About our electronic leak detection in Foreland Fields

Green roofs, ballasted roofs and roofs under paving are harder to test. What sits on the membrane can affect which method will work and parts may need to be lifted. We will discuss it with you when we quote. Drawings or details of the roof’s layers are useful, as they show what lies beneath the surface. If testing isn’t possible, we’ll say so. We survey roof terraces and balconies, green roofs and single-ply roofs, and people most frequently book us about a flat roof leak that can’t be traced and gaps at membrane joints.

Flat roofs on exposed homes in small places like Foreland Fields take more wind and rain, which is hard on edges, upstands and joins in the covering. Felt roofs, which frequently last around 15–20 years, typically show it first. Rubber and GRP last longer, though trims and joints still need a look. Exposed edges are normally the first part of a flat roof to go.

We write the report in plain English, so it makes sense without any roofing background. Each point is backed by a photo where possible.

What a survey costs

Every roof is different, so prices are confirmed before booking. This is what makes a difference:

  • Whether thermal imaging or a drone is needed
  • How tall the building is and how easy the roof is to see
  • The size of the roof
  • Commercial roofs and larger buildings

All our prices include VAT. Electronic leak detection is quoted for your roof, because the method depends on the roof. We confirm the price for the job before booking.

Helping us price your survey

If you can, have these to hand when you get in touch:

  • Pictures of the roof from a safe spot, if you have them
  • Anything about access we should know
  • Where water is showing inside, if it is
  • What’s prompted the survey

To book a survey, call 07833 053749 or send us an email and let us know the address and what’s prompted the survey. You will know the price before anything is booked.

How the survey works

Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. The inspection then takes longer on a large roof than a small one, with the construction of the roof playing a part too. Somewhere as small as Foreland Fields, access is frequently the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. First, you tell us about the roof build-up and where water is showing.
  2. We confirm whether the roof is suitable for electronic testing.
  3. We pick the low-voltage or high-voltage method that suits the roof.
  4. The roof is tested and any breaches are located.
  5. We send a report with photos of each breach so your roofer can repair it.

Preparing for the visit

  • Make sure pets are kept safely away
  • Move anything stored under the loft hatch
  • Gather any invoices or paperwork from past roof work

Related advice

Why get it checked now?

Chasing a leak again and again is frustrating. A clear record of where the breaches are helps break that cycle. For older village homes like those around Foreland Fields, the right replacement materials are not always easy to find quickly. Spotting a problem early leaves room to find them.

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You’ll know the figure before booking.

Foreland Fields questions

Does a conservation area affect roof work in Foreland Fields?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Does being near the coast affect roofs in Foreland Fields?

Near the coast, roofs face more wind and more salt than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.

Will you walk on the roof?

Only if it’s safe. We inspect what can safely be seen: from the ground, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where applicable. Anything we cannot see is noted in the report.

Is this a RICS survey?

No. We check the roof, not the whole building, and it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

How experienced are you?

We have completed more than 5,000 surveys, across 20+ years of surveying roofs, with 98% customer satisfaction.

Can you inspect my roof with a drone?

Yes, where it is applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.

Can you give me structural calculations?

No. We are roof surveyors, not structural engineers, and it does not include calculations. We’ll recommend an engineer if we see signs that call for one.

What you can safely check yourself

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, as it helps a surveyor trace the cause.

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey.

Practical tips

From years of surveys, a few habits stand out as worth the effort:

  • Find the breach before more patching
  • Check new waterproofing before handover
  • Check trades protect the waterproofing
  • Note where leaks show inside and when

File the report with your roof paperwork. It shows the condition of the membrane on that date.

Check contractors protect the waterproofing when they work up there. Check the roof after they’ve finished.

Flat roofs in Foreland Fields

Foreland Fields lies within about 1 mile of the sea, so there’s more wind and more salt in the air than further inland. Salt in the air is hard on metal flashings and fixings, and wind catches any loose edge on a flat roof. About 2.6 miles west lies Yaverland Manor, a reminder of how long the area around Foreland Fields has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.

For site and facilities teams at buildings such as Bembridge Church of England Primary School, a large flat roof with plenty of outlets and rooflights has many places where a membrane can fail. For landlords with property near Brading station, a flat roof over a rented flat is easy to forget until the tenant reports a leak. The streets around a church such as Saint Luke are often among the oldest in a place, and if you own one of the older houses nearby, later flat-roofed additions are common on older houses, and their edges and upstands frequently show the first signs of wear.

Landlords, agents and block managers in Foreland Fields

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Let us know about it when you book and we will plan the visit with that in mind.

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out with the most urgent first where relevant, which helps when budgeting.
