Gutter Survey in Baffins
Find out what’s going on with the gutter before you decide what to do next. We carry out gutter surveys in Baffins, with photos and a clear written report.
- Downpipes that are split or coming away
- Overflowing eaves gutters
- Water backing up from a hidden gutter
Different roofs, different checks
Lead-lined valley and parapet gutters
Lead gutters need their linings, steps and outlets in good order as far as they can be seen safely. Missing lead is something we check for too.
Box and secret gutters
Box and secret gutters often cause leaks indoors. We look at the outlets, linings and overflows where safe.
Gutter survey in Baffins
Gutters have to slope gently towards the outlet to drain properly. When brackets sag or joints part, water pools, drips and spills over where the gutter dips. We look along each run for sags, gaps and leaking joints, along with the brackets and downpipe fixings. Recommendations are written down and prioritised by urgency where relevant. If you are worried about overflowing eaves gutters and dripping or leaking gutter joints, we can find out what’s behind it, on parapet and box gutters, eaves gutters and fascias and soffits alike.
Trees around homes in smaller places like Baffins drop leaves, twigs and moss onto roofs and into gutters. Once gutters and outlets block, water spills over and soaks the walls, and moss holds water against tiles. It’s the kind of slow problem a roof report picks up early. Plants growing from a gutter or moss on the tiles are signs worth noting from ground level.
Every survey ends with a written report, with photos, sent by email. It explains the condition of the gutter, the defects we found and what we recommend.

Why act early in Baffins
Our report is a dated record of what we found, which helps when you plan work or brief a contractor. Without it, you are relying on what can be seen from the pavement. Tradespeople may need to travel further to a smaller place like Baffins, so it helps to plan roof work rather than call someone out in a hurry. A survey gives you that notice.
Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You’ll know the figure before booking.

DIY checks: what’s safe
After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it.
A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.
Gutter surveys around Baffins
The coast is about 1 mile or less from Baffins, and being near the sea means more wind and salt than a roof inland would face. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof. The wider area around Baffins has a long history of building, with Warblington Castle about 4.8 miles north-east. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.
Take a building like Langstone Junior Academy: large buildings have long gutter runs and big roofs that need checking like any other. If you live near a park such as Alexandra Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, and an overflowing gutter soon means a wet wall. If you let a flat or house near Fratton station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Before and after the survey
There’s plenty you can do without going near the roof. What helps most:
- Look for new stains on ceilings below valleys after rain
- Ask for valleys and parapet gutters to be cleared too
- Book gutter clearing once a year, more often near trees
- Check from ground level or a window, not a ladder
If we think the problem lies underground, we will say so, so you can arrange a drain survey. We also note anything else we spot on the roof while we are there.
Get the gutters cleared every year or more often near trees. Late autumn, after the leaves have fallen, is a sensible time. Clear gutters can carry water away as they should.
How the survey works
Every roof is different; as a rough guide, the survey takes about 1–2 hours on an ordinary house, though large, tall or awkward roofs take more time. If you have questions on the day, just ask. In a smaller place like Baffins, as anywhere, the forecast plays a part: drone flights and thermal imaging need the right conditions, while a look from the ground and the loft can go ahead in most weather.
- You let us know where you’ve seen overflows, drips or damp.
- The eaves gutters, downpipes and fascias are looked at from ground level and windows.
- We look at hidden gutters as far as safe access allows.
- Where it’s safe, we check the loft for signs of water.
- A written report with photographs and recommendations follows.
Before we arrive
- Agree roof access with the managing agent if it is shared
- Note where any stains or damp appear
- Dig out any old roof reports or invoices

Baffins questions
I let a flat near Fratton station. Can you check the roof?
Of course. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.
How do I find out if my home in Baffins is listed?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Do you look in the loft space?
Typically, if there’s one and it can be reached safely. The loft space can show things the outside cannot, such as damp timbers, staining or daylight.
Do you survey at weekends?
Yes, we carry out surveys on Saturdays and Sundays as well as weekdays. To book, call 07833 053749 or use the contact form.
What’s the best way to book?
Simply ring 07833 053749 or email us with the address. After a few questions, we confirm the price and fix a day.
Can you tell me if my old gutters contain asbestos?
No. We do not carry out asbestos testing. Where gutters, downpipes or soffits could be asbestos cement, we flag them and recommend a specialist asbestos surveyor checks them before they’re disturbed.
Will you go up on the roof?
Only if it is safe. We look at everything that can safely be seen: from the ground, from windows and vantage points, from the roof space, from the roof itself where safe and by drone where it applies. Anything we can’t see is noted in the report.
