Roofs, chimneys and gutters in Great Thorness

Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles. Roof surveys for homes and businesses in Great Thorness

We survey roofs in Great Thorness and across London and the South East. Visits run seven days a week. We hold professional indemnity and public liability insurance. You get a written report by email, with photos and clear recommendations. Whether it’s a house, a flat or a commercial building, the process is the same. To arrange a survey, call 07833 053749 or email us. We are frequently asked to look into valley linings that have cracked or split and gutters that overflow in heavy rain, on lead flashings, ridges, hips and valleys and clay and concrete tiles.

Somewhere as small as Great Thorness, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. We report on everything that’s safely in view, and thatch is a specialist material. On older roofs, it is normally the chimneys and lead flashings that need work first.

If any part of the roof couldn’t be seen safely, we say so in the report. You will know exactly what was inspected and what wasn’t.

The survey, step by step

There isn’t much for you to do on the day. Show us any stains, drips or problem areas you know about, and we’ll take it from there. A typical survey takes an hour or two for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Older rural homes like those around Great Thorness can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can safely be seen, and anything we cannot see is noted.

  1. You pick the package that suits your roof.
  2. On the day, we start by hearing what you’ve noticed.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Extra checks are carried out where your package includes them.
  5. You get a written report with photos and clear recommendations.

What a roof survey doesn’t cover

It is a careful look at the roof, not the whole story. Its limits include:

  • Whether the roof structure meets design loads
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
  • An exact number of years the roof has left

If in doubt, ring 07833 053749 or use the contact form and we’ll recommend the right survey before you book. What our survey covers.

Roof types and parts we check

Surveys for landlords and agents in Great Thorness

With a portfolio of properties, surveys can be booked for more than one address. To discuss a number of properties, phone 07833 053749 or drop us an email with the addresses.

An agent can book and manage the survey for a landlord. Access is agreed with the tenant in advance.

What you can safely check yourself

You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.

Common questions in Great Thorness

Will you come out to Great Thorness?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Is the coastal weather around Great Thorness hard on roofs?

Often, yes. Great Thorness is within about 1 mile of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.

I live in a flat. Can you survey the roof?

Yes. A shared roof needs access agreed first, with whoever owns or manages the building. Mention it when you contact us and we’ll explain what’s needed.

How experienced are you?

We have been surveying roofs for over 20 years and have completed over 5,000 surveys.

What to expect from a roof survey

What a survey costs

A few things affect what a survey costs:

  • Height and safe access
  • Commercial roofs and larger buildings
  • How complicated the roof is, with its valleys, chimneys and parapets
  • The package you choose: Basic, Standard or Premium

Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. The price is always agreed first.
