Surveys for landlords and agents in Skinner's Hill

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work.

We survey roofs for landlords and agents as well as homeowners. A report with photographs gives you a clear record of the new roof, useful for planning maintenance.

New roof snagging for homes and businesses in Skinner's Hill

Householders book snagging after a re-roof or roof replacement, and buyers of new-build homes sometimes want the roof checked. Whatever the roof, we inspect as far as it can be seen safely including from the loft and the roof where it is safe. You then get a written report with photos to share with your roofer. We are often asked to look into broken coverings left on a new roof and poorly finished verges, across new-build homes, ridges and verges and new flat roofs.

Older buildings in small places like Skinner's Hill may be listed or in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. Whether you’re buying or signing off new roofing, it’s worth knowing where you stand, as well as what condition the roof is in. England has around 10,000 conservation areas and about 500,000 listed buildings.

Where we cannot see part of the new roof, the report says so. That way, it is clear what was covered and what wasn’t, and what we’d suggest next.

Can I check my roof myself?

Your own check is a good start, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

The survey, step by step

Safety comes first on every visit. Everything that can safely be seen is inspected, and if part of the roof can’t be seen, the report says so. The survey typically takes about one to two hours on an ordinary house; commercial roofs usually need 3–4 hours. Older roofs in small places like Skinner's Hill can have low, tight loft spaces, so it is useful to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. You let us know what work was done and when.
  2. We check the coverings, ridges, hips and verges from safe vantage points.
  3. Valleys, flashings, gutters and visible underlay at the eaves are looked at.
  4. The roof space and the rest of the property are checked for problems.
  5. You get a photo report of each snag.

Advice

Leave it or get it looked at?

A defects or warranty period doesn’t last for ever. Checking the roof before it ends gives you time to raise anything we find. Older and listed buildings around Skinner's Hill may need consent and matching materials for repairs, so a defect found early gives time to plan the work properly.

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. The price is always agreed first.

Before and after the survey

Some practical points come up on survey after survey. They apply to most roofs:

  • Send the snagging report to your roofer
  • Agree snagging with your roofer at the start
  • Watch for gutters overflowing in rain
  • File all paperwork for the new roof

The report gives your roofer a clear list to work through. If there is a dispute, it is between you and your roofer or builder, and our part is to report what we see.

Agree the snagging inspection with your roofer before the job starts. It sets clear expectations and leaves time for snags to be fixed.

Different roofs, different checks

Valleys

Debris left in a new valley can block it. We note anything left behind.

Flashings

Loose or badly dressed flashings are a common snag. We photograph any we find.

Skinner's Hill homes and their roofs

Skinner's Hill lies within about 2 miles of the sea, and being near the sea means more wind and salt than a roof inland would face. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, which is worth knowing before you buy or pay for new work. Haseley Manor, about 1.2 miles west, is one of the historic houses in the wider area around Skinner's Hill. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.

If yours is one of the older homes in the streets near All Saints' Church, the roof may have had decades of patch repairs, and the survey shows where they are. If you let a flat or house near Sandown station, a written report helps before buying a rental or paying for a new roof on one.

Skinner's Hill is about 5 miles south of Ryde, in the Isle of Wight. We provide new roof snagging for homes and businesses in Skinner's Hill and nearby. Across the Isle of Wight, we cover Skinner's Hill and the places around it. Portsmouth is in our area too.

Surveys in PO36 work the same way as everywhere else we cover. If you need new roof snagging at a property on Skinner's Hill and Hill Top or a nearby road, we can help. If you’re just outside Skinner's Hill, we cover Queen's Bower (1 mile south-east), Alverstone Garden Village (1 mile north-east), Alverstone (1 mile east), Lake (2 miles south-east) and Sandown (2 miles east). Larger places within reach include Newport (5 miles north-west), Ryde (5 miles north), Cowes (8 miles north-west), Ventnor (5 miles south), East Cowes (7 miles north-west) and Oakfield (4 miles north-east). If you are somewhere remote, the survey takes a little more planning, so let us know when you get in touch.

Skinner's Hill questions

Do you cover smaller places like Skinner's Hill?

Yes. Skinner's Hill is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Is the coastal weather around Skinner's Hill hard on roofs?

Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.

Do you use drones?

Yes, where it is applicable. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We are a CAA-registered drone operator.

How experienced are you?

More than 5,000 surveys over 20+ years.

Does someone need to be in?

It depends on what we need to see. Inside the building and in the loft, we need someone to let us in, while outside access can be discussed as you book.

Do you need to get into the loft?

If it’s needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement, as far as the space allows.

Does this replace a RICS home survey?

No. This is a survey of the roof only, and it isn’t a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.
