Flat roof survey in Hulverstone: what you get
Flat roofs deal with rain in a very different way from pitched ones. Because rain sits on it for longer, a small split, an open seam or a blocked outlet matters more. We check the surface, the falls, the upstands and the edge trims, and we note any sign that the deck below has got wet. That way, defects are found before they reach the room below. If you’re worried about gaps at upstands and abutments and outlets that hold water back, we can find out what’s behind it.
In a small place like Hulverstone, a flat roof can stand in the open, which is hard on edges, upstands and joins in the covering. Felt roofs, which often last around 15–20 years, typically show it first. Rubber and GRP last longer, though trims and joints still need a look. Exposed edges are typically the first part of a flat roof to go.
It is not only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

For landlords and managing agents
Letting agents can arrange access with tenants. We survey on any day of the week, which can make access easier.
An agent can book and manage the survey for a landlord, and the report can go to both. Access is agreed with the tenant ahead of time.
Practical tips
Some practical points come up on survey after survey. They’re worth knowing whatever the roof:
- Never stand on rooflights or fragile sheeting
- Note where water lies after a downpour
- Watch the ceilings below the flat roof for stains
- Have the roof looked at again after a severe storm
Questions about the findings are always welcome. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one, giving you a chance to go through what we found.
Keep foot traffic on a flat roof to a minimum. If access is needed, boards or walkways help protect the covering, and to keep well clear of rooflights and fragile sheeting.
DIY checks: what’s safe
A DIY look is useful, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.
It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us as you book and it will help the survey.
Why get it checked now?
For a buyer, the best time to learn about a flat roof is before contracts are exchanged. Once you’ve exchanged, any work on the roof is down to you. Our report gives you specific points to raise with the seller or agent. In a small place like Hulverstone, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.
One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. The roof’s size, height and access matter as well.

What happens on the day
We photograph the roof as we go, so you can see in the report what we found and where. We take close-ups from wherever is safe, including by drone where it is applicable and the weather allows. A typical visit takes roughly 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. In a hamlet or village like Hulverstone, a postcode does not always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.
- You send us the address and, for commercial roofs, an idea of the roof’s size.
- Inside, we look for signs of water under the roof where we can reach.
- The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
- We record every defect with a photo and its likely cause.
- The report explains the condition and recommends what to do first.
Getting ready for the survey
- Make a note of anything you’d like us to look at
- If you are buying, check with the agent that we can get in
- Point out any leaks or damp patches

Your questions about flat roof surveys in Hulverstone
Is Hulverstone within the area you cover?
We do. Villages and rural addresses get the same survey as a town house.
How do I find out if my home in Hulverstone is listed?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
Does the weather affect the survey?
Light rain doesn’t normally stop a survey, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so we’ll agree a new date if the weather isn’t suitable.
How long is the visit?
Expect it to take about one to two hours at a typical home, or half a day or so for a commercial building. The written report follows by email, on the timescale of your package.
How experienced are you?
We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys across London and South East England.
Is ponding on a flat roof a problem?
Standing water on a flat roof deserves a closer look. It can point to blocked outlets, poor falls or a deck that is sagging, and it wears the covering faster. Our survey notes the ponding and what seems to be causing it.
What happens after the survey?
You will receive the report by email, and you decide the next step: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.

When you need someone else
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Fragile surfaces, which we don’t walk on
- Asbestos testing, which needs a specialist asbestos surveyor
- Structural calculations, which need a structural engineer
If you are not sure which survey you need, call 07833 053749 or email us and we’ll give you a straight answer before booking. What a survey covers and doesn’t.

Flat and commercial roofs around Hulverstone
Hulverstone is within about 1 mile of the coast, and places near the sea get more salt in the air and more wind than inland. Wind can catch loose edges and trims on a flat roof, and salt air is hard on metal trims, flashings and fixings. Some villages on the Isle of Wight still have thatched roofs, and the whole island is open to sea air and wind. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.
Mottistone Manor, about 0.5 miles east, is one of the historic houses in the wider area around Hulverstone. Older homes nearby may have later flat-roofed extensions or dormers, frequently re-covered more than once. If yours is one of the older homes in the streets near St. Mary's Church, later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear.
Hulverstone is about 7 miles south-west of Newport, in the Isle of Wight. If you’re in Hulverstone, booking works exactly as it does anywhere else: a call or an email, a price, then a date.
