Landlord and commercial surveys in Gurnard

Letting agents can arrange access with tenants, at a time agreed ahead of time. We survey on weekdays and at weekends, which helps when tenants work during the week.

An agent can book and manage the survey for a landlord, and the report can go to both. Access is agreed with the tenant beforehand.

Flat roof survey in Gurnard

Many commercial buildings and blocks of flats have big flat roofs. On a roof like this, a survey shows where the covering is wearing, where water is ponding and which outlets need attention. The photographed record helps you plan and budget for work. Commercial roofs are quoted for their size and access, so it helps if you call 07833 053749 or email us with the address and a rough idea of the roof area. If you’ve noticed pools of water lying on the roof and dips that suggest the deck is deflecting, we can find out what’s behind it, whatever the roof.

In a small place like Gurnard, a flat roof can stand in the open, which is hard on edges, upstands and joins in the covering. Felt roofs, which often last around 15–20 years, usually show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. Exposed edges are normally the first part of a flat roof to go.

The report records the flat roof as we found it on the day. It’s useful right away, and a good reference for later.

What we are asked to look at in Gurnard

No flat roof covering lasts for ever. Felt roofs frequently last around 15 to 20 years, EPDM frequently 30 to 50 years and GRP up to about 30, though workmanship and upkeep make a big difference. A survey shows how yours is holding up, whatever its age.

Common reasons to book include:

  • Edge trims that have lifted or split
  • A sagging deck under the covering
  • Failed upstands where the roof meets a wall
  • Ponding water that doesn’t drain away

Osborne House lies about 2.3 miles east, so building around Gurnard goes back a long way. Older homes nearby may have later flat-roofed extensions or dormers, often re-covered more than once.

Choosing a roof surveyor

  • Will the report include photos?

What’s in a roof survey

When you need someone else

To be straight with you, a roof survey has limits:

  • A promise that the roof won’t leak in future
  • Whether the deck or joists are strong enough
  • Testing older roof sheets for asbestos

If in doubt, call 07833 053749 or email us and we’ll suggest the right survey before you book. What a survey covers and does not.

What this survey covers

  • Felt flat roofs
  • Upstands and outlets
  • EPDM rubber
  • Single-ply membranes
  • Mastic asphalt
  • GRP fibreglass

Different roofs, different checks

Single-ply membranes

Plant, fixings and foot traffic can all damage a single-ply roof. We note any punctures, tears and loose areas we can see.

EPDM rubber

EPDM often lasts 30 to 50 years, but it relies on its seams, trims and upstands being well finished. We look closely at each of those details.

Checking the roof from ground level

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

How it works

Photographs are taken throughout the visit, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available. Most surveys take an hour or two for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. For a village or hamlet like Gurnard, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect everything that’s safely in view, inside and out.

  1. We agree the roof to be surveyed, its use and any leaks you know about.
  2. The roof is viewed from safe positions, including the roof itself where that’s safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. The report, with photographs and recommendations, comes to you by email.

Getting ready for the survey

  • Let us know about parking before the day
  • If you’re buying, let the agent know when we are coming
  • Keep pets out of the way during the survey

Getting a price

Most bookings start with a short call: ring 07833 053749 or send us an email, and we will ask about the building and what you need. The price is agreed before a date is set.

Flat roof surveys around Gurnard

Gurnard is within about 1 mile of the coast, so there is more wind and more salt in the air than further inland. Wind can catch loose edges and trims on a flat roof, and salt air is hard on metal trims, flashings and fixings. Some villages on the Isle of Wight still have thatched roofs, and nowhere on the island is far from the sea. Mixed in with those pitched roofs are a good many flat ones, over rear extensions, dormers, garages and shops.

For site and facilities teams at buildings such as Gurnard Primary School, schools and public buildings frequently have big flat roofs, and their outlets and upstands need regular checks. If yours is one of the older homes in the streets near All Saints' Church, the joins between later flat roofs and the old walls are where problems usually start.

Your questions about flat roof surveys in Gurnard

Does a conservation area affect roof work in Gurnard?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.

Will you come out to Gurnard?

Yes, we do. We cover the whole of London and South East England, from towns to the smallest villages. Longer journeys are simply planned ahead of time.

How much is a survey?

Prices start from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT.

How long is the visit?

That depends on the size and shape of the roof, but most surveys take roughly 1–2 hours for a house; commercial roofs usually need 3–4 hours. The report is sent afterwards by email.

Can you give me structural calculations?

No. We note visible signs like sagging or deflection, but we don’t carry out calculations or give an engineer’s opinion. Where an engineer is needed, we say so in the report.

I live in a flat. Can you survey the roof?

Yes. A shared roof needs access agreed first. Mention it when you get in touch and we’ll explain what’s needed.

What’s in the survey report?

It sets out what we found, why it matters and what we recommend, with photos throughout. It also says if any part of the roof couldn’t be seen safely, so you know exactly what was covered.
