Rented homes, blocks and businesses

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan.

Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client.

About our landlord roof survey in Baffins

Access needs arranging before a survey of a let or shared building. We may need to get into the roof space and some or all of the flats and residents will need to be told ahead of time. You or your agent arrange access and we’ll say what we need as you book. Any part we couldn’t reach is noted in the report. If you’ve noticed standing water on a flat roof and damp or stains in top-floor flats, a survey will tell you what’s going on.

In a smaller place like Baffins, some roofs stand more exposed to wind and rain than in a built-up town. Ridge tiles, verges, chimney stacks and flashings take the worst of it. Checking those edges shows whether anything has begun to work loose. A loose ridge tile or slate gives the wind something to catch, and others soon follow.

How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

How the survey works

It is useful to start with what’s prompted the survey: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. Most visits take an hour or two for a house, and longer for a large or complex roof. Being in a smaller place like Baffins does not change how the visit works: we look from the ground, from windows, from the loft and from the roof where it is safe. It helps to show us anything you’ve already noticed.

  1. We start by agreeing the scope, roof by roof.
  2. We confirm which flats and loft spaces we need to get into, and you arrange access.
  3. The roofs are inspected from ground level, vantage points, the loft space and the roof where it is safe.
  4. Defects are photographed and their urgency noted.
  5. We send a written report you can use to plan maintenance and budgets.

Getting ready for the survey

  • For flats, check roof access has been agreed
  • Gather any invoices or paperwork from past roof work
  • Make a note of anything you’d like us to look at

Arrange a survey

Booking is simple: just phone 07833 053749 or email us, let us know about the property and we will explain which survey suits. We confirm the price before anything is booked.

Advice

Baffins homes and their roofs

The coast is about 1 mile or less from Baffins, and being near the sea means more wind and salt than a roof inland would face. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, while driving rain finds any gap. About 4.8 miles north-east lies Warblington Castle, a reminder of how long the area around Baffins has been built on. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.

Living close to Alexandra Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and blocked gutters overflow and soak walls. For businesses in and around places such as The Bridge Shopping Centre, knowing the roof’s condition lets you budget for work rather than pay for emergencies.

What affects the cost of landlord roof surveys

Prices always include VAT. What changes the price is:

  • Height and safe access
  • Whether it is a home or a commercial building
  • Whether thermal imaging or a drone is needed
  • Extra roofs, like extensions, dormers or garages

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all with VAT included. The price for your roof depends on its size, access and what you need to know.

Booking your survey

If you can, have these to hand when you contact us:

  • Where water is showing inside, if it is
  • The kind of building and roof involved
  • What’s prompted the survey
  • Your postcode, so we can check access and travel

Every survey is priced before it’s booked, so you know the cost up front. Prices start from £150, including VAT. To book, phone 07833 053749 or send us an email.

When to book a survey in Baffins

A tenant reporting damp or a stained ceiling is a common reason to book. The survey helps show whether the roof, gutters or flashings are involved from what’s visible.

Typical things we’re asked to look at include:

  • Damaged pots and flaunching
  • Cracked or lifting flashings
  • Leaking joints at party walls
  • Ponding or splits on flat roofs

If you own a rental within reach of Fratton station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Before you book anyone

  • Whether the price includes VAT
  • Which parts of the roof they’ll actually see
  • Will they check the loft as well as the outside?
  • What they will not be able to tell you

What a roof survey includes

Before and after the survey

Small things make a difference, both for the survey and for the roof itself. Some pointers:

  • Keep roof surveys on a rolling plan
  • Hold on to old reports to compare later
  • Give tenants a simple way to report leaks
  • Check the roof space can be accessed

Many clients use the report as the basis for a maintenance plan. You can start with the urgent items and plan the rest over time.

Keep the roof space accessible so a surveyor can look inside the roof. Clutter around the hatch slows things down.

Baffins: your questions answered

Do you cover smaller places like Baffins?

Yes, we do. Our area covers London and South East England, and smaller places are part of that. Longer journeys are simply planned ahead of time.

Do roofs near the sea, like those around Baffins, take more of a battering?

Frequently, yes. Baffins is within about 1 mile of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.

How long does a landlord roof survey take?

It typically takes an hour or two at most homes, and longer for a large or complex roof. We will give you an idea when booking.

Will the survey cover the whole building?

No. We survey the roof, not the whole building. It isn’t a RICS Level 2 or 3 survey or a structural engineer’s report.

Do you survey roofs on blocks of flats?

Yes. Shared roofs just need a little more planning, with the building owner or managing agent. Mention it when you contact us and we’ll explain what’s needed.

Do I have to be there for the survey?

Not always. If we only need the outside, we can agree that beforehand, but the loft and any rooms with damp need someone to let us in.

Can you inspect my roof with a drone?

Where it helps and it is safe, yes. Whether we can fly on the day depends on the weather and the airspace rules. We’re a CAA-registered drone operator.

DIY checks: what’s safe

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it.

Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry.
