Gutter survey in Locksgreen: what you get
Your gutters take the rain from the roof and lead it away from the walls. If they clog, drip or sag, the water ends up somewhere it shouldn’t and that typically means the walls or the inside of the building. Our survey looks at the whole rainwater system above ground, from eaves gutters and valleys to outlets, hoppers and downpipes. The findings go into a written report with photos. We’re often asked to look into soffits marked by water and leaks at the gutter joints, across outlets and hoppers, parapet and box gutters and eaves gutters.
Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.
The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

When to book a survey in Locksgreen
Many people get in touch after seeing water pour over a gutter in heavy rain. Others spot damp patches, ceiling stains or green marks on the walls. The survey helps pin down the source before it causes more harm.
Most people get in touch after spotting one of these:
- Soffits marked by water
- Water spilling over the gutter edge
- Joints that drip after rain
- Sagging gutters and loose brackets
With Swainston Manor about 1.7 miles south, the area around Locksgreen has a long history. If your house is among the older ones, the roof may have been repaired many times, and the survey records how each part is holding up.
Choosing a roof surveyor
- How much experience they have with roofs like yours
- Whether the inside of the roof is included
- Their drone registration, if they fly one
- Is there a chance to talk the report through?
Gutter surveys in Locksgreen: local notes
The coast is about 2 miles or less from Locksgreen, and being near the sea means more wind and salt than a roof inland would face. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles, and driving rain gets into whatever gap is left. Thatch survives on some older Isle of Wight buildings, and sea air and wind reach every part of the island. Whatever the covering, it is frequently the fixings, flashings, valleys and gutters that give out first.
Whatever the street in Locksgreen, a roof costs least to look after when faults are caught early.

What happens if roof problems are left?
A written report gives you a dated record of the gutters’ condition, useful when you’re planning maintenance or getting work priced. Without it, you are relying on what can be seen from the pavement. Older and listed buildings around Locksgreen may need consent and matching materials for repairs, so leaving a defect until it’s urgent leaves less time to plan.
Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. The price is always agreed first.

Locksgreen questions
Does a conservation area affect roof work in Locksgreen?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Is Locksgreen within the area you cover?
Yes, smaller places are covered as well as towns. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there as you book.
What insurance do you have?
Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.
Will you photograph what you find?
Yes. Photographs are part of every report.
Do you need to get into the loft?
Usually, if there’s one and it can be reached safely. From inside, the underside of the roof frequently shows damp, staining or daylight that can’t be seen from outside.
Do you climb onto every roof?
Only where it is safe to do so. We check everything that can safely be seen: from ground level, from windows and vantage points, from the roof space, from the roof itself where safe and by drone where it applies. The report says if anything couldn’t be seen.
What does a gutter survey cost?
Prices start from £150, including VAT. The price depends on the size of the building and how easy the gutters are to see. To get a price, call 07833 053749 or use the contact form.
Tips from our surveys
A survey works best with a little help from you, before and after. Tips:
- Check downpipe clips are holding
- Get the gutters cleaned out every year
- Look for new stains on ceilings below valleys after rain
- Note any damp stains below the gutters
You receive a photo-illustrated written report and recommendations, prioritised by urgency where relevant. You can pass it to whoever you choose to do the work so they can see exactly what’s needed.
Look at the gutters from indoors or the ground when it pours. Water spilling over the edge or out of a joint is a sign that something needs attention before the walls suffer.
What affects the cost of gutter surveys
Prices always include VAT. What changes the price is:
- Extensions, dormers and garages with roofs of their own
- The roof’s overall size
- Any need for thermal images or a drone flight
- Building height and the viewpoints available
The cost of a survey depends on the roof: its size, its height, how many sections it has and how safely it can be seen. Prices start from £150, including VAT.
What to let us know when you contact us
A little information up front helps. It helps to include:
- The reason for the survey, like buying, a leak or storm damage
- Any stains, drips or damp patches you’ve seen indoors
- What kind of property and roof it is
- Photos of the roof, taken safely from ground level or a window
Surveys can be booked for weekdays, Saturdays or Sundays. To arrange a day that suits you, ring 07833 053749 or drop us an email with the address and the days you’d prefer.
Checking the roof from ground level
During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
What happens on the day
Once we have finished looking, we write up our findings in a report with photographs, emailed to you. On timing, it typically takes an hour or two at a house, depending on how many gutter runs and downpipes there are. Somewhere like Locksgreen needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from the ground, from windows, from the loft where there is safe access and from the roof where it is safe.
- First, we agree the areas to focus on.
- We look along each run for debris, sagging and drips.
- We check the outlets, hoppers, downpipes and any overflows.
- Fascias, soffits and the walls below are looked at for signs of overflow.
- Findings are photographed and set out in a written report.
How to prepare
- Tell us about any leaks, stains or damp patches you know of
- Leave a clear route to the loft
- Keep pets inside or away from the areas we’re looking at
