How the survey changes by roof type

Flashings

Flashings seal the roof to walls and chimneys. We check how they’re dressed, fixed and pointed.

Valleys

Debris left in a new valley can block it. We note anything left behind.

New roof snagging in Drayton: what you get

We report on what we see with photos and plain descriptions. Any dispute about the work is between you and your roofer or builder. Our report gives you an independent record to refer to. We don’t give repair cost estimates or decide who is at fault, but it describes what we saw in plain terms. We are frequently asked to look into underlay not dressed into the gutter and untidy or loose verge details, on new-build homes, flashings and valleys and loft conversions and dormers.

In a smaller place like Drayton, homes are mostly houses and bungalows, from older cottages to more recent builds. In older homes, the slates or tiles can outlast the nails, battens and underlay holding them. For a purchase or a newly replaced roof, what’s under the coverings matters as much as what’s on top. Breathable membranes only appeared in the late 1990s, so older roofs often have bitumen felt or nothing at all.

It is not only a list of defects. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

Should I look at the roof myself first?

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That’s where a survey comes in, using safe viewpoints and a drone where it applies.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

What happens on the day

Safety comes first on every visit. Everything that can be seen safely is inspected, and if part of the roof cannot be seen, the report says so. The survey usually takes about one to two hours on an ordinary house, though large, tall or awkward roofs take more time. A visit to Drayton is planned like any other: the time, the access and where to park are agreed ahead of time. Visits can be on weekdays, Saturdays or Sundays. If there are outbuildings or garages you want looked at, mention them.

  1. We start by finding out what was replaced and what worries you.
  2. We look at the tiles or slates, ridges, hips and verges from safe vantage points.
  3. We check valleys, flashings and gutters, and the underlay at the eaves where it’s visible.
  4. Where it is safe, we check the loft, then look for debris or damage left behind.
  5. You get a photo report listing the snags we found.

Preparing for the visit

  • Have any questions written down, so nothing gets missed
  • Keep pets in another room
  • Agree roof access with the managing agent if it’s shared

Advice

Drayton homes and their roofs

Drayton lies within about 1 mile of the sea, and being near the sea means more wind and salt than a roof inland would face. Metal fixings and flashings corrode faster in salt air, and loose ridges, slates and tiles are the first to lift in a gale. Historic houses such as Warblington Castle, about 3.4 miles east, show how far back building in the area around Drayton goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.

If you own one of the older houses in the streets near Drayton Methodist Church, the roof may have had decades of patch repairs, and the survey shows where they are. If you let a flat or house near Cosham station, a roof report gives you a clear picture before you buy or settle up with a roofer.

What a survey costs

What a survey costs depends on the time and equipment it needs. That comes down to:

  • Chimneys, valleys, parapets and other details
  • The type of building, from a house to a block or an office
  • Building height and the viewpoints available
  • Which survey package you book

New roof snagging starts from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we will tell you which fits.

Getting in touch

If you can, have these to hand when you contact us:

  • Any marks or damp showing indoors
  • Pictures from the garden or a window, if you have them
  • Why you want a survey: buying, a leak, a storm or new work
  • Whether there’s a loft hatch, a shared roof or tricky access

Getting a price is simple: just phone 07833 053749 or email us and give us a few details about the property and we’ll explain which survey suits. The price is agreed up front.

What new roof snagging does not cover

Some things cannot be seen without opening up the roof, and that sets some limits:

  • Details hidden from sight
  • Repair costs for putting snags right
  • How the roof will perform for years to come

If you’re not sure which survey you need, ring 07833 053749 or send us an email and we will give you a straight answer. What a survey covers and does not.

Roof types and parts we check

Surveys for landlords and agents in Drayton

Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on.

Shared roofs need a little more planning: we need access agreed with the freeholder or managing agent. Mention it when you get in touch and we will plan the survey around it.

Questions from Drayton

Is my home in Drayton listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Will you come out to Drayton?

Yes, smaller places are covered as well as towns. We work right across London and the South East. Let us know about access, parking and anything unusual about getting there as you book.

How long have you been surveying roofs?

Over 5,000 surveys so far, over more than 20 years.

Do you need to get into the loft?

Yes, where the survey calls for it and there is safe access. We look for staining, damp, daylight and signs of movement.

Can you see the fixings under the tiles?

No. We inspect what can be seen without opening up the roof so hidden fixings are not visible to us. We note what couldn’t be seen.

How do I book a survey in Drayton?

Simply ring 07833 053749 or use the contact form with the address. After a few questions, we confirm the price and fix a day, weekday or weekend.

Is this a RICS survey?

No. This is a survey of the roof only, so it is not a RICS Level 2 or Level 3 survey. Many buyers have both.
