Tips from our surveys

A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:

  • Agree snagging with your roofer at the start
  • Look for new stains after a downpour
  • File all paperwork for the new roof
  • Book snagging before the final payment

The report gives your roofer a clear list to work through. Any disagreement about the work is between you and them; we report on what we see.

Put the warranty or defects period end date in your diary. Book a check well before it so snags can be raised.

New roof snagging in Portsmouth: what you get

The best time for snagging is before the final payment, while the roofer is still on hand. If you’ve already paid, check before any defects or warranty period runs out. That gives you time to raise any snags. Our report gives you a clear, photographed list of snags to send to your roofer before the deadline. We survey flashings and valleys, replacement roofs and new flat roofs, and people most frequently book us about ridge and hip tiles not properly fixed and gaps at new flashings.

Property in a place the size of Portsmouth can change hands quickly, and a roof is easy to overlook on a viewing. A new or replacement roof can also look neat from the pavement and still have snags at ridges, valleys or flashings. A careful look before you commit, to a purchase or to the final payment, gives you something in writing to raise.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

How it works

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes about 1–2 hours for most houses, and longer for a large or complex roof. You are welcome to ask questions while we are there. Visits in a place the size of Portsmouth range from flats and family homes to offices and blocks. Each building type brings its own access questions, from shared stairwells to locked plant rooms. Weekday and weekend visits are both available.

  1. We ask what work was done and when it was finished.
  2. We check the tiles or slates, ridges, hips and verges from safe vantage points.
  3. Flashings, valleys, gutters and visible underlay at the eaves are looked at.
  4. We look in the loft space, where there’s safe access, and around the property for debris or damage.
  5. The snags are written up with photos for you to share with your roofer.

Before we arrive

  • If you are buying, check with the agent that we can get in
  • Make sure pets are kept safely away
  • If the roof is shared, arrange access with whoever manages the building

Advice

Do you need new roof snagging in Portsmouth?

Most householders cannot get a good look at their new roof. Without an independent check, you’re relying on what can be seen from ground level before you pay.

A survey can pick up problems such as:

  • Gutters or fascias damaged during the job
  • Poorly finished verges
  • Signs of condensation in the loft space
  • Ridge and hip tiles not properly fixed

If you own a rental within reach of Fratton station, a roof report gives you a clear picture before you buy or settle up with a roofer.

Choosing a roof surveyor

  • Is there a chance to talk the report through?
  • Whether you get a written report with photos
  • Their drone registration, if they fly one
  • Whether VAT is in the quoted price

What’s in a roof survey

What a survey costs

To price your survey, we check:

  • Height and safe access
  • Extensions, dormers and garages with roofs of their own
  • The type of building, from a house to a block or an office
  • Features like valleys, chimneys, dormers and parapets

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, all including VAT. What your roof costs depends on its size, access and what you want to find out.

What to tell us when you get in touch

To price your survey accurately, we’ll ask about:

  • Photos of the roof, taken safely from ground level or a window
  • Whether there is a loft hatch, a shared roof or tricky access
  • What’s prompted the survey
  • Dates you’re working to, such as exchange

Prices start from £150, including VAT. The exact figure depends on the roof and the package, so phone 07833 053749 or use the contact form with the details.

Questions from Portsmouth

Is my home in Portsmouth listed or in a conservation area?

We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Do you cover Portsmouth?

We do. The survey and report are the same in Portsmouth as anywhere else, and visits run on weekdays and weekends.

How long have you been surveying roofs?

Over 20 years and more than 5,000 surveys, across London and South East England.

Are you insured?

Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.

Can you see the fixings under the tiles?

No, we do not disturb the new coverings. Most fixings sit out of sight under the coverings so we focus on what can be seen.

Is snagging available for a new-build house roof?

Yes. We check new-build roofs from safe vantage points and the roof space and record any snags. It is worth booking before your builder’s defects period ends.

What’s the best time to have a new roof checked?

As soon as the work is finished, and before the final payment if you can. That leaves time to raise anything we find.

Why act early in Portsmouth

Some faults only show when water gets in. An inspection before that point gives you a record of the roof as handed over. Roofs in a place the size of Portsmouth range from new to very old, but none of them improve with neglect. A loose ridge, a cracked flashing or a blocked outlet is a small job today and a bigger one after a wet winter.

Can I check my roof myself?

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it.

During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

New roof snagging around Portsmouth

Portsmouth is within about 1 mile of the coast, so there’s more wind and more salt in the air than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, which is worth knowing before you buy or pay for new work. Listing and conservation areas can both shape what roof work is allowed on an older home. The council is the place to check, along with Historic England’s list.

If yours is one of the older homes in the streets near St Wilfrid, the roof’s history matters as much as its looks, and a survey brings the past repairs to light.
