About our landlord roof survey in Portsea

We check the same things on a let roof as on any other: slates or tiles, ridges, hips, valleys, flashings, chimneys, gutters and the loft. Flat roofs over blocks, rear additions and garages are covered too where they’re part of the brief. We also look at chimneys, parapets and party-wall upstands where it’s safe to see them and the loft where access is safe. Typical surveys look at cracked or lifting flashings and missing or loose roof coverings, on converted houses, gutters and downpipes and flat roofs on blocks.

Trees around homes in smaller places like Portsea drop leaves, twigs and moss onto roofs and into gutters. Blocked gutters overflow and soak the walls below, and moss holds water against tiles. It is the kind of slow problem a roof report picks up early. Plants growing from a gutter or moss on the tiles are signs worth noting from the ground.

You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

What happens on the day

Photos are taken throughout the visit, so the report shows exactly what we saw. We take close-ups from wherever is safe. Most surveys take about one to two hours for a single let house, with blocks of flats taking longer. Homes around Portsea often have gardens on more than one side, which gives us room to step back and see the roof. Mention any side of the property we can’t get to. The loft, where there’s safe access, completes the picture.

  1. We agree the roofs to be surveyed and what you need the report for.
  2. You arrange access to the loft and any flats we need.
  3. Each roof is looked at from safe vantage points and inside where possible.
  4. We photograph defects and note how urgent they look.
  5. A written condition report follows to help you plan.

Preparing for the visit

Advice

Portsea homes and their roofs

Portsea is within about 1 mile of the coast, where sea air brings more salt and stronger wind than inland. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles. An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. In either case, a change of roofing material may need consent.

Take an older house close to St Ann's Church: its chimney, valleys and lead work are likely to be the parts that need attention first. Take a building like Portsmouth Grammar School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. Landlords with a home close to Portsmouth Harbour station may find that a roof report helps you deal with small faults before they turn into a call from a tenant.

Portsea is about 1 mile south-west of Portsmouth, in Portsmouth. Houses, flats, blocks and commercial buildings in Portsea can all book landlord roof surveys, with a written report and photographs every time. Our Portsmouth coverage includes Portsea and the places around it.

Other places close to Portsea include Portsmouth Point (1 mile south), Clayhall (2 miles south-west), Haslar (2 miles south-west), Alverstoke (2 miles south-west) and Privett (2 miles west). Within a short drive, we also cover Hilsea (3 miles north-east), Wymering (4 miles north-east), Paulsgrove (4 miles north), Cosham (3 miles north-east), Drayton (4 miles north-east) and Farlington (5 miles north-east).

Around Portsea

Should I look at the roof myself first?

Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Share it with us as you book.

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That is where a survey comes in.

How the survey changes by roof type

Shared chimney stacks

Chimneys frequently let water in at the flashings. We note what we can see.

Roof spaces and lofts

Older roofs may have bitumen felt underlay or none at all. We note what we see from inside.

Your questions about landlord roof surveys in Portsea

Do roofs near the sea, like those around Portsea, take more of a battering?

Yes, coastal weather is harder on roofs: there’s more wind, and more salt in the air. Ridges, verges, flashings and fixings are where it typically shows, and Portsea is within about 1 mile of the coast.

Do you cover smaller places like Portsea?

Yes, Portsea is on our map. Villages and rural addresses get the same survey as a town house.

Is this survey just for landlords?

Landlords, letting agents, managing agents and freeholders book it along with residents’ and RTM management companies. Leaseholders sometimes book it as well.

Do you survey roofs on blocks of flats?

Yes. Shared roofs just need a little more planning, with the building owner or managing agent. Tell us about it as you book and we’ll explain what’s needed.

How long does a landlord roof survey take?

Most visits to a house take about 1–2 hours, with blocks and complex roofs taking longer.

Do you test for asbestos?

No. We don’t carry out asbestos surveys or testing. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them and suggest a specialist asbestos surveyor checks them before any work.

Does this replace a RICS building survey?

No. We survey the roof and its parts, not the whole property. It isn’t a RICS Level 2 or 3 survey or a structural engineer’s report.

Why get it checked now?

Finding a roof defect early typically means a smaller, planned job. Waiting for a leak can mean damage to ceilings, decorations and tenants’ belongings and force rushed work. Arranging work in a smaller place like Portsea is easier with notice than in an emergency. Knowing early gives you time to get the right people in.

One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. The roof’s size, height and access matter as well.

When you need someone else

Without opening up the roof, some things stay hidden, and that sets some limits:

  • Asbestos testing of roof sheets or soffits
  • Parts of the roof we cannot safely see or access
  • Responsibility under a lease

If in doubt, ring 07833 053749 or drop us an email and we’ll suggest the right survey before you book. The full list of what we check.
