Your questions about electronic leak detection in Thorncross
How do I find out if my home in Thorncross is listed?
For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.
Does being near the coast affect roofs in Thorncross?
Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.
Does someone need to be in?
It depends on what we need to see. For inside areas and the roof space, someone has to give us access.
Is Thorncross in your area?
Yes. We survey roofs across London and South East England, and that includes Thorncross.
Do you climb onto every roof?
Only if it’s safe. We inspect whatever is safely visible: from the ground, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where it applies. Anything we can’t see is noted in the report.
How experienced are you?
We’ve completed more than 5,000 surveys, across 20+ years of surveying roofs, and 98% of clients are satisfied.
Does electronic leak detection work on all membranes?
It depends on the membrane and the build-up. Share any details you have and we will check whether ELD will work.
Electronic leak detection for homes and businesses in Thorncross
You get a report showing the location of each breach, with photographs. Your roofer can then repair those points rather than guessing. Repair costs aren’t part of the report, so your roofer prices the work. A retest after repairs can check the work if the build-up allows. Results come in a written report with photos. We survey single-ply roofs, liquid-applied waterproofing and commercial flat roofs, and the problems we are asked to look at most are punctures from foot traffic or tools and leaks under green or ballasted roofs.
Somewhere as small as Thorncross, flat roofs tend to be on extensions, garages and converted outbuildings. The checks are the same as anywhere: the covering, the edges, the upstands and where water drains away. We simply plan the journey and access beforehand. If there are outbuildings or garages with flat roofs, mention them as you book.
After the visit, you get a report with photographs, sent by email. It explains the condition of the flat roof membrane, the defects we found and what we recommend.

Honest limits
We only report whatever is safely visible on the day, so some things are outside what a survey can do:

- Fixing the holes we find
- Areas we cannot reach or that can’t be tested

What affects the price in Thorncross
Every roof is different, so prices are confirmed before booking. This is what makes a difference:
- The use of thermal imaging or a drone
- The roof’s overall size
- How tall the building is and how easy the roof is to see
- Extra roofs, like extensions, dormers or garages
What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Electronic leak detection is quoted for your roof, because the method depends on the roof.
What we need to know
A little information up front helps. Please include:
- Any marks or damp showing indoors
- The reason for the survey, such as buying, a leak or storm damage
- Your timetable, such as an exchange date
- Pictures from the garden or a window, if you have them
We confirm the price for your roof before you book, so you know where you stand. Electronic leak detection is quoted for your roof, because the method depends on the roof. For a price for your roof, phone 07833 053749 or drop us an email.
How the survey works
We look at the roof from outside and, where it is relevant and there’s safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement. All in, the survey typically takes more time on a big roof than a small one, and the build-up of the roof makes a difference too. Older roofs in small places like Thorncross can have low, tight loft spaces, so tell us about the loft hatch and any ladder. We only go where it is safe.
- We agree the area to be tested.
- We get the roof ready for testing.
- We work across the roof with the test equipment.
- Each breach found is located and recorded.
- You receive the results to pass to your roofer.
Preparing for the visit
- Have any questions written down, so nothing gets missed
- Show us where any leaks or stains appear
- Move anything stored under the loft hatch
How to book

Advice
Tips from our surveys
Most of what helps is simple and safe from the ground. A few suggestions:
- Stay off the flat roof unless needed
- Avoid repeated repairs without finding the cause
- Clear flat roof outlets regularly
- Note where leaks show inside and when
Questions about the results are welcome. We will explain what was found and what it means.
Do not leave a flat roof leak running. Water under a membrane can spread.
Roof by roof
Bituminous membranes
Bituminous felt and modified bitumen membranes are common. The build-up decides which method will work.
Liquid-applied waterproofing
Liquid-applied coatings form a seamless layer but holes and thin areas can occur. Whether ELD works depends on the coating and build-up.
What you can safely check yourself
You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.
Your own check is a good start, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.
Local flat roofs in Thorncross
Thorncross is within about 1 mile of the coast, where sea air brings more salt and stronger wind than inland. Wind can catch loose edges and trims on a flat roof, and salt air is hard on metal trims, flashings and fixings. A number of the island’s villages keep thatched roofs on older buildings, and sea air and wind reach every part of the island. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.
Take an older house close to St. Mary's Church: any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof. For site and facilities teams at buildings like Brighstone Church of England Aided Primary School, a large flat roof with lots of outlets and rooflights has many places where a membrane can fail. Historic houses like Wolverton Manor, about 1 mile north-east, show how far back building around Thorncross goes. Older homes nearby may have later flat-roofed extensions or dormers, often re-covered more than once.
Thorncross is about 6 miles south-west of Newport, in the Isle of Wight. Thorncross gets the same service as everywhere else we work: a careful inspection, photos and a written report. Our the Isle of Wight coverage includes Thorncross. Portsmouth is in our area too.
