How a roof survey works in Northwood

Our roof survey gives you a clear picture of your roof’s condition. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, and the loft space where there’s safe access. The report sets out what we found, with photos and recommendations. Where it helps, we say which items are urgent and which can wait. We are frequently asked to look into valley linings that have cracked or split and slates or tiles that have slipped or broken, across clay and concrete tiles, chimney stacks and flat roofs.

In a village or hamlet like Northwood, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. We report on whatever is safely visible, and thatch is a specialist material. On older roofs, it’s usually the chimneys and lead flashings that need work first.

We keep jargon out of it: if work is needed, the report says so clearly, along with how urgent it is.

Roofs, chimneys and gutters in Northwood

Northwood is within about 2 miles of the coast, and places near the sea get more salt in the air and more wind than inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces. A number of the island’s villages keep thatched roofs on older buildings, and nowhere on the island is far from the sea. Whichever you have, the details that tend to fail before the covering itself get the closest look.

For an older house near a landmark like All Saints' Church, old fixings, lead flashings and tall chimneys are typical of older roofs. With Osborne House about 2 miles east, the area around Northwood has a long history. Older roofs nearby often mix original materials with later repairs, and the survey shows where each one is. If you look after a building like Northwood Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

What we look for on each type of roof

Concrete interlocking tiles

On low-pitched roofs, the laps and fixings of interlocking tiles matter. Lifted or cracked tiles are noted.

Chimney stacks

Damp on a chimney breast inside frequently starts with the stack outside. We look for the likely route in.

Surveys for landlords and agents in Northwood

We also survey roofs for businesses and commercial landlords, including offices, shops and units. Larger roofs take longer, so they’re priced to suit.

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.

Should I look at the roof myself first?

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

What affects the price in Northwood

Survey packages start from £150, inc. VAT. What you pay for your roof depends on:

  • Commercial roofs and larger buildings
  • Extensions, dormers and garages with roofs of their own
  • Whether thermal imaging or a drone is needed
  • Which survey package you book

To find out what your survey will cost, call 07833 053749 or email us with the address and a few details. The price is agreed before a date is set.

Getting in touch

There is no need for technical words. Just tell us:

  • Photos of the roof, taken safely from ground level or a window
  • The reason for the survey, such as buying, a leak or storm damage
  • What kind of property and roof it is
  • How the loft is reached, if there is one

If you have photos of the roof, send them over. Take them safely from ground level or a window. To send them or to book, call 07833 053749 or send us an email.

Northwood: your questions answered

Do roofs near the sea, like those around Northwood, take more of a battering?

Near the coast, roofs face more wind and more salt than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.

Is my home in Northwood listed or in a conservation area?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.

How long have you been surveying roofs?

We have completed more than 5,000 surveys, across 20+ years of surveying roofs, and 98% of clients are satisfied.

Do you need to get into the loft?

If it is needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement.

Will the report say how many years my roof has left?

We don’t put a figure on it, because so much depends on the fixings, underlay and upkeep. What we do is explain the roof’s condition and what to deal with first.

Do you carry out asbestos surveys?

No. Buildings built or refurbished before 2000 may contain asbestos. Our report notes any materials that might, and a specialist asbestos surveyor should check them.

When will the report arrive?

The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Each report includes photographs.

When you need someone else

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Confirmation of asbestos in soffits or cement sheets
  • The condition of the rest of the building (that’s a RICS home survey)
  • A promise that the roof won’t leak in future

If in doubt, phone 07833 053749 or use the contact form and we’ll recommend the right survey. What our survey covers.

What this survey covers

  • Flat roofs
  • Natural slate
  • Chimney stacks
  • Ridges, hips and valleys

  • Lead flashings
  • The roof space

What we do, step by step

A survey visit follows a simple order: we hear what you’ve seen, inspect the roof from each safe vantage point, photograph what we find and record our findings for the written report. Most visits take about 1–2 hours at a typical home, rising to roughly 3–4 hours on a commercial building. For a village or hamlet like Northwood, the journey is planned ahead of time: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there is safe access and from the roof where it is safe.

  1. You pick the package that suits your roof.
  2. On the day, we start by hearing what you’ve noticed.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. You get a written report with photos and clear recommendations.

Before we arrive

  • Unlock side gates and any roof access doors
  • Have any paperwork from past roof work to hand
  • Agree roof access with the managing agent if it is shared
