How we price thermal roof surveys

All our prices include VAT. The things that change the price are:

  • Chimneys, valleys, parapets and other details
  • Any need for thermal images or a drone flight
  • The number of roofs, including extensions and garages
  • The height of the building and how the roof can safely be seen

Prices start from £150, inc. VAT, for a Basic Survey. Standard is from £250 and Premium from £400, both with VAT included. You will know the price for your survey before booking.

Thermal roof survey in Baffins

Thermal imaging works best in the right conditions. A sunny day before the survey, a dry roof surface and little wind all help. Rain, wind and cloud can all make the patterns weaker. We talk through the forecast as you book, and our report notes the conditions and how they affected what we saw. If you’ve noticed wet areas near outlets and upstands and leaks that are hard to trace, we can find out what’s behind it, whatever the roof.

Around Baffins, plenty of roofs are low enough to see partly from the garden or the street. Chimney tops, valleys and rear slopes are where close-up or thermal images help most. Both depend on the weather on the day, as calm, dry conditions suit both. Close-up images often show wear on ridges, verges and flashings that can’t be judged properly from ground level.

Where we can’t see part of the roof, the report says so. That way, it is clear what was covered and what wasn’t.

Landlord and commercial surveys in Baffins

We survey roofs for landlords and letting agents as well as householders. A written report with photos gives you a clear record of the roof, which helps you plan work between tenancies.

Airspace, weather and Baffins roofs

Baffins lies within about 1 mile of the sea, and coastal wind can be strong. Calm, dry conditions after a sunny day suit thermal imaging best, so the visit is planned around the forecast. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.

If you run a business near The Bridge Shopping Centre, large commercial roofs are frequently easiest to see from the air or with a thermal camera. Warblington Castle lies about 4.8 miles north-east, so building around Baffins goes back a long way. Photos from the air and thermal images let an old roof be checked without anyone disturbing it.

Baffins is about 1 mile east of Portsmouth, in Portsmouth. We carry out thermal roof surveys in Baffins for houses, flats, blocks and commercial buildings. Baffins is one of the towns and villages in Portsmouth where we work.

Surveys in PO3, PO4 and PO2 work the same way as everywhere else we cover. Whether your property is on Byron Road, James Road and Dover Road or a nearby road, we can help. Baffins sits on or near the A288, which makes travel easy. Close by, we survey roofs in Copnor (1 mile north-west), Kingston (1 mile south-west), Fratton (1 mile south-west), Portsmouth (1 mile west) and North End (1 mile north-west). Larger places within reach include Wymering (3 miles north), Paulsgrove (3 miles north-west), Drayton (3 miles north) and Farlington (3 miles north).

What you can safely check yourself

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

Your questions about thermal roof surveys in Baffins

Do you cover smaller places like Baffins?

We do. Villages and rural addresses get the same survey as a town house.

Does a conservation area affect roof work in Baffins?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.

Do you climb onto every roof?

Only when it’s safe. Some roofs are too steep or fragile to walk on safely. Safe viewpoints, the loft and a drone where applicable let us see the rest.

Can you survey a shared roof?

Yes, as long as access is agreed. Roofs over flats are frequently shared, so we need permission from the freeholder or managing agent. We can only inspect what we’re given access to.

Can you inspect my roof with a drone?

Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.

How long does the survey take?

Most surveys take about one to two hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. The report follows by email.

What a thermal roof survey doesn’t cover

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Structural calculations, which need a structural engineer
  • Clear results when the conditions on the day are poor
  • An energy rating for the building

Not sure which survey suits your roof? You can call 07833 053749 or email us and we will tell you before you book. What our survey covers.

What we check

  • Loft conversions
  • Pitched roof slopes
  • Flat roofs
  • Insulated roof spaces
  • Commercial roofs
  • Ceilings below the roof

Common roof problems in Baffins

Cold rooms under a roof, or high heating bills, lead some people to ask about heat loss. Gaps in loft insulation and poorly insulated roof areas can show up on the camera, especially when it is warm inside and cold outside.

Here are some of the things we see frequently:

  • Ceilings that feel colder in places
  • Areas losing heat at the eaves and junctions
  • Leaks far from where the stain appears
  • Water getting in at parapets and stacks

If you look after a building such as Langstone Junior Academy, a view from above covers a wide roof far faster than walking it.

Questions to ask before you book

  • Whether the loft is part of the inspection
  • What the survey won’t cover
  • Is VAT included in the price?
  • Which parts of the roof they’ll actually see

What’s in a roof survey

What happens on the day

The aim of the visit is simple: to look at the roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. The visit typically takes an hour or two on an ordinary house, or half a day or so for a commercial building. Homes around Baffins frequently have gardens on more than one side, which gives us room to step back and see the roof. Mention any side of the property we cannot get to. The loft, where there is safe access, completes the picture.

  1. First we discuss the roof, any damp and the forecast for the visit.
  2. We look over the roof from wherever it is safe.
  3. Thermal images are taken across the roof and, where there is safe access, in the loft.
  4. We take moisture readings where the images suggest a problem.
  5. Each image is set beside a normal photo and explained in the report.

Before we arrive

  • Keep pets in another room
  • Check we can get to the back of the property
  • Show us where any leaks or stains appear
