Flat roof survey in Gatcombe

Each flat roof is looked at from the safest viewpoints we have: from the roof itself where that is safe, from windows and nearby vantage points, and from inside where there’s access. We don’t walk on fragile rooflights or fragile roof sheeting. If part of the roof cannot be seen or reached safely, the report says so, so you know exactly what was covered. Common reasons to book are damaged trims at the roof edge and dips that suggest the deck is deflecting, on GRP fibreglass, mastic asphalt and felt flat roofs.

In a small place like Gatcombe, a flat roof can stand in the open, so edges, upstands and laps take a beating. Felt roofs, which frequently last around 15–20 years, normally show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. Exposed edges are normally the first part of a flat roof to go.

The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

Questions from Gatcombe

Do you cover smaller places like Gatcombe?

Yes, Gatcombe is on our map. Villages and rural addresses get the same survey as a town house.

Does being near the coast affect roofs in Gatcombe?

Near the coast, roofs face more wind and more salt than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.

Do you go up onto the roof?

We inspect from wherever is safe: the roof itself where that is safe, plus windows, vantage points and the rooms below. Fragile rooflights and fragile sheets are never walked on.

Are you structural engineers?

No. Our survey isn’t a structural engineer’s report. We will recommend an engineer if we see signs that call for one.

What happens after the survey?

You will receive the report by email, and what you do next is up to you: use it with a seller, an insurer, a roofer or a managing agent.

Does someone need to be in?

Not necessarily. If we only need the outside, we can agree that beforehand, but anything inside needs someone there to give access.

How many years has my flat roof got left?

We do not put a figure on it. As a guide, felt often lasts around 15 to 20 years, EPDM often 30 to 50 and GRP up to about 30, but the report tells you how your roof is really doing.

Can I check my roof myself?

A DIY look is useful, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

What a flat roof survey looks like in Gatcombe

Gatcombe is within about 5 miles of the coast, and being near the sea means more wind and salt than a roof inland would face. On a flat roof near the sea, edge trims and upstands take the brunt of the wind, and metal parts corrode faster. Historic houses such as Gatcombe House, about 0.2 miles south-east, show how far back building in the area around Gatcombe goes. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.

Take an older house close to St. Olave's Church: any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof. If you look after a building such as Chillerton and Rookley Primary School, a large flat roof with a good many outlets and rooflights has many places where a membrane can fail.

Honest limits

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • What’s under the membrane without opening it up
  • Fragile surfaces, which we do not walk on
  • Testing older roof sheets for asbestos

If in doubt, call 07833 053749 or drop us an email and we will point you to the right survey before you book. What our survey covers.

How we price flat roof surveys

Several things affect the price of a survey:

  • Commercial roofs and larger buildings
  • How complicated the roof is, with its valleys, chimneys and parapets
  • How big the roof is
  • Height and safe access

Flat roof survey starts from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included.

Helping us price your survey

These details help when you contact us:

  • How the loft is reached, if there is one
  • The kind of building and roof involved
  • The reason for the survey, such as buying, a leak or storm damage
  • When you need the report by

Prices start from £150, including VAT. The exact figure depends on the roof and the package, and you can phone 07833 053749 or use the contact form to find out.

What happens if roof problems are left?

Waiting for a stain inside means the water has already got through the layers. A survey can find worn areas and failing details before that point, while there is still time to plan the work. Matching old materials, such as handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.

There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, all inc. VAT. The price for your roof depends on its size, access and what you want to find out.

What happens on the day

A survey visit follows a simple order: we listen to what’s been worrying you, inspect the roof from each safe vantage point, photograph what we find and make notes for the report. It normally takes about 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. For a village or hamlet like Gatcombe, the journey is planned beforehand: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect whatever is safely visible, inside and out.

  1. You send us the address and, for commercial roofs, an idea of the roof’s size.
  2. We check the rooms or spaces under the roof for staining where there is access.
  3. The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
  4. We record every defect with a photo and its likely cause.
  5. The report explains the condition and recommends what to do first.

How to prepare

  • Tell us where we can park nearby
  • If the roof is shared, arrange access with whoever manages the building
  • Dig out any old roof reports or invoices

Arrange a survey

A quick phone call is normally the easiest start: phone 07833 053749 or use the contact form, and we will ask about the building and what you need. You’ll have a price before anything is arranged.
