Roof surveys for homes and businesses in Forest Side

We inspect everything that’s safely in view: from ground level, from windows and other vantage points, from inside the loft and from the roof itself where it is safe. Premium adds thermal imaging, plus a drone inspection where applicable, for roofs that are hard to see well. All we need from you is access to the property and the loft. Each defect we find is photographed and explained. Typical surveys look at loose ridge or hip tiles and condensation or damp timbers in the loft, across the roof space, ridges, hips and valleys and lead flashings.

In a small place like Forest Side, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.

The report records the roof as we found it on the day. It’s useful straight away, and a good reference for later.

What this survey cannot tell you

Before booking, it’s worth knowing what a survey won’t do:

  • Whether the roof structure meets design loads
  • Asbestos testing of any kind
  • The condition of the rest of the building (that is a RICS home survey)

If you are not sure which survey you need, call 07833 053749 or send us an email and we’ll give you a straight answer before you book. What our survey covers.

What we check

  • Flat roofs
  • Lead flashings
  • Natural slate
  • Clay and concrete tiles
  • Ridges, hips and valleys
  • The roof space
  • Chimney stacks

What we do, step by step

We will ask a few questions first, about the roof’s history, any leaks and past repairs. Then the inspection itself takes roughly 1–2 hours on an ordinary house, while a commercial roof takes nearer three to four hours. Rural addresses near Forest Side can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. You get in touch with the address and anything you’ve noticed.
  2. We agree a date, on a weekday, Saturday or Sunday.
  3. We check the roof from every safe viewpoint, inside and out.
  4. We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
  5. Your report arrives by email, with recommendations prioritised by urgency.

Before we arrive

  • Move anything stored under the loft hatch
  • If the roof is shared, arrange access with whoever manages the building
  • Dig out any old roof reports or invoices

Advice

What affects the price in Forest Side

Prices vary from roof to roof, and it comes down to:

  • The roof’s overall size
  • Features like valleys, chimneys, dormers and parapets
  • If the survey needs thermal imaging or a drone
  • Which survey package you book

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. Size, height and access can affect the price too.

What to let us know when you contact us

Here’s what helps us most when you get in touch:

  • Where water is showing inside, if it is
  • Whether there’s a loft hatch, a shared roof or tricky access
  • The address and postcode of the property
  • The style of property, from a terrace to a block

Our phone lines are open seven days a week. For a price or to book, phone 07833 053749 or drop us an email.

What happens if roof problems are left?

Leaving it means relying on what you can see from the ground. That can lead to the wrong work being done, or miss the fault that matters. A survey tells you what actually needs attention. Older and listed buildings around Forest Side may need consent and matching materials for repairs, so leaving a defect until it is urgent leaves less time to plan.

The Premium Survey includes thermal imaging and drone inspection where it applies, which starts from £400, with VAT included. We can help you choose the package that fits what you’d like to know.

Practical tips

Small things make a difference, both for the survey and for the roof itself. Our tips:

  • Don’t climb onto the roof yourself
  • Mention any flat roofs as well as the main roof
  • Have details of recent roof work to hand
  • Watch for slipped slates after bad weather

File the report with your other home documents. It’s a useful baseline for future surveys, and it can help when you sell.

Keep gutters, valleys and outlets clear of leaves and moss, ideally after the leaves have fallen. Use a gutter contractor rather than climbing a ladder yourself. Clear gutters prevent a lot of damp.

Your questions about roof surveys in Forest Side

How do I find out if my home in Forest Side is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Does being near the coast affect roofs in Forest Side?

Generally, yes: wind and salt air take more of a toll near the sea. Ridges, verges, flashings and fixings are where it normally shows, and Forest Side is within about 4 miles of the coast.

Is this a RICS survey?

No. We check the roof, not the whole building, so it’s not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

What does a roof survey include?

Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, plus the loft space where there’s safe access. You get a photo-illustrated written report and recommendations.

Will you fly a drone over my roof?

Where it is applicable and safe, yes. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It is included in the Drone Roof Survey and, where it applies, the Premium Survey.

Do you look in the roof space?

Where it’s relevant to the survey and there’s safe access, yes. Please clear anything stored under the hatch, and if the loft can’t be reached safely, the report says so.

How long will you be at the property?

The visit normally takes roughly 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. We will give you an idea of timing when booking.

Forest Side homes and their roofs

Forest Side lies within about 4 miles of the sea, where wind off the sea can be strong. A small drone can’t fly safely in strong wind or a downpour, so the weather on the day decides whether a flight goes ahead. Thatch survives on some older Isle of Wight buildings, and sea air and wind reach every part of the island. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

The streets around a church such as St. Mary's Church are often among the oldest in a place, and if your home is one of the older ones nearby, its chimney, valleys and lead work are likely to be the parts that need attention first. Homes near green spaces such as Seaclose Park can get more leaves in their gutters in autumn, and an overflowing gutter soon means a wet wall. Historic houses like Carisbrooke Castle, about 1.3 miles south, show how far back building around Forest Side goes. Older homes in the area may have roofs that need matching materials when work is done.
