Flat roof survey in Shalfleet

Buying a home with a flat-roofed extension, dormer or garage? It helps to know that roof’s condition before you exchange. Felt roofs frequently last around 15 to 20 years, while EPDM and GRP often last longer. Our report records the covering, how it’s holding up and any defects we can see, with a photo of every defect. You then have something specific to put to the seller or agent. We’re frequently asked to look into upstands pulling away from walls and damaged trims at the roof edge, across GRP fibreglass, mastic asphalt and EPDM rubber.

Older buildings in small places like Shalfleet may be listed or in a conservation area, which can shape what a new flat roof may look like. Check with the council before planning any change of material. Knowing the roof’s condition is the starting point. Changes that affect a listed building’s special interest need listed building consent.

After the visit, you get a photo-illustrated written report, emailed to you. It sets out the condition of the flat roof, any defects and our written recommendations.

Flat and commercial roofs around Shalfleet

The coast is about 2 miles or less from Shalfleet, where sea air brings more salt and stronger wind than inland. On a flat roof near the sea, edge trims and upstands take the brunt of the wind, and metal parts corrode faster. Thatch survives on some older Isle of Wight buildings, and the whole island is open to sea air and wind. Next to the main roofs there is usually a flat roof somewhere, whether on an extension, a garage or a commercial unit.

Anyone responsible for a site like Shalfleet Church of England Primary School will know that a large flat roof with lots of outlets and rooflights has many places where a membrane can fail. Historic houses such as Swainston Manor, about 2.1 miles south-east, show how far back building around Shalfleet goes. Older houses nearby often have flat roofs added much later, built to very different standards from the main roof. Take an older house close to Church of St. Michael the Archangel: any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.

Shalfleet questions

How do I find out if my home in Shalfleet is listed?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.

Will you come out to Shalfleet?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Do you take photos of the roof?

Yes. Photographs are taken throughout the survey, and the report uses them to show each finding.

Will this cover the whole house?

No. We look closely at the flat roof rather than the whole building. It works alongside a RICS home survey, not instead of one, and structural calculations need a structural engineer.

How soon will I get the report?

Report times are set by the package. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. If you have a deadline, such as an exchange date, let us know as you book.

How long is the visit?

That depends on the size and shape of the roof, but most surveys take roughly 1–2 hours at a typical home, though large, tall or awkward roofs take more time. The report is sent afterwards by email.

Do you go up onto the roof?

We inspect from wherever is safe: on the roof where it’s safe, and from windows, nearby vantage points and inside. We never walk on fragile rooflights or sheeting.

Why get it checked now?

Ponding seldom gets better on its own. Most frequently it means blocked outlets, poor falls or a deck that is dipping, and each wet season wears the covering further. Finding the cause now keeps more options open. For older village homes like those around Shalfleet, the right replacement materials aren’t always easy to find quickly. That’s one more reason to find defects before they become urgent.

What a survey costs

Not every roof costs the same to survey, for these reasons:

  • Roof area
  • Height and safe access
  • Any need for thermal images or a drone flight
  • The shape of the roof and its details

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Flat roof survey starts from £150, including VAT.

Getting in touch

These details help when you get in touch:

  • Dates you are working to, such as exchange
  • Pictures of the roof from a safe spot, if you have them
  • What’s prompted the survey
  • Your postcode, so we can check access and travel

Booking is simple: just phone 07833 053749 or send us an email, tell us about the property and we will recommend the right survey. We confirm the price before anything is booked.

What we do, step by step

A survey visit follows a simple order: we listen to what’s been worrying you, look at the roof from every safe viewpoint, photograph what we find and make notes for the report. Most visits take an hour or two for a small flat roof at home, and longer for a large commercial one. Around Shalfleet, older homes can have small or awkward roof spaces, so it helps to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. We start with the address and, on larger roofs, the roof area and access.
  2. We check the rooms or spaces under the roof for staining where there’s access.
  3. The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
  4. Each defect is photographed and its likely cause noted.
  5. You get a report setting out the condition and our recommendations, in order of urgency.

Advice

DIY checks: what’s safe

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us when you book, as it helps us focus the survey.

Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.

When you need someone else

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Hidden layers beneath the covering
  • Whether the deck or joists are strong enough
  • Whether old sheeting or boards contain asbestos

If you’re not sure which survey you need, call 07833 053749 or send us an email and we’ll give you a straight answer before you book. What a survey covers and doesn’t.
