Electronic leak detection in Seaview

What happens if roof problems are left?

ELD before paving, ballast or planting goes on is simpler. Once layers are added, finding a breach is harder. Where a roof is exposed, as many are in small places like Seaview, driving rain gets into any weakness, and damp in older walls is slow to dry out.

Every price we give includes VAT. We quote electronic leak detection for each roof, as the method and time depend on the roof. You will know the price for your survey before you book.

Why us?

  • Thermal imaging and drone inspection where they help
  • We hold a CAA Flyer ID and Operator ID
  • Every finding written up with photos
  • 20+ years’ experience

Electronic leak detection in Seaview: what you get

Some flat roofs can’t be tested electronically. Some membranes conduct electricity themselves and some roofs do not have a suitable layer beneath the membrane. We’ll say if ELD will not work on your roof before any testing. Telling us what you know about the roof’s membrane and layers helps, including drawings, specifications or the roofer’s paperwork. It avoids arranging a test that cannot give results. If you are worried about waterproofing to test before it’s covered and leaks showing away from the breach, we can find out what’s behind it, on liquid-applied waterproofing, flat roof membranes and single-ply roofs alike.

Older buildings in small places like Seaview may be listed or in a conservation area, which can shape what a new flat roof may look like. Check with the council before planning any change of material. Finding out what state the roof is in gives you the facts to plan with. Changes that affect a listed building’s special interest need listed building consent.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

What electronic leak detection doesn’t cover

It is a careful look at the flat roof membrane, not the whole story. Its limits include:

  • How wet the insulation is
  • Fixing the holes we find
  • Some conductive membranes

If you are not sure which survey you need, ring 07833 053749 or drop us an email and we will give you a straight answer. What a survey covers and does not.

Roofs we survey in Seaview

  • Single-ply roofs
  • Liquid-applied waterproofing
  • Roof terraces and balconies
  • Commercial flat roofs
  • Flat roof membranes
  • Green roofs

What happens on the day

It is useful to start with what’s prompted the survey: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. The visit usually takes as long as needed for the membrane area and the build-up, which we set out in the quote. Cottages and farmhouses around Seaview often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely.

  1. We ask about the roof, its age, its membrane and where leaks appear inside.
  2. We check that the membrane and build-up suit electronic leak detection.
  3. We pick the low-voltage or high-voltage method that suits the roof.
  4. We test the membrane and find where current is passing through it.
  5. We send a report with photos of each breach so your roofer can repair it.

Getting ready for the survey

  • Tell us about parking before the day
  • For a flat or shared roof, check access with the building owner or managing agent
  • Note where any stains or damp appear

Advice

Common roof problems in Seaview

Joints and laps in a membrane can fail over time. A gap that’s hard to see can let water in for months before it shows.

It’s worth booking a survey if you’ve seen:

  • Breaches hidden under paving or planting
  • Failed seams and laps
  • Damp inside with no sign on the roof
  • Holes left by work on the roof

Take a building like Nettlestone Primary School: a large flat roof with a good many outlets and rooflights has many places where a membrane can fail.

Choosing a roof surveyor

  • Whether VAT is added on top
  • Which limits apply to the survey
  • Whether any drone flown is registered with the CAA
  • Whether you get a written report with photos

Your questions about electronic leak detection in Seaview

Can you look at the flat roof of a hotel or office near Seaview?

Yes, commercial buildings, hotels included, are part of the work. Access to the roof is sorted out with whoever manages the building before the day.

Do you cover smaller places like Seaview?

Yes, smaller places are covered as well as towns. We survey roofs across London and the South East. Let us know about access, parking and anything unusual about getting there when booking.

When does the report arrive?

It depends on the package: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. Reports are sent by email.

I live in a flat. Can you survey the roof?

Yes, if the freeholder or managing agent agrees access. On a shared roof we can only inspect the parts we are allowed to reach, and the report makes that clear.

Do you use drones?

Where it helps and it is safe, yes. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We are a CAA-registered drone operator.

Do you carry professional indemnity insurance?

We hold professional indemnity and public liability insurance.

How much does electronic leak detection cost?

We quote electronic leak detection for each roof, as the method and time depend on the roof. Size, build-up and access all affect the price. To get a quote, phone 07833 053749 or email us.

What you can safely check yourself

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we look at the roof.

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

Before and after the survey

Getting the most from electronic leak detection starts before we arrive and carries on afterwards. Some tips:

  • Clear flat roof outlets regularly
  • Have roof specifications to hand
  • Keep a note of leaks after rain
  • Check new waterproofing before handover

Where the evidence points to walls, copings or rooflights, we will note it, with a suggestion of what to check next.

Ask trades working on the roof to protect the membrane when they work up there. Check the roof after they’ve finished.

Electronic leak detection around Seaview

Seaview is within about 1 mile of the coast, and places near the sea get more salt in the air and more wind than inland. On a flat roof near the sea, edge trims and upstands take the brunt of the wind, and metal parts corrode faster. Nunwell House, about 3.3 miles south-west, is one of the historic houses in the wider area around Seaview. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.

If your house is among the older ones in the streets near St. Peter's Church, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof. If you run a hotel or guest house in or near Seaview, a roof problem can mean rooms out of use, so it is worth knowing the roof’s condition.

Seaview is about 2 miles east of Ryde, in the Isle of Wight. We survey roofs in Seaview and the rest of the Isle of Wight, as part of our work across London and South East England. Seaview is one of the towns and villages in the Isle of Wight we cover for electronic leak detection. There’s also a page for Portsmouth.

Electronic leak detection in PO34 are booked the same way as anywhere else. Local streets include High Street, Madeira Road and Church Street, and we cover them all. Neighbouring places we cover for electronic leak detection include Nettlestone (1 mile south), Spring Vale (1 mile north-west), Pondwell (1 mile west), Puckpool (1 mile west) and Appley (2 miles west). We also work in nearby towns like Newport (8 miles west), Cowes (9 miles west), Sandown (5 miles south-west), Shanklin (7 miles south-west), Ventnor (10 miles south-west) and East Cowes (8 miles west). If you are somewhere remote, a little more planning is needed, so let us know when you get in touch.
