Landlord and commercial surveys in Kingston

Gutter survey in Kingston
We carry out gutter surveys in Kingston as part of our cover across London and South East England. We inspect everything we can see safely from ground level, windows, the roof space and the roof where it is safe. Time on site normally takes about 1–2 hours at a house, depending on how many gutter runs and downpipes there are. Afterwards, you get a written report with photos and recommendations. We are frequently asked to look into leaking or loose downpipes and fascia boards damaged by overflowing water, on valley gutters, downpipes and parapet and box gutters.
In a smaller place like Kingston, homes range from older cottages to bungalows and newer houses. Older roofs can have slate, clay tiles or other traditional coverings, while many later ones have concrete tiles. Chimneys, valleys and gutters on older homes often need the most attention, and the fixings under the coverings matter too. Nails and battens under older coverings often give out before the slates or tiles themselves.
Nothing in the report is left vague: if work is needed, the report says so clearly, and where it can wait, that is said too.

What this survey cannot tell you
This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Whether a material contains asbestos (a specialist asbestos surveyor’s job)
- Damage hidden inside walls or behind boards
- The inside of a downpipe along its whole length
Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we will tell you before you book. What a survey covers and doesn’t.
What we check
- Downpipes
- Outlets and hoppers
- Fascias and soffits
- Eaves gutters
- Valley gutters
- Parapet and box gutters
Do you need a gutter survey in Kingston?
Most gutter joints rely on seals or sealant that wear out. Plastic gutters move with heat and cold, and in time their joints can drip. Cast iron joints can corrode and part where the paint has failed.
We’re often asked to look at:
- Valley or box gutters that overflow inside
- Leaves and moss blocking gutters
- Rotten fascias or stained soffits
- Gutters overflowing in heavy rain
If you look after a shop, office or commercial unit, for example near The Bridge Shopping Centre, knowing the roof’s condition lets you budget for work rather than pay for emergencies.
Before booking anyone
- Is VAT included in the price?
- Whether any drone flown is registered with the CAA
- Will the report include photos?
- Are they insured for the work?
Kingston homes and their roofs
The coast is about 1 mile or less from Kingston, so there is more wind and more salt in the air than further inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, and driving rain gets into whatever gap is left. Some Hampshire villages still have thatched roofs. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
If you live in an older home near Church of St Cuthbert, its roof may have old fixings, lead flashings and chimneys that need a closer look. For landlords with property near Fratton station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.
Kingston is about 1 mile south-east of Portsmouth, in Portsmouth. If you’re in Kingston, booking works exactly as it does anywhere else: a call or an email, a price, then a date. Kingston is one of the towns and villages in Portsmouth where we work.
Postcode districts we cover here for gutter surveys: PO1, PO3 and PO4. You will find streets like Renny Road, Clive Road and Union Road, all of which we cover. Kingston is on the A288, so it’s easy for us to get to. Other places close to Kingston include Fratton (1 mile south-west), Baffins (1 mile north-east), Copnor (1 mile north), Portsmouth (1 mile north-west) and Landport (1 mile west). Within a short drive, we also cover Wymering (3 miles north), Paulsgrove (3 miles north), Cosham (3 miles north), Drayton (3 miles north) and Farlington (3 miles north-east).
What’s near Kingston
Locally, jobs take us to homes and businesses close to Langstone Infant School, Graham Arms and Alexandra Park. The nearest railway station is Fratton station, roughly 0.5 miles south-west. Nearby you will also find Charles Dickens Birthplace Museum (1 mile west) and St Mary's Hospital (under half a mile south-east). Not far away are Milton Locks and Portsdown Hill.
The survey, step by step
When we arrive, we start by asking what you’ve noticed and what you want to find out. After that, we look at everything we can see safely. The survey typically takes about one to two hours for most homes, and longer where there are parapet, valley or box gutters to follow. Parking around Kingston is normally easier than in a town centre, but mention lanes, gates or long drives. Low roofs on bungalows can frequently be seen well from the ground, and the loft shows the rest, while taller roofs may need other vantage points or the drone where applicable.
- First, we agree the areas to focus on.
- Each gutter run is checked for blockages, sags and leaking joints.
- We check the outlets, hoppers, downpipes and any overflows.
- Fascias, soffits and the walls below are looked at for signs of overflow.
- You get photos and written recommendations, prioritised where relevant.
Before we arrive
- Let us know about any leaks, stains or damp patches you know of
- Check pets are kept safely away
- Let us know about parking near the property

Why it’s worth a survey now in Kingston
A gutter clear-out takes the leaves away but it won’t explain why water keeps spilling over. We also check the falls, joints, brackets, outlets and downpipes, so you know whether there is more to it. With lower homes, common in places like Kingston, there’s little between a roof defect and the ceiling, so water can show inside quickly once it gets past the covering. Finding the cause first saves a second job inside.
Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. The roof’s size, height and access matter as well.

Should I look at the roof myself first?
Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.
A DIY look is useful, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.
FAQs for Kingston
Can a landlord with a rental near Fratton station book a roof survey?
Yes, landlords and agents are among the people we work for. You can phone 07833 053749 or send us an email with the address and what you need, and we’ll talk through which survey suits.
Is Kingston within the area you cover?
Yes, Kingston is covered. We work right across London and the South East, and smaller places are part of that. Longer journeys are simply planned ahead of time.
Is it the same as a RICS Level 2 or Level 3 survey?
No. We look at the roof, not the whole building, so it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.
Do you survey underground drains?
No. We look at above-ground rainwater only, from the gutters to the bottom of the downpipes. If a drain below ground looks like the cause, the report says so.
What’s the best way to book?
To book, ring 07833 053749 or use the contact form and tell us the address and what you’d like to know. We will confirm the price and find a day that suits.
Will you check if gutters are causing damp inside?
Overflowing gutters often lead to damp walls, and we check for exactly that. If the evidence points elsewhere, we’ll say so, based on what we can see.
What do I do with the report?
You receive the written report by email, with photos and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.
