Roof survey in Lake: what you get
Across London and the South East, roofs differ widely. If your home is a Victorian terrace, it may have Welsh slate, a butterfly roof and parapet gutters, and many post-war homes have concrete interlocking tiles instead. Whatever yours has, the survey is adapted to it. Some older homes have clay tiles, and many have a flat-roofed extension as well. Every part gets the attention it needs. If you’ve noticed torn or sagging underlay and loose ridge or hip tiles, we can find out what’s behind it, on clay and concrete tiles, chimney stacks and the roof space alike.
In a smaller place like Lake, homes range from older cottages to bungalows and newer houses. Older roofs can have slate, clay tiles or other traditional coverings, while many later ones have concrete tiles. Chimneys, valleys and gutters on older homes often need the most attention. Nails and battens under older coverings often give out before the slates or tiles themselves.
You receive the findings by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

When to book a survey in Lake
Wherever a roof meets a wall, a chimney or another roof, a flashing keeps water out. Over time lead flashings split, lift or work loose, and mortar fillets crack. Lead is also a target for theft.
Things that frequently lead to a survey include:
- Gutters that overflow in heavy rain
- Worn or blocked valleys
- Slates or tiles that have slipped or broken
- Cracked mortar along the ridge
If you own a rental within reach of Lake station, a roof report helps you deal with small faults before they turn into a call from a tenant.
Before you book any roof surveyor
- Whether the loft is part of the inspection
- How they’ll see the roof: from the ground, the loft, the roof or by drone
- What’s outside the scope of the survey
- How long the report takes to arrive
What happens if roof problems are left?
If you’re planning to sell, a roof survey can help you prepare. You’ll know what a buyer’s survey might pick up, or at least know what to expect. With lower homes, common in places like Lake, there’s little between a roof defect and the ceiling, so a small leak can mark a ceiling within a few storms. Finding the cause first saves a second job inside.
There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT. The price for your roof depends on its size, access and what you need to know.

What we need to know
The more you let us know, the easier it is to price the survey. When you contact us, tell us:
- Any photos you have, taken from the ground or a window
- Why you want a survey: buying, a leak, a storm or new work
- Access details, such as a loft hatch or a shared roof
- Where any leaks, stains or damp patches show inside
Photos help, if you have them. Take them safely from the ground or a window, and please don’t climb up for a closer look. To send them or to book, call 07833 053749 or drop us an email.
What we do, step by step
Every roof is different, but as a rough guide the survey takes about 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. You are welcome to ask questions while we’re there. For a survey in Lake, we agree the time, the access and parking before the day. Weekday and weekend visits are both possible. Tell us about any garages, outbuildings or extensions you want included.
- We start by hearing what you’d like checked and why.
- We arrange a day that suits you, including weekends.
- We inspect from ground level, from windows, from the loft space and from the roof where safe.
- Every part of the roof is checked and photographed.
- Your report arrives by email, with recommendations prioritised by urgency.
Getting ready for the survey
- If it is not your property yet, arrange access through the agent
- Have any questions written down, so nothing gets missed
- Mention any parking restrictions on your street
How to book
Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. For any other survey, just call 07833 053749 or drop us an email when you are ready.
Advice
Roofs, chimneys and gutters in Lake
Lake lies within about 1 mile of the sea, and wind near the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone cannot fly safely in strong wind or a downpour. Sandown Airport is about 1 mile from Lake. If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying.
Rylstone Manor lies about 1.7 miles south, so building around Lake goes back a long way. Older homes in the area may have roofs that need matching materials when work is done. The streets around a church like Church of The Good Shepherd are often among the oldest in a place, and if you own one of the older houses nearby, its chimney, valleys and lead work are likely to be the parts that need attention first.
Lake is about 1 mile south-west of Sandown, in the Isle of Wight. From houses to flats and shops in Lake, the roof can be surveyed on a weekday or at the weekend. Our the Isle of Wight coverage includes Lake. Portsmouth is in our area too.

For a walk, there’s Brading Down and Alverstone Mead.
Should I look at the roof myself first?
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
During heavy rain, look at the gutters from the ground or a window. Overflowing water can point to a blockage or a sagging run.
What a roof survey does not cover
In fairness, there are limits to any roof survey:
- A structural engineer’s report
- A promise that the roof won’t leak in future
- Confirmation of asbestos in soffits or cement sheets
If you are not sure which survey you need, call 07833 053749 or email us and we’ll give you a straight answer before you book. What a survey covers and doesn’t.

Your questions about roof surveys in Lake
Does being near the coast affect roofs in Lake?
Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.
Is my home in Lake listed or in a conservation area?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.
What insurance do you have?
Every survey is covered by professional indemnity and public liability insurance.
What do you check on a roof survey?
We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, along with the loft where it’s safe. You get a report with photos and recommendations.
Can you check whether my roof contains asbestos?
No. We don’t carry out asbestos surveys or testing. If we see materials that could contain asbestos, like cement sheets or soffits on older buildings, we flag them and recommend a specialist asbestos surveyor checks them before they’re disturbed.
Do you look in the loft space?
Where it is relevant to the survey and there’s safe access, yes. Please clear anything stored under the hatch.
How long does a roof survey take?
On site, it usually takes an hour or two for most homes, depending on how many separate roofs there are. Report times depend on the package.
