About our gutter survey in Gurnard

Most blocked gutters are full of leaves, moss or silt. Buildings near trees collect more and moss from the roof slopes makes it worse. We note where gutters are clogged or holding water, which outlets and hoppers are choked and whether any overflows are doing their job. Photos show each problem clearly. Blocked gutters are easy to put off but it rarely improves. We survey valley gutters, eaves gutters and parapet and box gutters, and people most frequently book us about choked outlets or hopper heads and dripping or leaking gutter joints.

In a village or hamlet like Gurnard, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on everything that’s safely in view, and thatch is a specialist material. Chimneys and lead flashings on old roofs frequently need the most attention.

The report doesn’t just list problems. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

For landlords and managing agents

Letting agents frequently book on a landlord’s behalf, with the report sent to whoever needs it. Access is agreed with the tenant beforehand.

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work.

The survey, step by step

The visit normally starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. All told, expect roughly 1–2 hours at most homes, while a commercial roof takes nearer three to four hours. Older roofs in small places like Gurnard can have low, tight loft spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. We only go where it’s safe.

  1. First, we agree the areas to focus on.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. We check fascias, soffits and walls for water damage.
  5. Findings are photographed and set out in a written report.

Getting ready for the survey

  • Have any paperwork from past roof work to hand
  • If it is not your property yet, arrange access through the agent
  • Point out any leaks or damp patches

Gutter surveys in Gurnard: local notes

Gurnard lies within about 1 mile of the sea, and being near the sea means more wind and salt than a roof inland would face. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof, while driving rain finds any gap. Osborne House, about 2.3 miles east, is one of the historic houses in the wider area around Gurnard. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.

The streets around a church like All Saints' Church are often among the oldest in a place, and if yours is one of the older homes nearby, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Gurnard is about 1 mile west of Cowes, in the Isle of Wight. If you are in Gurnard, booking works exactly as it does anywhere else: a call or an email, a price, then a date. Gurnard is one of the places in the Isle of Wight we cover. There is also a page for Portsmouth.

Surveys in PO31 are booked the same way as anywhere else. If you need a gutter survey at a property on Cow Lane, The Avenue and Shore Road or a nearby road, we can survey it. If you’re just outside Gurnard, we cover Cowes (1 mile east), Northwood (1 mile south), Rew Street (1 mile south-west), Great Thorness (2 miles south-west) and Noke Common (2 miles south). Larger places within reach include Newport (4 miles south), Ryde (7 miles east), Sandown (10 miles south-east), Shanklin (11 miles south-east), Ventnor (12 miles south-east) and Oakfield (8 miles east). Remote addresses need a little more planning, so tell us where you are when booking.

Should I look at the roof myself first?

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey.

Gurnard: your questions answered

Is the coastal weather around Gurnard hard on roofs?

Near the coast, roofs face more wind and more salt than further inland. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.

Does a conservation area affect roof work in Gurnard?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.

Will I get photos?

Yes, plenty. Each finding is shown in a picture where possible, so you can see what we mean.

How do I book a survey in Gurnard?

To book, ring 07833 053749 or send us an email with the address, the type of property and what’s prompted the survey. We will confirm the price and agree a day with you.

How soon will I get the report?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. All of them come by email, ready to forward.

Can you survey a shared roof?

Yes, if the building owner or managing agent agrees access. We check the parts we’re given access to.

How long will you be on site?

Most visits to a house take about 1–2 hours, and longer for larger or complex roofs.

What a gutter survey does not cover

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Pipes below ground level
  • The inside of a downpipe along its whole length
  • Confirming asbestos in older rainwater goods

If in doubt, call 07833 053749 or use the contact form and we will suggest the right survey before you book. What a survey covers and does not.

What affects the cost of gutter surveys

Not every roof costs the same to survey, and it comes down to:

  • Extra roofs, like extensions, dormers or garages
  • Which survey package you book
  • How tall the building is and how easy the roof is to see
  • The shape of the roof and its details

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. The roof’s size, height and access matter as well.

What we need to know

You do not need to know any roofing terms. Just tell us:

  • When you need the report by
  • The style of property, from a terrace to a block
  • Any stains, drips or damp patches you’ve seen indoors
  • Anything about access we should know

Once you know what you need, call 07833 053749 or send us an email. From there it is a case of choosing a package, agreeing the price and fixing a day, weekday or weekend.

Common roof problems in Gurnard

Some gutters may be too small, or have too few downpipes, for the roof they serve. Added roof area from an extension can load an older gutter, and a heavy downpour shows up the problem.

Here are some of the things we see often:

  • Sagging gutters and loose brackets
  • Fascia boards damaged by overflowing water
  • Dripping or leaking gutter joints
  • Gutters full of debris and silt

Anyone responsible for a site like Gurnard Primary School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.
