Practical tips

You don’t need to be a roofer to help. Here’s what helps most:

  • Find the breach before more patching
  • Get leaks traced quickly
  • Record dates and spots where water appears
  • Clear flat roof outlets regularly

The report records each breach location with photos. Pass it to your roofer to repair the breach points.

Keep people off the flat roof unless they need to be there. Feet and dropped tools are a common cause of holes.

Electronic leak detection in Tipner

ELD is a way of pinpointing breaches in a flat roof’s waterproofing membrane. It uses a small electrical current which can only get through the membrane at a breach. It can find holes too small to spot by eye, so your roofer can repair them. You get a report with photographs of each breach found. We’re often asked to look into leaks at pipes, outlets or fixings and leaking laps in the waterproofing, on single-ply roofs, green roofs and commercial flat roofs.

Around Tipner, many homes have a garden room, garage or outbuilding with a flat roof. They’re easy to forget, but water through a garage roof can spoil whatever is stored inside. It is worth mentioning them when you book, so the visit can include them. Felt, rubber and GRP coverings on garages and outbuildings age in just the same way as the main roof’s.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

Rented homes, blocks and businesses

We also survey roofs for businesses and commercial landlords. Larger roofs take longer, and they’re priced for the size.

If you own several properties, surveys can be booked for more than one address. To arrange surveys for several addresses, ring 07833 053749 or send us an email with the addresses.

Honest limits

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Parts of the roof covered by fixed equipment
  • Water entering through details rather than the membrane
  • Some conductive membranes

If in doubt, phone 07833 053749 or drop us an email and we will recommend the right survey. The full list of what we check.

Questions from Tipner

Will you come out to Tipner?

Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

Does a conservation area affect roof work in Tipner?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

How does ELD work?

A sound membrane blocks the test current, so wherever there is a hole, it passes through. That lets us find breaches that are too small to see.

Does this replace a RICS home survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Do you test for asbestos?

No. Our report may flag materials that could contain asbestos, but confirming it is a job for a specialist asbestos surveyor. Buildings built or refurbished before 2000 may contain it.

Do you climb onto every roof?

Not always. Safety comes first, and fragile or steep roofs can’t always be walked on. Safe viewpoints, the loft and a drone where it applies let us see the rest, and the report records anything we couldn’t see.

Will you fly a drone over my roof?

Yes, where it is applicable. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.

What electronic leak detection looks like in Tipner

Tipner lies within about 1 mile of the sea, and being near the sea means more wind and salt than a roof inland would face. On a flat roof near the sea, edge trims and upstands take the brunt of the wind, and metal parts corrode faster. Some Hampshire villages still have thatched roofs. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.

If you run a business near Tricorn Centre, a flat roof over a business is out of sight and out of mind until it leaks. Anyone responsible for a site like Stamshaw Infant Academy will know that large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.

Tipner is about 1 mile north-west of Portsmouth, in Portsmouth. We provide electronic leak detection for householders, landlords and businesses in Tipner and the surrounding area. Across Portsmouth, we cover Tipner.

Can I check my roof myself?

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

It helps to keep a record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry.

The survey, step by step

On the day, we begin with a quick chat about the roof and anything that’s worrying you. After that, we look at everything we can see safely, from ground level, from windows, in the loft space and by drone where applicable. The survey normally takes a length of time set by the roof’s area and construction, which we’ll explain when we quote. In a smaller place like Tipner, parking is seldom the issue; lanes, gates and long drives are worth mentioning. On bungalows and lower roofs, much can be seen from the ground, with the loft showing the underside.

  1. We agree the area to be tested.
  2. We get the roof ready for testing.
  3. Testing runs across the agreed area.
  4. Each breach found is located and recorded.
  5. The report is sent for your roofer to act on.

Advice

When to book a survey in Tipner

When the membrane is buried, holes cannot be seen at all. ELD can work on some covered roofs though it depends on the layers.

Signs worth acting on include:

  • Leaks at pipes, outlets or fixings
  • Breaches hidden under paving or planting
  • Gaps at membrane joints
  • Leaks that return after repairs

For an older house near a landmark such as St Saviour's Church, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.

What to check before booking

  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • Their insurance cover
  • What the survey will not cover
