About our gutter survey in Luccombe Village
We carry out gutter surveys in Luccombe Village as part of our cover across London and South East England. On the day, we inspect what can safely be seen from the ground, windows, the roof space and the roof where it is safe. A visit normally takes roughly 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. Afterwards, you get a written report with photos and recommendations. We survey eaves gutters, outlets and hoppers and downpipes, and people most frequently book us about water backing up from a hidden gutter and rotten fascias or stained soffits.
Somewhere as small as Luccombe Village, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on what can be seen safely, and thatch is a specialist material. On older roofs, it is normally the chimneys and lead flashings that need work first.
Where we cannot see part of the gutter, the report says so. You’ll know exactly what was inspected and what wasn’t.

FAQs for Luccombe Village
Is my home in Luccombe Village listed or in a conservation area?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.
Do you survey roofs for landlords with property near Shanklin station?
Of course. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.
Is a Saturday or Sunday visit possible?
Yes. Surveys are carried out on weekdays and at weekends. Just ring 07833 053749 or use the contact form to arrange a day.
Do you survey underground drains?
No, we don’t carry out CCTV drain surveys. The survey covers gutters, outlets, hoppers, downpipes and overflows and flags signs of a drain problem.
Will I get photos?
Yes. Photographs are part of every report, so you can see each point for yourself.
What happens after the survey?
You receive the written report by email, with photos and recommendations. It’s yours to share with a seller, insurer, roofer or managing agent, whichever applies.
Are hidden gutters like valleys and box gutters included?
Yes, where it’s safe to see them. We use the ground, windows, the roof space and the roof where it’s safe and a drone where applicable.
How it works
The visit typically starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. All told, expect about one to two hours for most homes, and longer where there are parapet, valley or box gutters to follow. Somewhere like Luccombe Village needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect everything that’s safely in view, inside and out.
- First, you tell us what you’ve seen, like overflows or damp.
- The eaves gutters, downpipes and fascias are looked at from ground level and vantage points.
- Valley, parapet and box gutters are inspected as far as they can safely be seen.
- Where the loft can be reached safely, we check it for staining or damp.
- We send a written report with photos and clear recommendations.
Getting ready for the survey
- Mention any parking restrictions on your street
- Leave a clear route to the loft
- Leave side gates unlocked

Advice
For landlords and managing agents
For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps with budgets and planning.
Businesses and commercial landlords can book us too. Larger roofs take longer, and they’re priced for the size.

What a survey costs
Several things affect the price of a survey:
- The use of thermal imaging or a drone
- Whether you choose the Basic, Standard or Premium Survey
- Chimneys, valleys, parapets and other details
- How tall the building is and how easy the roof is to see
The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Gutter survey starts from £150, including VAT.
What to let us know when you contact us
A little information up front helps. It helps to include:
- Your postcode, so we can check access and travel
- What’s prompted the survey
- Photos of the roof, taken safely from the ground or a window
- The style of property, from a terrace to a block
We confirm the price for your survey before booking, so you know the cost up front. Gutter survey starts from £150, including VAT. To book, ring 07833 053749 or drop us an email.
Can I check my roof myself?
A DIY look is useful, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight.
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.
Local roofs in Luccombe Village
The coast is about 1 mile or less from Luccombe Village, so there’s more wind and more salt in the air than further inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift, and driving rain gets into whatever gap is left. A number of the island’s villages keep thatched roofs on older buildings, and the whole island is open to sea air and wind. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
Historic houses such as Rylstone Manor, about 0.7 miles north, show how far back building around Luccombe Village goes. Older roofs nearby frequently mix original materials with later repairs, and the survey shows where each one is. If you look after a building such as St Blasius Shanklin CofE Primary Academy, large buildings have long gutter runs and big roofs that need checking like any other.

How the survey changes by roof type
Lead-lined valley and parapet gutters
Lead gutters need their linings, steps and outlets in good order as far as they can safely be seen. Missing lead is something we check for too.
Fascias and soffits
Most gutters are fixed to the fascia, so a rotten fascia can let the gutter drop. We note soft, stained or damaged boards we can see.
When to book a survey in Luccombe Village
Many people get in touch after seeing water pour over a gutter in heavy rain. Others spot damp patches, ceiling stains or green marks on the walls. A survey helps show where the water is coming from before more damage is done.
We’re frequently asked to look at:
- Water backing up from a hidden gutter
- Rotten fascias or stained soffits
- Overflowing eaves gutters
- Choked outlets or hopper heads
For landlords with property near Shanklin station, a dated record of the roof is useful when planning maintenance across a let.
