal parts corrode faster. About 0.7 miles north lies Osborne House, a reminder of how long the area around Whippingham has been built on. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof.

For landlords with property near Ryde Pier Head station, the flat roof over a let home is worth a look before it becomes a tenant complaint. If you live in an older home near St. Mildred's Church, the joins between later flat roofs and the old walls are where problems normally start.
