About our landlord roof survey in Landport
Shared roofs on blocks, converted houses and terraces raise their own questions. We inspect the roof as far as it can safely be seen including the loft and flats where access is arranged. Each part of the roof is recorded with photos, so everyone works from the same facts. Where neighbours share the roof, we can only inspect what we are given access to. If you’re worried about damaged pots and flaunching and leaking joints at party walls, we can find out what’s behind it.
Trees around homes in smaller places like Landport drop leaves, twigs and moss onto roofs and into gutters. Once gutters and outlets block, water spills over and soaks the walls. It’s the kind of slow problem a roof report picks up early. Moss on the roof and weeds in the gutter are both easy to spot from the ground.
Where we cannot see part of the let or shared roof, the report says so. You’ll know exactly what was inspected and what wasn’t.

What a landlord roof survey doesn’t cover
No survey can tell you everything, and we’d rather be clear about that before booking. Bear these in mind:
- Responsibility under a lease
- A full building survey of every part of the property
- Roof areas we weren’t given access to
If you are not sure which survey you need, call 07833 053749 or drop us an email and we will give you a straight answer. What our survey covers.

The survey, step by step
The aim of the visit is simple: to see as much of the let or shared roof as can safely be seen and record it clearly. Everything we note and photograph goes into the written report. The visit typically takes about 1–2 hours for a house, and longer for a block or a building with several roofs. Parking around Landport is typically easier than in a town centre, but mention lanes, gates or long drives. On bungalows and lower roofs, much can be seen from the ground, with the loft showing the underside, while taller roofs may need other vantage points or the drone where it applies.
- You let us know about the building, its roofs and any known leaks.
- We let you know which flats and hatches we need to reach.
- We check coverings, flashings, gutters and chimneys where they can be seen.
- We note what couldn’t be seen as well as what could.
- You receive photos and recommendations, prioritised where relevant.
Before we arrive
- Leave side gates unlocked
- Keep pets in another room
- Make a note of anything you’d like us to look at

Common questions in Landport
Does being near the coast affect roofs in Landport?
Near the coast, roofs face more wind and more salt than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.
Is my home in Landport listed or in a conservation area?
The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.
Who do you carry out landlord roof surveys for?
Anyone who looks after a let or shared building can book it: private landlords, letting and managing agents, freeholders and RTM companies.
Is a landlord roof survey the same as a full building survey?
No. Our survey covers the roof, not the whole building. It is not a RICS Level 2 or 3 survey or a structural engineer’s report.
How do I book a survey in Landport?
Simply phone 07833 053749 or drop us an email. We will ask a few questions, confirm the price and agree a date, weekday or weekend.
Do you use drones?
Yes, where applicable and safe. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.
Do you carry professional indemnity insurance?
Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.
What we look for on each type of roof
Pitched roofs on houses and blocks
Most let houses and many blocks have pitched roofs of slate or tiles. We check coverings, ridges, hips, valleys and flashings where it is safe to see them.
Roof spaces and lofts
Looking inside the roof frequently tells us more. We go into the loft where it is safe looking for water marks and gaps.
DIY checks: what’s safe
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
It is useful to keep a record: dates of leaks, photos from ground level and any work done on the roof. Share it with us as you book.

Why it’s worth a survey now in Landport
Relying on what tenants report means relying on what they can see. A ceiling stain often means water has been coming in for some time. A survey looks at the roof itself. On a bungalow or cottage around Landport, the roof sits close to the rooms below, so water can show inside quickly once it gets past the covering. Catching the cause first saves redecorating as well.

What a landlord roof survey looks like in Landport
Landport lies within about 1 mile of the sea, where sea air brings more salt and stronger wind than inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, and driving rain gets into whatever gap is left. Thatch survives on some older buildings in Hampshire’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Whichever you have, the details that tend to fail before the covering itself get the closest look.
Shop and office owners around Tricorn Centre may find that a roof report helps plan work around trading rather than after a leak. If you live in an older home near Church of All Saints, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. Trees in and around Alexandra Park shed leaves that can end up in nearby gutters.
