About our roof survey in Alverstone Garden Village

Across London and the South East, roofs differ widely. A Victorian or Edwardian terrace may have slate, a central valley gutter and parapet walls, and many post-war homes have concrete interlocking tiles instead. Whatever yours has, the survey is adapted to it. Older tiled homes may have clay plain tiles, and many homes have a flat-roofed extension too. Each part is checked in the way that suits it. If you’ve noticed slipped, cracked or missing slates and tiles and ridge tiles that have lifted or moved, a survey will tell you what’s going on.

Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.

Where we cannot see part of the roof, the report says so. That way, it is clear what was covered and what wasn’t, and what we’d suggest next.

When you need someone else

Without opening up the roof, some things stay hidden, and that sets some limits:

  • Structural calculations (that’s a structural engineer’s job)
  • What’s under the slates, tiles or felt
  • A promise that the roof won’t leak in future

If in doubt, phone 07833 053749 or use the contact form and we will recommend the right survey before booking. The full list of what we check.

Roof types and parts we check

  • Natural slate
  • Lead flashings
  • Clay and concrete tiles
  • The roof space
  • Chimney stacks
  • Ridges, hips and valleys
  • Flat roofs

The survey, step by step

The visit has one job: to see as much of the roof as can safely be seen and record it clearly. Notes and photographs go into the written report. It usually takes about one to two hours at a typical home, while a commercial roof takes nearer three to four hours. Somewhere like Alverstone Garden Village needs a little journey planning: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it is safe.

  1. We start with the property details and any concerns.
  2. We agree a date, including weekends if that suits you.
  3. We check the roof from each safe vantage point outside.
  4. Inside, we check the roof space where there’s safe access.
  5. You receive the report with photos and recommendations, prioritised by urgency.

Preparing for the visit

  • Gather any invoices or paperwork from past roof work
  • Tell us where we can park nearby
  • If the roof is shared, arrange access with whoever manages the building

DIY checks: what’s safe

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date.

Your own check is a good start, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level.

Alverstone Garden Village: your questions answered

Do roofs near the sea, like those around Alverstone Garden Village, take more of a battering?

Frequently, yes. Alverstone Garden Village is within about 2 miles of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.

Does a conservation area affect roof work in Alverstone Garden Village?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it’s worth checking before planning any.

How long will you be at the property?

Allow about 1–2 hours for a house, and longer for a large or complex roof. We’ll give you an idea of timing when you book.

Do you survey roofs on blocks of flats?

Yes. A shared roof needs access agreed first, with whoever owns or manages the building. Let us know about it when booking and we’ll explain what’s needed.

How quickly will I get the report?

That depends on which survey you choose: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. We send it by email.

Do you look in the roof space?

Usually, if there is one and it can be reached safely. From inside, the underside of the roof frequently shows damp, staining or daylight that can’t be seen from outside.

What insurance do you have?

We hold professional indemnity and public liability insurance.

Roof surveys around Alverstone Garden Village

Alverstone Garden Village is within about 2 miles of the coast, where wind off the sea can be strong. A small drone can’t fly safely in strong wind or heavy rain, so the weather on the day decides whether a flight goes ahead. Some villages on the Isle of Wight still have thatched roofs, and nowhere on the island is far from the sea. Whichever you have, the details that tend to fail before the covering itself get the closest look.

For an older house near a landmark such as All Saints' Church, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. If you own a rental within reach of Sandown station, the gap between tenancies is a good time to have the roof looked at.

Do you need a roof survey in Alverstone Garden Village?

Chimneys stand exposed above the roof. Mortar crumbles, the flaunching around the pots cracks and stacks can lean. Damp on a chimney breast inside frequently starts at the top of the stack.

Look out for signs like these:

  • Leaning or weathered chimney stacks
  • Cracked or blistered flat roof coverings
  • Worn lead at chimneys and abutments
  • Gutters that overflow in heavy rain

For site and facilities teams at buildings like Newchurch Primary School, a written record of a large roof helps plan work for the holidays rather than in term time.

Questions to ask before booking
