Landlord and commercial surveys in Gurnard

With a portfolio of properties, surveys can be booked for more than one address. To arrange surveys for several addresses, ring 07833 053749 or email us with the addresses.

Businesses and commercial landlords can book us too, including offices, shops and units. Larger roofs take longer, so they’re priced to suit.

Pre-purchase roof survey in Gurnard

The best time to book is once your offer has been accepted and before you exchange contracts. At that point you can still ask questions, because nothing is binding yet. Visits run on weekdays and at weekends, which helps when the chain is moving fast. The report comes within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. We survey the roof space, lead flashings and valleys and gutters and downpipes, and common reasons people get in touch are cracked flaunching or crumbling chimney pointing and slates or tiles that have slipped or gone.

Being in a small place like Gurnard makes no difference to the inspection itself: it just means planning the journey and access beforehand. If there are outbuildings with roofs you want checked, mention them as you book. Whether you’re buying or checking new work, the same care goes into it. Visits can be booked on any day of the week.

It isn’t only a list of defects. It explains what we found, why it matters and what we recommend.

What affects the cost of pre-purchase roof surveys

When we price a survey, we consider:

  • How many separate roofs there are, such as extensions, dormers and garages
  • Commercial roofs and larger buildings
  • The use of thermal imaging or a drone
  • Basic, Standard or Premium

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. The price is confirmed before booking.

What to tell us when you get in touch

These details help when you contact us:

  • Where the property is, with the postcode
  • The style of property, from a terrace to a block
  • Any stains, drips or damp patches you’ve seen indoors
  • Your timetable, like an exchange date

If you have photos of the roof, send them over. Pictures from the ground or a window are fine; never climb up to get a better view. To get started, phone 07833 053749 or email us.

What happens on the day

We don’t take risks to get a closer look. Everything that can be seen safely is inspected, and anything we can’t see is noted in the report. The survey normally takes roughly 1–2 hours for most houses, and longer for a large or complex roof. In a small place like Gurnard, access is usually the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. Once your offer has been accepted, you book and give us the address and your timescale.
  2. Access is arranged through you, the agent or the seller.
  3. We inspect the roof from ground level, windows, the loft and the roof itself where it is safe.
  4. Coverings, ridges, valleys, flashings, chimneys and gutters are checked and photographed.
  5. You receive a written report with photos and recommendations to read before exchange.

How to prepare

  • Gather any invoices or paperwork from past roof work
  • For flats, make sure roof access has been agreed
  • Check the loft hatch can be reached

Gurnard is within about 1 mile of the coast, and wind near the sea can be strong. Questions from Gurnard

How do I find out if my home in Gurnard is listed?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.

Do roofs near the sea, like those around Gurnard, take more of a battering?

Generally, yes: wind and salt air take more of a toll near the sea. Exposed details such as ridges, verges, flashings and metal fixings are the ones to watch.

Will you climb onto the roof?

Only where it’s safe to do so. We inspect from the ground, from windows and vantage points, from the loft and from the roof itself where safe. On Premium, a drone is used where it applies.

When should I book a pre-purchase roof survey?

After your offer is accepted and before you exchange contracts. That way you can still act on what we find, whether that means asking questions or negotiating.

How long have you been surveying roofs?

More than 5,000 surveys over 20+ years.

Can you survey at the weekend?

Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Just let us know the days that suit you.

I live in a flat. Can you survey the roof?

Yes. A shared roof needs access agreed first, with the building owner or managing agent. Tell us about it as you book and we will plan the survey around it.

What a pre-purchase roof survey doesn’t cover

Every survey has limits, and we’d rather be clear about that before booking. Bear these in mind:

  • Faults hidden behind ceilings, boards or coverings
  • Anything beyond the roof, which a full home survey covers
  • A structural engineer’s report

If in doubt, call 07833 053749 or send us an email and we’ll recommend the right survey before you book. The full list of what we check.

What we look at

  • Natural slate
  • Gutters and downpipes
  • Flat-roofed extensions and dormers
  • Clay and concrete tiles
  • Chimney stacks
  • The roof space
  • Lead flashings and valleys

Common roof problems in Gurnard

A chimney stack stands out in the wind and rain. Mortar erodes, the flaunching around the pots cracks and the flashings work loose. On terraced and semi-detached homes, a stack may be shared with next door, which can affect how any work is arranged.

We’re often asked to look at:

  • Cracked flaunching or crumbling chimney pointing
  • Signs of past leaks inside the loft
  • Flashings that have lifted or split
  • Ponding, blisters or splits on a flat roof

For an older house near a landmark such as All Saints' Church, the roof’s history matters as much as its looks, and a survey brings the past repairs to light.

Before you book anyone

  • Their track record with similar roofs
  • Will they check the loft as well as the outside?
  • Their insurance cover
  • How soon the report will arrive

What a good roof survey covers

Roof by roof

Chimney stacks

A stack stands exposed above the roof line. We check the pots, the flaunching, the pointing and the flashings, as far as we can see them safely.

Gutters and parapets

Parapet and box gutters are hidden behind walls and can overflow inside. We look at their linings and outlets from wherever is safe.
