How a flat roof survey works in Hale Common
Standing water is one of the first things we look for on a flat roof. It can mean the falls were never right, an outlet is blocked or the deck has started to sag. We record where water sits, check the outlets and look for dips that suggest deflection. Where the deck may be a structural issue, our report says a structural engineer should look at it. If you are worried about dips that suggest the deck is deflecting and blistering in felt or asphalt, we can find out what’s behind it, whatever the roof.
In a village or hamlet like Hale Common, flat roofs are typically on extensions, garages, outbuildings or barn conversions. The checks are the same as anywhere: the covering, the edges, the upstands and where water drains away. The journey and access are planned beforehand. If there are outbuildings or garages with flat roofs, mention them as you book.
We write the report in plain English, so it makes sense without any roofing background. Each point is backed by a photo where possible.

What we do, step by step
We work from the outside in: outside views come first, then the loft space if there is safe access. All told, expect between one and two hours for a small flat roof at home, and longer for a large commercial one. Rural addresses near Hale Common can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.
- You let us know about the roof, its covering if you know it, and any leaks.
- We look at the roof from wherever it can be seen safely.
- The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
- Where there is safe access, we look at the ceilings and spaces below for signs of water.
- We send a written report with photos, the defects we found and what we recommend.
Before we arrive
- Make a note of anything you’d like us to look at
- Make sure the loft hatch can be reached
- Find any records of previous roof work

Related advice
Can I check my roof myself?
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.
Honest limits
Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Fragile surfaces, which we don’t walk on
- Testing older roof sheets for asbestos
- The condition of the deck or insulation hidden under the covering

Signs you need a flat roof survey in Hale Common
Every flat roof covering has a working life. Felt roofs often last around 15 to 20 years, EPDM often 30 to 50 years and GRP up to about 30, although how well it was laid and looked after matters a great deal. We can tell you how your roof is doing, whatever its age.
Problems we come across frequently include:
- Blisters and bubbles in the covering
- Cracked or split membrane
- Signs of deflection in the roof deck
- Edge trims that have lifted or split
Anyone responsible for a site like Newchurch Primary School will know that ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.

Flat roofs in Hale Common
The coast is about 3 miles or less from Hale Common, and places near the sea get more salt in the air and more wind than inland. Salt in the air is hard on metal flashings and fixings, and wind catches any loose edge on a flat roof. Thatch survives on some older Isle of Wight buildings, and nowhere on the island is far from the sea. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.
Landlords with a home close to Shanklin station may find that the flat roof over a let home is worth a look before it becomes a tenant complaint. Haseley Manor, about 0.9 miles north, is one of the historic houses in the wider area around Hale Common. If your home is older, its flat-roofed extension or dormer may be on its second or third covering.

Questions from Hale Common
Is my home in Hale Common listed or in a conservation area?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Does being near the coast affect roofs in Hale Common?
Generally, yes: wind and salt air take more of a toll near the sea. Ridges, verges, flashings and fixings are where it typically shows.
What types of flat roof do you survey?
Felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply membranes are all part of the work. We record what the covering is and how it’s holding up.
Do you cover Hale Common for flat roof surveys?
Yes. We survey roofs across London and South East England, and that includes Hale Common.
Are you structural engineers?
No. We point out what can be seen, such as sagging or deflection, but we do not carry out calculations or give an engineer’s opinion. If we think you need an engineer, the report says so.
How experienced are you?
We’ve completed more than 5,000 surveys, across 20+ years of surveying roofs, with 98% customer satisfaction.
