About our electronic leak detection in Landport
Not every flat roof suits electronic testing. Some membranes conduct electricity themselves, and some build-ups lack the layer the test needs below the membrane. We’ll say if ELD won’t work on your roof before any testing. Telling us what you know about the roof’s membrane and layers helps, including drawings, specifications or the roofer’s paperwork. It avoids arranging a test that cannot give results. If you’ve noticed leaks showing away from the breach and holes left by work on the roof, a survey will tell you what’s going on, whatever the roof.
In smaller places like Landport, flat roofs are mostly on extensions, garages, porches and dormers. Even a small flat roof can let lots of water into the room below. What it’s covered in, and how well it was laid, decides what it needs, from felt and asphalt to EPDM rubber and GRP. From an upstairs window, look for standing water, splits and edges coming away.
It is not only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

Flat and commercial roofs around Landport
The coast is about 1 mile or less from Landport, where sea air brings more salt and stronger wind than inland. Coastal wind works at the edges of flat roofs, and salt air wears metal trims and fixings. Some Hampshire villages still have thatched roofs. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.
A roof leak in a hotel or guest house around Landport means lost rooms as well as repairs. If you run a business near Tricorn Centre, outlets and upstands on commercial flat roofs are the places to check before trouble starts. For an older house near a landmark such as Church of All Saints, later flat-roofed additions are common on older houses, and their edges and upstands frequently show the first signs of wear.

DIY checks: what’s safe
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey.
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
Why get it checked now?
Some breaches are too small to see. Electronic testing can find breaches you can’t see by eye where the roof suits it. In an older home around Landport, water from a roof defect can get into timber and plaster, and that is a much bigger job than the original defect.
Every price we give includes VAT. We quote electronic leak detection for each roof, as the method and time depend on the roof. We confirm the price for your roof before booking.

Practical tips
A few practical points come up again and again on our surveys. They apply to most roofs:
- Avoid repeated repairs without finding the cause
- Use boards when working on the roof
- Record dates and spots where water appears
- Check new waterproofing before handover
You receive a report showing where each breach was found, with photographs. Pass it to your roofer to repair the breach points.
Keep people off the flat roof unless they need to be there. Feet and dropped tools are a common cause of holes.
Common questions in Landport
Do you look at commercial flat roofs near Landport, such as hotels?
Yes, commercial flat roofs are part of what we cover. Larger commercial roofs are quoted for the building, and roof access is agreed with you before the visit.
Does being near the coast affect roofs in Landport?
Generally, yes: wind and salt air take more of a toll near the sea. Exposed details such as ridges, verges, flashings and metal fixings are the ones to watch.
I live in a flat. Can you survey the roof?
Yes. Shared roofs just need a little more planning, with the freeholder or managing agent. Tell us about it as you book and we will explain what’s needed.
Which method do you use?
The roof decides the method. We will explain why when we quote.
What will the report tell me?
It works through the roof part by part, in writing and with photos, finishing with recommendations. The most urgent items are made clear.
What does electronic leak detection do?
ELD passes a small electrical current across the roof to locate holes in the membrane. The current only gets through where the membrane is breached, which shows us where the hole is.
Do you test for asbestos?
No. Asbestos surveys and sampling aren’t something we do. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it, with a recommendation to have a specialist asbestos surveyor check before it is disturbed.
Honest limits
To be straight with you, a roof survey has limits:
- Build-ups without a suitable layer below
- Water entering through details rather than the membrane
- How wet the insulation is
Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we’ll tell you before you book. What a survey covers and doesn’t.
What this survey covers
- Liquid-applied waterproofing
- Green roofs
- Commercial flat roofs
- Flat roof membranes
- Roof terraces and balconies
- Single-ply roofs
What we look for on each type of roof
EPDM rubber roofs
EPDM rubber roofs often last 30–50 years, but can still be punctured.
Liquid-applied waterproofing
Liquid waterproofing has no laps, but can still have thin spots or holes. Whether ELD works depends on the coating and build-up.
What we do, step by step
Time on site depends on the size and shape of the roof, but as a rough guide the survey takes a time that depends on the size of the roof and how it’s built, which we’ll explain when we quote. If you have questions on the day, just ask. A visit to Landport is planned like any other: the time, the access and where to park are agreed beforehand. Visits can be on weekdays, Saturdays or Sundays. If there are outbuildings or garages you want looked at, mention them.
- We start by finding out what the roof is made of and where it leaks.
- We confirm whether the roof is suitable for electronic testing.
- We pick the low-voltage or high-voltage method that suits the roof.
- We test the membrane and find where current is passing through it.
- You get a report showing where each breach is, for your roofer to repair.
Before the survey
- Have any paperwork from past roof work to hand
- Let us know where we can park nearby
- Have any questions written down, so nothing gets missed
