Questions from Locksgreen
Is my home in Locksgreen listed or in a conservation area?
We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.
Will you come out to Locksgreen?
Yes, Locksgreen is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.
How long will you be at the property?
Allow between one and two hours at most homes, and more on a big or complicated roof. We’ll give you an idea of timing as you book.
Does this replace a RICS home survey?
No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
Do I have to be there for the survey?
That depends on the survey. Inside the building and in the loft, we need someone to let us in, while outside access can be discussed when you book.
Do you test for asbestos?
No. We don’t carry out asbestos surveys or testing. Where materials might contain it, we say so in the report and recommend a specialist asbestos surveyor checks them before they’re disturbed.
Is your survey a structural engineer’s report?
No. We report on the roof’s condition, and the Standard and Premium packages include a structural check. It is not a structural engineer’s report and does not include calculations.
Roof survey in Locksgreen: what you get
Three packages cover most roofs: a Basic Survey from £150, a Standard Survey from £250 and a Premium Survey from £400, all with VAT included. The Basic Survey gives a visual inspection, photos and written recommendations. Standard and Premium go further, with moisture detection and a structural check, and on Premium, thermal imaging and a drone where applicable. Every package includes a written report. Common reasons to book are ridge tiles that have lifted or moved and worn lead at chimneys and abutments, on clay and concrete tiles, the roof space and flat roofs.
Older buildings in small places like Locksgreen may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Older materials like clay tiles, slate and stone are often matched when work is done.
The report is written in plain words, so you don’t need to be a roofer to follow it. Each point is backed by a photograph where possible, with the urgent items made clear.

Surveys for landlords and agents in Locksgreen
Buyers’ agents can book surveys on behalf of their clients. The report is emailed, so it can go straight to your client, photos included.
If the property is let, the agent or a tenant can let us in. We survey on weekdays and at weekends, which can make access easier.
When you need someone else
Every survey has limits, and it is better to know them up front. Keep these in mind:
- An exact number of years the roof has left
- A structural engineer’s report
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we’ll tell you before you book. The full list of what we check.

How it works
We photograph the roof as we go, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available. Most surveys take roughly 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Older rural homes like those around Locksgreen can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.
- You let us know the address, the type of roof and what’s worrying you.
- We agree a date, including weekends if that suits you.
- We look at the roof from every safe vantage point outside.
- Inside, we check the loft space where there’s safe access.
- We email a photo-illustrated written report and recommendations.
Before the survey
- Have any questions written down, so nothing gets missed
- If you are buying, let the agent know when we’re coming
- Keep pets out of the way during the survey

Advice
What we look for on each type of roof
Concrete interlocking tiles
Ridge and verge mortar on concrete tile roofs can crack and fall away. We check for loose ridge tiles and missing mortar.
Chimney stacks
We check the pots, flaunching, pointing and flashings of each stack. Leaning stacks and loose pots are recorded.

Why it is worth a survey now in Locksgreen
It is easier to plan roof work than to react to it. With a report, you can tackle the urgent jobs first and plan the rest, rather than waiting for something to fail. Matching old materials, like handmade tiles or stone slates, can take time to source. That is one more reason to find defects before they become urgent.
The cost of a survey depends on the roof: its size, its height, how many sections it has and how safely it can be seen. Prices start from £150, including VAT.

Roofs, chimneys and gutters in Locksgreen
Locksgreen is within about 2 miles of the coast, and wind near the sea can be strong. A small drone can’t fly safely in strong wind or heavy rain, so the weather on the day decides whether a flight goes ahead. Swainston Manor, about 1.7 miles south, is one of the historic houses in the wider area around Locksgreen. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.
