Independent landlord roof surveys in Portsmouth

Landlord and commercial surveys in Portsmouth

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps with budgets and planning.

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.

About our landlord roof survey in Portsmouth

Landlords often book us when buying a property to rent out, others when a tenant reports a leak or damp. Agents and freeholders often want a survey for a rolling maintenance plan. The report is laid out the same way whatever the reason, with photos and recommendations. Surveys are carried out seven days a week, which can make access easier to arrange. Typical surveys look at ceiling stains reported by tenants and gutters overflowing onto walls, across gutters and downpipes, shared roofs and flat roofs on blocks.

A place the size of Portsmouth has roofs of every age and type, from slate on older terraces to clay and concrete tiles on later houses and flat roofs on extensions and shops. Each fails in its own way: slipped slates, cracked tiles, worn ridges, loose flashings, tired chimney stacks or blocked gutters. The roof type shapes what gets checked.

The report works through the roof section by section, from the coverings down to the gutters, with a note and a photo for each point. You’ll see the good as well as the bad.

Landlord roof surveys in Portsmouth: local notes

The coast is about 1 mile or less from Portsmouth, and being near the sea means more wind and salt than a roof inland would face. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, while driving rain finds any gap. If your home is older, it’s worth knowing whether it’s listed or in a conservation area before planning roof work. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.

Trees in and around Alexandra Park shed leaves that can end up in nearby gutters, so outlets and downpipes are worth watching. If you look after a building such as Manor Infant School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you run a business near Tricorn Centre, knowing the roof’s condition lets you budget for work rather than pay for emergencies.

Common questions in Portsmouth

Does a conservation area affect roof work in Portsmouth?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Do you survey roofs for landlords with property near Fratton station?

Yes, landlords and agents are among the people we work for. Just call 07833 053749 or use the contact form with the details.

What’s the best way to book?

Simply phone 07833 053749 or send us an email. After a few questions, we confirm the price and fix a day.

Is this an asbestos survey?

No. We can flag materials that might contain asbestos, but only a specialist asbestos surveyor can confirm it. Buildings built or refurbished before 2000 may contain it.

Does the report help with maintenance planning?

Yes. It shows what needs attention now and what can be planned for later, which helps you plan work and budgets. Repair costs are not included, but contractors can price from it.

What this survey can’t tell you

Our findings are based on what we can see safely on the day, so there are some things a survey can’t cover:

  • Parts of the roof we cannot safely see or access
  • A full building survey of every part of the property
  • Who pays under the lease (that’s a legal question)

Not sure which survey suits your roof? You can ring 07833 053749 or email us and we’ll tell you. The full list of what we check.

What this survey covers

  • Converted houses
  • Blocks of flats
  • Shared roofs
  • Gutters and downpipes
  • Rented houses
  • Flat roofs on blocks

Tips from our surveys

Some practical points come up on survey after survey. They’re worth knowing whatever the roof:

  • Put urgent roof work at the top of the list
  • Get legal advice on lease responsibilities
  • Give residents notice before a survey
  • Hold on to old reports to compare later

If anything in the report needs explaining, ask us. With the Standard Survey there is a follow-up consultation, and Premium includes an in-person consultation.

Check the loft hatch can be reached and opened so the roof can be checked from inside. Stored items over the hatch make checks harder.

Checking the roof from ground level

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

How it works

It’s useful to start with what’s prompted the survey: a purchase, a leak, a storm, new work or simply peace of mind. It helps us focus on what matters most to you. The visit typically takes an hour or two at a typical home; commercial roofs usually need 3–4 hours. Visits in a place the size of Portsmouth range from flats and family homes to offices and blocks. Access is the part that changes most from one building to the next, so it is agreed before the day. Weekday and weekend visits are both available.

  1. First, we confirm the scope and the purpose of the report.
  2. Access to flats and the roof space is arranged by you or your agent.
  3. Each roof is checked from safe vantage points and inside where possible.
  4. Every defect is photographed and its urgency noted where relevant.
  5. You get a written report to plan maintenance and budgets.

Before the survey

  • Buyers: confirm access with the estate agent or seller
  • Point out any leaks or damp patches
  • Keep pets in another room

Book a survey

If you have photos of the roof, send them over. Pictures from the ground or a window are fine; never climb up to get a better view. To get started, ring 07833 053749 or use the contact form.

Advice

How the survey changes by roof type

Flat roofs on blocks and rear additions

Outlets on flat roofs block easily leaving water standing. We check them as part of the survey.

Pitched roofs on houses and blocks

The edges and top of a pitched roof are exposed and get close attention.
