Independent electronic leak detection in Northwood

Northwood: your questions answered

Does being near the coast affect roofs in Northwood?

Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.

Will you come out to Northwood?

Yes. Northwood is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and South East England. Just mention lanes, gates or anything else about the route when you book.

What will the report tell me?

It sets out what we found, why it matters and what we recommend, with photographs throughout. Anything we couldn’t see safely is noted too.

Will I get photos?

Yes, plenty. Each finding is shown in a picture where possible, so you can see what we mean.

How soon will I get the report?

That depends on the survey you book: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. Reports are sent by email.

Can you survey at the weekend?

Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Just let us know the days that suit you.

Is my roof suitable for ELD?

Not every roof is suitable. Certain membranes are conductive and some roofs lack the layer the test needs. We will tell you if yours isn’t suitable before testing.

How electronic leak detection works in Northwood

Not every flat roof suits electronic testing. Some membranes conduct electricity themselves, and some build-ups lack the layer the test needs below the membrane. We’ll say if ELD will not work on your roof at the start. Any details you have about the membrane and build-up help us decide, including drawings, specifications or the roofer’s paperwork. It avoids arranging a test that cannot give results. We survey flat roof membranes, green roofs and roof terraces and balconies, and common reasons people get in touch are breaches hidden under paving or planting and repairs that haven’t stopped the leak.

Older buildings in small places like Northwood may be listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. If you’re planning work, check with the council first. Knowing the roof’s condition is the starting point. Changes that affect a listed building’s special interest need listed building consent.

The report is written in plain words, so it makes sense without any roofing background. Photographs show what each point refers to, and recommendations are put by urgency where it matters.

Should I look at the roof myself first?

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we check the roof.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Why it’s worth a survey now in Northwood

Cutting open a flat roof to find a leak can cause more damage. Electronic testing finds the hole first, so the repair can be targeted. Older cottages and farmhouses around Northwood can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it’s left.

All our prices include VAT. Electronic leak detection is quoted for your roof, because the method depends on the roof. You will know the price for the job before you book.

Flat and commercial roofs around Northwood

Northwood lies within about 2 miles of the sea, and places near the sea get more salt in the air and more wind than inland. Coastal wind works at the edges of flat roofs, and salt air wears metal trims and fixings. Thatch survives on some older Isle of Wight buildings, and nowhere on the island is far from the sea. Mixed in with those pitched roofs are a good many flat ones, over rear extensions, dormers, garages and shops.

Take a building like Northwood Primary School: schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks. If you own one of the older houses in the streets near All Saints' Church, the flat roofs on later extensions tend to wear out long before the main roof. Historic houses such as Osborne House, about 2 miles east, show how far back building around Northwood goes. Older houses nearby frequently have flat roofs added much later, built to very different standards from the main roof.

Northwood is about 1 mile south of Cowes, in the Isle of Wight. In Northwood, as across the Isle of Wight, every roof gets the same careful survey. We cover towns and villages across the Isle of Wight, from the larger towns to small villages. For surveys nearby, see our Portsmouth page.

All of PO31 is within our area for electronic leak detection. If you need electronic leak detection at a property on Nodes Road, Wyatts Lane and Uplands Road or a nearby road, we can help. Nearby, we also carry out electronic leak detection in Rew Street (1 mile west), Gurnard (1 mile north), Cowes (1 mile north), Noke Common (2 miles south) and Parkhurst (2 miles south). Larger places within reach include Newport (3 miles south), Ryde (7 miles east), Sandown (9 miles south-east), Shanklin (10 miles south-east), Ventnor (11 miles south-east) and Oakfield (7 miles east). Harder-to-reach addresses take a little more planning, so let us know where you are when booking.

What happens on the day

It is useful to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. Most visits take longer on a large roof than a small one, with the construction of the roof playing a part too. For a village or hamlet like Northwood, the journey is planned in advance: let us know about lanes, gates and parking. On the day, we inspect what can be seen safely, inside and out.

  1. First, we confirm which roof areas are included.
  2. We get the roof ready for testing.
  3. Testing runs across the agreed area.
  4. Each breach found is located and recorded.
  5. The report is sent for your roofer to act on.

Before we arrive

  • Note where any stains or damp appear
  • Check pets are kept safely away
  • Move anything stored under the loft hatch

Advice

How we price electronic leak detection

We confirm the price for your roof before booking. These are the things that affect it:

  • Features like valleys, chimneys, dormers and parapets
  • How tall the building is and how easy the roof is to see
  • Any need for thermal images or a drone flight
  • Extensions, dormers and garages with roofs of their own

To find out what your survey will cost, phone 07833 053749 or drop us an email with the address and some details. We will confirm the figure before booking.

Booking your survey

The more you let us know, the easier it is to price the survey. When you contact us, let us know:

  • The property’s address and postcode
  • What’s prompted the survey
  • Any stains, drips or damp patches you’ve seen indoors
  • The type of building and roof, such as pitched or flat

Most bookings start with a short call: call 07833 053749 or send us an email and we’ll ask a few questions about the roof. The price is agreed before a date is set.

What electronic leak detection doesn’t cover

Some things can’t be seen without opening up the roof, and that sets some limits:

  • Some conductive membranes
  • Moisture spread under the membrane
  • Areas we can’t reach or that can’t be tested

If in doubt, phone 07833 053749 or use the contact form and we’ll point you to the right survey. What a survey covers and does not.

What we look at

  • Commercial flat roofs
  • Liquid-applied waterproofing
  • Flat roof membranes
  • Roof terraces and balconies
  • Green roofs
  • Single-ply roofs

Landlords, agents and block managers in Northwood

Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client, photographs included.

Where a roof is shared: we need access agreed with the freeholder or managing agent. Mention it when you contact us and we will plan the visit with that in mind.
