Landlord roof surveys for homes and businesses in Tipner

Managing agents and freeholders use our reports to plan maintenance and budgets. It shows what needs attention now and what can be planned for later based on what can be seen. It doesn’t include repair cost estimates, but it gives contractors a clear brief to price from. Anything urgent is made clear, so you can act on them first and plan the rest over the coming years. We survey blocks of flats, rented houses and shared roofs, and the problems we’re asked to look at most are leaking joints at party walls and leaks into upper flats.

Around Tipner, gardens, hedges and nearby trees can mean leaves and moss end up on roofs and in gutters. Once gutters and outlets block, water spills over and soaks the walls, and moss holds water against tiles. It is the kind of slow problem a roof report picks up early. Moss on the roof and weeds in the gutter are both easy to spot from ground level.

The report works through the roof section by section, from the main slopes down to the gutters and outlets. It records what’s sound as well as what isn’t.

What we do, step by step

We will ask a few questions first, such as when any problem began and what work has been done before. The inspection then takes between one and two hours on an ordinary house, and more on a big or complicated roof. Being in a smaller place like Tipner doesn’t change how the visit works: we look from the ground, from windows, from the loft and from the roof where it is safe. Point out any stains, cracks or loose pieces you’ve spotted.

  1. First, we confirm the roofs and areas to be surveyed.
  2. You or your agent arrange access to the roof space and any flats we need to enter.
  3. We inspect each roof from safe vantage points, the roof space and the roof itself where safe.
  4. We photograph each defect and note how urgent it looks.
  5. The report sets out condition and recommendations to help you plan.

How to prepare

  • Leave a clear route to the loft
  • For a flat or shared roof, check access with the building owner or managing agent
  • Make a note of anything you’d like us to look at

What we are asked to look at in Tipner

Many blocks and converted houses have several roof types. They all age at different rates and the smaller roofs are easy to forget.

Typical things we are asked to look at include:

  • Leaking joints at party walls
  • Blocked gutters over flats
  • Splits and blisters in flat roof coverings
  • Gaps where tiles or slates have slipped

For landlords with property near Portsmouth & Southsea station, a dated record of the roof is useful when planning maintenance across a let.

What a roof survey includes

Landlord roof surveys in Tipner: local notes

The coast is about 1 mile or less from Tipner, and being near the sea means more wind and salt than a roof inland would face. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift, while driving rain finds any gap. Some Hampshire villages still have thatched roofs. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Whatever the covering, it’s frequently the fixings, flashings, valleys and gutters that give out first.

For businesses in and around places such as Tricorn Centre, knowing the roof’s condition lets you budget for work rather than pay for emergencies. Living close to Alexandra Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn.

Why act early in Tipner

Finding a roof defect early normally means a smaller, planned job. Left until it leaks, a roof can damage ceilings and tenants’ belongings and force rushed work. In an older home around Tipner, water from a roof defect can get into timber and plaster, and that’s a much bigger job than the original defect.

Landlord roof survey starts from £150, including VAT. What you pay depends on how big and how high the roof is, how it can be seen safely and which survey you book.

Questions from Tipner

Is the coastal weather around Tipner hard on roofs?

Generally, yes: wind and salt air take more of a toll near the sea. Ridges, verges, flashings and fixings are where it normally shows.

Is my home in Tipner listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Will you inspect a roof that several owners share?

Yes. We inspect the parts we’re given access to, as far as they can be seen safely. Areas we couldn’t see are noted as well as what could.

Do you cover Tipner for landlord roof surveys?

Yes. We cover Tipner and the rest of Portsmouth. For a price, phone 07833 053749 or email us.

Do you advise on who is responsible under the lease?

No. The lease typically decides who is responsible, and that’s a legal question. Our report gives an independent record of the roof’s condition to help those discussions.

Who do you carry out landlord roof surveys for?

Anyone who looks after a let or shared building can book it: landlords, agents, freeholders and residents’ management companies.

How long will you be on site?

It usually takes about one to two hours for a house, and longer for a block or a building with several roofs. You will know roughly how long when we arrange it.

Tips from our surveys

Here are a few things we’d tell any owner, before and after a survey:

  • Keep roof surveys on a rolling plan
  • Act on high-priority defects quickly
  • Give tenants a simple way to report leaks
  • Keep the loft hatch clear and reachable

If anything in the report needs explaining, ask us. With the Standard Survey there’s a follow-up consultation and the Premium Survey an in-person one.

Encourage residents to tell you about leaks or damp right away. The sooner you know, the smaller the problem typically is.
