How we price chimney surveys

We confirm the price for your roof before booking. These are the things that affect it:

  • Any need for thermal images or a drone flight
  • How big the roof is
  • The package you choose: Basic, Standard or Premium
  • How tall the building is and how easy the roof is to see

Every price we give includes VAT. Prices start from £150, including VAT. You’ll know the price for the job before booking.

What we need to know

Here’s what helps us most when you contact us:

  • What’s prompted the survey
  • Any marks or damp showing indoors
  • Any deadline, such as an exchange date
  • How the loft is reached, if there is one

Most bookings start with a short call: phone 07833 053749 or email us, and we’ll ask about the building and what you need. You’ll have a price before anything is arranged.

How a chimney survey works in Clayhall

We inspect chimneys from wherever they can be seen safely: from ground level, from windows and vantage points, and from the loft where there’s access. A drone inspection is part of our Premium Survey where it applies. If we cannot see part of the stack, the report makes that clear. Each defect is recorded with a photo and a plain description. Typical surveys look at mortar washing out of the joints and damp patches on chimney breasts, across shared and party-wall stacks, lead flashings and brick chimney stacks.

Trees around homes in smaller places like Clayhall drop leaves, twigs and moss onto roofs and into gutters. Once gutters and outlets block, water spills over and soaks the walls, and moss holds water against tiles. It’s the kind of slow problem a roof report picks up early. Plants growing from a gutter or moss on the tiles are signs worth noting from the ground.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Tips that help

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Photograph damp patches with the date
  • Leave close inspection to people with safe access
  • Use a Gas Safe registered engineer for gas appliances
  • Glance at the stacks from the street now and then

If anything in the report is not clear, just ask us. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation.

Check your stacks from the street or garden after a storm. Binoculars help you spot loose pots, missing mortar or lifted flashings.

Clayhall: your questions answered

Is my home in Clayhall listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Does being near the coast affect roofs in Clayhall?

Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.

Do you look in the roof space?

If there’s a loft and safe access to it, yes. From inside, the underside of the roof often shows damp, staining or daylight that can’t be seen from outside.

Does someone need to be in?

It depends on what we need to see. Inside the building and in the loft, we need someone to let us in.

Is this an asbestos survey?

No. We don’t carry out asbestos surveys or testing. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings, and recommend a specialist asbestos surveyor checks them before they’re disturbed.

How do you inspect a chimney without scaffolding?

We inspect from wherever is safe: the ground, nearby windows and higher points, and the loft space. A drone inspection is included in our Premium Survey where it applies. If part of a stack can’t be seen, the report says so.

How long have you been surveying roofs?

Over 20 years and more than 5,000 surveys.

Clayhall homes and their roofs

Clayhall lies within about 1 mile of the sea, so there’s more wind and more salt in the air than further inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift. Thatch survives on some older buildings in Hampshire’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

If yours is one of the older homes in the streets near St Francis, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. If you own a rental within reach of Portsmouth Harbour station, the gap between tenancies is a good time to have the roof looked at.

Clayhall is about 2 miles south-east of Gosport, in Hampshire. Clayhall is one of many places we visit across Hampshire, for homes and businesses alike. Our area takes in places right across Hampshire, large and small.

We work across the PO12 postcode area for chimney surveys and the streets around it. Whether your property is on The Lane, Old Road and Fort Road or anywhere close by, we can survey it. We also cover Haslar (1 mile south-east), Alverstoke (1 mile west), Portsmouth Point (1 mile north-east), Privett (1 mile north-west) and Portsea (2 miles north-east). Further out, we also cover Havant (8 miles north-east), Fareham (6 miles north-west), Horndean (10 miles north-east), Hedge End (12 miles north-west), Waterlooville (8 miles north-east) and Purbrook (7 miles north-east).

When to book a survey in Clayhall

Aerials and dishes are often fixed to stacks. Their weight and the wind on them can loosen bricks and pointing. We check fixings on the stack as part of the survey.

People typically book a survey after spotting one of these:

  • Damp on a chimney breast inside
  • Spalled or crumbling bricks
  • Disused chimneys trapping moisture
  • Pots or cowls that look unsafe

If you look after a building like Haselworth Primary School, a written record of a large roof helps plan work for the holidays rather than in term time.

Before you book anyone

  • How they plan to inspect the roof safely
  • Their track record with similar roofs
  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • Whether the inside of the roof is included

What a good roof survey covers

Leave it or get it looked at?

If you are thinking of removing or reducing a stack, it’s useful to know its condition first. Changes to stacks in conservation areas or on listed buildings may need consent and the council can advise. On a bungalow or cottage around Clayhall, the roof sits close to the rooms below, so a small leak can mark a ceiling within a few storms. Finding the cause first saves a second job inside.

Every price we give includes VAT, and the written report is part of the package. Our price is from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

DIY checks: what’s safe

During heavy rain, look at the gutters from ground level or a window. Overflowing water can point to a blockage or a sagging run.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it.

The survey, step by step

The visit has one job: to see as much of the chimney stack as can safely be seen and record it clearly. Notes and photographs go into the written report. The visit usually takes an hour or two at most homes, rising to roughly 3–4 hours on a commercial building. A visit to Clayhall is planned like any other: the time, the access and where to park are agreed in advance. Weekday and weekend visits are both possible. Let us know about any garages, outbuildings or extensions you want included.

  1. We start by noting which stacks are in use, shared or causing concern.
  2. The flashings and the roof around each chimney are inspected.
  3. We check the flaunching and pots on every stack.
  4. We note the brickwork, pointing and any sign of leaning.
  5. You receive a written report setting out what needs attention first.

Before we arrive

  • Buyers: confirm access with the estate agent or seller
  • Show us where any leaks or stains appear
  • If the roof is shared, arrange access with whoever manages the building
