Flat roof survey in Foreland Fields: what you get
A flat roof does not shed water the way a pitched roof does. Because rain sits on it for longer, a small split, an open seam or a blocked outlet matters more. We check the surface, the falls, the upstands and the edge trims, and we look for signs that water has reached the deck. That way, defects are found before they reach the room below. We are often asked to look into failed upstands where the roof meets a wall and blisters and bubbles in the covering, across upstands and outlets, GRP fibreglass and EPDM rubber.
Somewhere as small as Foreland Fields, flat roofs tend to be on extensions, garages and converted outbuildings. The checks are the same as anywhere: the covering, the edges, the upstands and where water drains away. We simply plan the journey and access beforehand. Garages and outbuildings are easy to forget, so mention any you want included when booking.
Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

How the survey works
Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. Then the inspection itself takes about 1–2 hours for a small flat roof at home, and longer for a large commercial one. Somewhere like Foreland Fields needs a little journey planning: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it’s safe.
- We start with the details: the address, the roof’s use and any leaks or stains.
- The roof is inspected from safe viewpoints, and from the roof itself where that is safe.
- We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
- We check the rooms or spaces under the roof for staining where we can reach them.
- The findings are written up with photographs and recommendations and emailed to you.

Before and after the survey
A survey works best with a little help from you, before and after. Some tips:
- Limit foot traffic on the covering
- File the paperwork for the roof and any repairs
- Look for standing water a day after rain
- Watch the ceilings below the flat roof for stains
If anything in the report is not clear, just ask us. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation, so you can talk the findings through.
Clear leaves and silt from outlets and gutters, above all in autumn. A flat roof that drains well wears much more slowly.
How the survey changes by roof type
Mastic asphalt
Asphalt roofs are common on older flats, walkways and commercial buildings. We look for crazing, cracks, blisters and splits at the skirtings.
EPDM rubber
Rubber roofs can shrink back from their edges or lift where the adhesive has failed. Any we find are noted and photographed.
What we cannot see
In fairness, there are limits to any roof survey:
- A fixed date for when the roof will need replacing
- Structural calculations, which need a structural engineer
- What’s under the membrane without opening it up
If in doubt, phone 07833 053749 or drop us an email and we will point you to the right survey before booking. The full list of what we check.
What this survey covers
- EPDM rubber
- Single-ply membranes
- Felt flat roofs
- GRP fibreglass
- Upstands and outlets

Flat roof surveys in Foreland Fields: local notes
The coast is about 1 mile or less from Foreland Fields, so there’s more wind and more salt in the air than further inland. Wind can catch loose edges and trims on a flat roof, and salt air is hard on metal trims, flashings and fixings. With Yaverland Manor about 2.6 miles west, Foreland Fields sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.
If you live in an older home near Saint Luke, later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear. Anyone responsible for a site like Bembridge Church of England Primary School will know that a large flat roof with a good many outlets and rooflights has many places where a membrane can fail. Landlords with a home close to Brading station may find that flat roofs on let property tend to be checked only when they fail, which is the costly way round.

Common questions in Foreland Fields
Is Foreland Fields within the area you cover?
Yes, Foreland Fields is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.
Does a conservation area affect roof work in Foreland Fields?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
Is it a structural engineer’s report?
No. Visible signs like deflection or sagging are recorded, but we do not provide calculations or an engineer’s opinion. The report will say if you need an engineer.
Will you walk on the flat roof?
It depends on what’s safe: on the roof where it is safe, and from windows, nearby vantage points and inside. Fragile rooflights and fragile sheets are never walked on.
Can you survey a shared roof?
Yes. A shared roof needs access agreed first. Let us know about it as you book and we’ll plan the survey around it.
Should I worry about standing water on my flat roof?
Water that lies on a flat roof for days is a sign that something needs attention. The cause may be the outlets, the falls or the deck. We check each of these and record what we find.
Are you insured?
We hold professional indemnity and public liability insurance.
Surveys for landlords and agents in Foreland Fields
Letting agents and landlords in Foreland Fields book surveys as well as householders. The report gives you a dated record of the flat roof, with photos.
Shared roofs need a little more planning: we need access agreed with the freeholder or managing agent. Let us know about it as you book and we’ll plan the visit with that in mind.
Prices for flat roof surveys in Foreland Fields
Several things affect the price of a survey:
- Features like valleys, chimneys, dormers and parapets
- The number of roofs, including extensions and garages
- Basic, Standard or Premium
- If the survey needs thermal imaging or a drone
Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. Size, height and access can affect the price too.
