Gutter survey in Great Thorness: what you get

Gutters carry rain off the roof and away from the walls. If they clog, drip or sag, the water ends up somewhere it shouldn’t, often down the brickwork or into the building. Our survey looks at the whole rainwater system above ground, including gutters, valleys, outlets, hoppers and downpipes. The findings go into a written report with photos. Typical surveys look at overflowing valley or parapet gutters and dripping or leaking gutter joints, on downpipes, valley gutters and outlets and hoppers.

Somewhere as small as Great Thorness, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it is normally the chimneys and lead flashings that need work first.

We keep jargon out of it: if work is needed, the report says so clearly, and where it can wait, that’s said too.

DIY checks: what’s safe

Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.

It’s useful to keep a record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry and it will help the survey.

Before and after the survey

Most of what helps is simple and safe from the ground. Our suggestions:

  • Check downpipe clips are holding
  • Have gutters cleared at least once a year
  • Leave gutter checks at height to someone equipped for it
  • Watch for green marks down the brickwork

Report times depend on the package you choose: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. It is sent to you by email as soon as it’s ready.

Get small faults like a dripping joint or loose downpipe sorted quickly. They tend to get worse, and the water they spill can damage walls and timber.

The survey, step by step

Safety comes first on every visit. Everything that can be seen safely is inspected, and anything we cannot see is noted in the report. Most visits take an hour or two at a house, depending on how many gutter runs and downpipes there are. For a village or hamlet like Great Thorness, the journey is planned in advance: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it is safe.

  1. First, we agree the areas to focus on.
  2. We look along each run for debris, sagging and drips.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. We check fascias, soffits and walls for water damage.
  5. Findings are photographed and set out in a written report.

Advice

Do you need a gutter survey in Great Thorness?

Most gutter joints rely on seals or sealant that wear out. Plastic gutters move with heat and cold, and in time their joints can drip. On cast iron, joints can rust and open up where the paint has failed.

These are some of the problems a survey can pick up:

  • Gutters that have fallen out of line
  • Overflowing eaves gutters
  • Leaves and moss blocking gutters
  • Leaking or loose downpipes

Swainston Manor, about 3 miles south, is one of the historic houses in the wider area around Great Thorness. If you own one of the older houses, the roof may have been repaired many times, and the survey records how each part is holding up.

Great Thorness questions

Do roofs near the sea, like those around Great Thorness, take more of a battering?

Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.

Will you come out to Great Thorness?

We do. A small place gets exactly the same survey as a big one.

How much is a gutter survey?

The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all including VAT. For a price for your building, phone 07833 053749 or send us an email.

Does someone need to be in?

Not necessarily. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.

Will you check the loft?

Yes, where the survey calls for it and there’s safe access. Inside, we look for damp, staining, gaps and sagging.

Do you climb onto every roof?

Only where it is safe to do so. We look at everything that can be seen safely: from ground level, from windows and vantage points, from the roof space, from the roof itself where safe and by drone where applicable. Anything we can’t see is noted in the report.

Is this a RICS survey?

No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you’ll need a RICS survey as well.

Gutter surveys in Great Thorness: local notes

The coast is about 1 mile or less from Great Thorness, where sea air brings more salt and stronger wind than inland. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles, while driving rain finds any gap. Some villages on the Isle of Wight still have thatched roofs, and nowhere on the island is far from the sea. Whichever you have, the details that tend to fail before the covering itself get the closest look.

What this survey can’t tell you

No survey can tell you everything, and it’s better to know them up front. Bear these in mind:

  • Gutters out of sight from each safe vantage point
  • Confirming asbestos in older rainwater goods
  • The inside of buried drains

Roof types and parts we check

  • Outlets and hoppers
  • Downpipes
  • Valley gutters
  • Fascias and soffits
  • Eaves gutters
  • Parapet and box gutters

How the survey changes by roof type

Fascias and soffits

Fascias carry the gutters, so a rotten fascia can let the gutter drop. We note soft, stained or damaged boards we can see.

Lead-lined valley and parapet gutters

Many older homes have lead-lined valley and parapet gutters. A split lining can leak straight into the building.
