Landport Chimney Survey

About our chimney survey in Landport
Many terraced and semi-detached homes share their chimney stacks with a neighbour. We look at everything that’s safely in view and what the owner gives us access to. Where a problem seems to involve a neighbour’s side, the report records it, so you can talk to them. Everything is written up with photos and our recommendations. We survey chimney breasts, shared and party-wall stacks and chimney pots and cowls, and people most often book us about a chimney out of line and redundant stacks capped without ventilation.
In a smaller place like Landport, homes range from older cottages to bungalows and newer houses. Older roofs can have slate, clay tiles or other traditional coverings, while many later ones have concrete tiles. Chimneys, valleys and gutters on older homes often need the most attention, and the fixings under the coverings matter too. The fixings under an older roof often fail before good slates or tiles do.
The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

What you can safely check yourself
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

What happens on the day
The aim of the visit is simple: to see as much of the chimney stack as can be seen safely and record it clearly. Notes and photographs go into the written report. It usually takes an hour or two at most homes, though large, tall or awkward roofs take more time. Being in a smaller place like Landport doesn’t change how the visit works: we look from the ground, from windows, from the loft and from the roof where it is safe. Point out any stains, cracks or loose pieces you’ve spotted.
- We start by noting which stacks are in use, shared or causing concern.
- We check the roof around each stack, including the flashings.
- We check the flaunching and pots on every stack.
- We note the brickwork, pointing and any sign of leaning.
- The report explains the condition and which work is most urgent.
Getting ready for the survey
- For a flat or shared roof, check access with the building owner or managing agent
- Make sure pets are kept safely away
- Have any paperwork from past roof work to hand
Booking a survey
Not sure which survey you need? It’s easiest to phone 07833 053749 or drop us an email and describe the roof and why you want it surveyed. We’ll explain the options and the price.
Advice
Tips from our surveys
A survey works best with a little help from you, before and after. Tips:
- Glance at the stacks from the street now and then
- Check unused flues are capped with ventilation
- Leave close inspection to people with safe access
- File photos of the stacks with your home records
Where another specialist is needed, such as a structural engineer or sweep, we explain why. That helps you brief them.
Check your stacks from the street or garden after a storm. Binoculars help you spot loose pots, missing mortar or lifted flashings.
Leave it or get it looked at?
If a stack seems to lean, do not leave it. We record its condition and recommend a structural engineer where needed, so you know where you stand. Blocked gutters on homes around Landport overflow and soak walls, especially where trees overhang. It’s easy to sort the cause early and slow to dry a damp wall.

Do you need a chimney survey in Landport?
TV aerials, satellite dishes and their brackets are often fixed to chimneys. The extra load in wind can work bricks and joints loose. We check fixings on the stack as part of the survey.
A survey makes sense if you’ve noticed:
- Cracked or missing flaunching
- Damp on a chimney breast inside
- Spalled or crumbling bricks
- Disused chimneys trapping moisture
For site and facilities teams at buildings like Ark Dickens Primary Academy, large buildings have long gutter runs and big roofs that need checking like any other.
Before booking anyone
- Whether the loft space is looked at, where there is one
- Is there a chance to talk the report through?
- Do they have a CAA Flyer ID and Operator ID for drone work?
- What the report includes, and whether it has photographs

Questions from Landport
How do I find out if my home in Landport is listed?
For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.
Can a landlord with a rental near Portsmouth & Southsea station book a roof survey?
Yes, rented property is part of what we cover. You can ring 07833 053749 or email us with the address and some details.
What does a roof survey cost?
Our price is from £150, including VAT. What you pay for your roof depends on its size, height, access and the package, confirmed before anything is booked.
Do you use drones?
Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.
What does the report include?
Written findings with photos, covering the condition of the chimney stack, the defects we found and what we recommend. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where applicable and structural analysis.
Is this a RICS survey?
No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.
How many surveys have you done?
We have been surveying roofs for over 20 years and have completed over 5,000 surveys.
Local roofs in Landport
Landport is within about 1 mile of the coast, and being near the sea means more wind and salt than a roof inland would face. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, while driving rain finds any gap. What can be done to an older roof may depend on listing or a conservation area. Your council and Historic England’s list will tell you where you stand, ideally before any re-roofing is planned.
Take an older house close to Church of All Saints: its roof may have old fixings, lead flashings and chimneys that need a closer look. If you look after a shop, office or commercial unit, for example near Tricorn Centre, a roof report helps plan work around trading rather than after a leak.
