Electronic leak detection in Branstone

What a survey costs

Prices vary from roof to roof, and it comes down to:

  • The roof’s overall size
  • Extra roofs, like extensions, dormers or garages
  • How complicated the roof is, with its valleys, chimneys and parapets
  • The use of thermal imaging or a drone

All our prices include VAT. Electronic leak detection is quoted for your roof, because the method depends on the roof. We confirm the price for your roof before booking.

Helping us price your survey

To price your survey accurately, we’ll ask about:

  • Access details, such as a loft hatch or a shared roof
  • The reason for the survey, like buying, a leak or storm damage
  • Any stains, drips or damp patches you’ve seen indoors
  • The address and postcode of the property

To arrange a survey, ring 07833 053749 or drop us an email and tell us the address and what’s prompted the survey. You’ll know the price before anything is booked.

Electronic leak detection in Branstone: what you get

ELD suits many waterproofing membranes on flat roofs, on homes, blocks and commercial buildings. It can be used to trace an existing leak or check a new membrane before handover. We quote for each roof based on its size and build-up. Testing can be carried out on weekdays, Saturdays or Sundays when conditions allow. Tell us about your roof to find out more. If you’ve noticed leaks through a covered membrane and failed seams and laps, a survey will tell you what’s going on, on flat roof membranes, green roofs and commercial flat roofs alike.

Older buildings in small places like Branstone may be listed or in a conservation area, which can shape what a new flat roof may look like. Check with the council before planning any change of material. Finding out what state the roof is in gives you the facts to plan with. Changes that affect a listed building’s special interest need listed building consent.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

What this survey cannot tell you

Our findings are based on what we can see safely on the day, so there are some things a survey cannot cover:

  • Areas we can’t reach or that can’t be tested
  • How wet the insulation is
  • Leaks from walls, copings or rooflights

Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we’ll tell you. The full list of what we check.

What this survey covers

  • Commercial flat roofs
  • Liquid-applied waterproofing
  • Roof terraces and balconies
  • Flat roof membranes
  • Green roofs
  • Single-ply roofs

The survey, step by step

The aim of the visit is simple: to look at the flat roof membrane as closely as is safe and record what we find. Everything we note and photograph goes into the written report. The visit usually takes a time that depends on the roof’s area and construction, which we set out in the quote. Somewhere as small as Branstone, access is frequently the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. We start by finding out what the roof is made of and where it leaks.
  2. We check that the membrane and build-up suit electronic leak detection.
  3. The testing method is chosen to suit the membrane and build-up.
  4. We test the membrane and find where current is passing through it.
  5. You get a report showing where each breach is, for your roofer to repair.

Getting ready for the survey

  • Mention any parking restrictions on your street
  • Make sure the loft hatch can be reached
  • Buyers: confirm access with the estate agent or seller

We also survey roofs for businesses and commercial landlords, including offices, shops and units. Bigger roofs take more time, and they’re priced for the size.

Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on, photos included.

Your questions about electronic leak detection in Branstone

Will you come out to Branstone?

Yes, we do. We cover the whole of London and South East England, and smaller places are part of that. Longer journeys are simply planned ahead of time.

How do I find out if my home in Branstone is listed?

Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.

Do you need to get into the loft?

Yes, where the survey calls for it and there’s safe access. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.

How fast do I get the report?

It depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. Reports are sent by email.

Can you tell me if my roof has asbestos?

No. Asbestos surveys and testing aren’t part of what we do. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them.

How long will testing take?

The roof’s size and build-up decide how long it takes. You’ll know roughly how long before we start.

Do I have to be there for the survey?

Not necessarily. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.

Roof by roof

Single-ply membranes

Some single-ply membranes suit electronic testing well, depending on the type and build-up.

Bituminous membranes

Bitumen roofs can frequently be tested electronically though the layers below matter.

Can I check my roof myself?

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we check the roof.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

What electronic leak detection looks like in Branstone

Branstone lies within about 3 miles of the sea, where sea air brings more salt and stronger wind than inland. Coastal wind works at the edges of flat roofs, and salt air wears metal trims and fixings. A number of the island’s villages keep thatched roofs on older buildings, and nowhere on the island is far from the sea. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.

If you let a flat or house near Shanklin station, flat roofs on let property tend to be checked only when they fail, which is the costly way round. With Haseley Manor about 1.2 miles north-west, the area around Branstone has a long history. Older homes nearby may have later flat-roofed extensions or dormers, often re-covered more than once. If your home is one of the older ones in the streets near All Saints' Church, flat-roofed rear additions and dormers added over the years are worth checking.
