Hamstead Flat Roof Survey
Independent flat roof surveys in Hamstead. We have completed more than 5,000 surveys across London and the South East.
- Upstands pulling away from walls
- Standing water left after rain
- Water getting in at rooflights
Should I look at the roof myself first?
A DIY look is useful, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight.
During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can point to a blockage or a sagging run.
About our flat roof survey in Hamstead
Our flat roof survey checks the waterproof covering and every detail around it, from edges and upstands to outlets and rooflights. Felt, asphalt, EPDM, GRP and single-ply PVC or TPO roofs are all part of the work. It suits a small roof over an extension or garage as well as a large one over flats, offices or units. The findings go into a written report with photos, setting out the defects and what we’d recommend. We survey GRP fibreglass, mastic asphalt and single-ply membranes, and the problems we’re asked to look at most are upstands pulling away from walls and dips that suggest the deck is deflecting.
Flat roofs on exposed homes in small places like Hamstead take more wind and rain, so edges, upstands and laps take a beating. Felt roofs, which frequently last around 15–20 years, normally show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. On an exposed roof, the edges tend to go first.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

For landlords and managing agents
For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps when budgeting.
With a portfolio of properties, you can book surveys for several addresses. To arrange surveys for several addresses, phone 07833 053749 or email us with the addresses.
What we look for on each type of roof
GRP fibreglass
GRP roofs can last up to about 30 years when they’re laid well. Cracking where boards meet or where the deck moves is a common early sign of trouble.
Single-ply membranes
Single-ply membranes can be damaged by foot traffic and equipment on the roof. Any tears, punctures or loose membrane are recorded with photos.
Hamstead: your questions answered
Is the coastal weather around Hamstead hard on roofs?
It can do. Hamstead is within about 1 mile of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.
Do you cover smaller places like Hamstead?
Yes, Hamstead is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.
Do you use drones?
Yes, where it is applicable. Flights depend on the weather on the day and airspace rules. We are a CAA-registered drone operator.
How many years has my flat roof got left?
We do not put a figure on it. Typical ranges are around 15 to 20 years for felt, 30 to 50 for EPDM and up to about 30 for GRP, but the report tells you how your roof is really doing.
Do you cover flat roofs on blocks of flats?
Yes. Offices, units, shops and blocks of flats are all part of our work. Larger commercial roofs are quoted for their size and access, so please call 07833 053749 or email us with the details.
How long does the survey take?
It normally takes about 1–2 hours for a small flat roof at home, and longer for a large commercial one. You’ll then get the report by email, on the timescale of your package.
Can you survey any kind of flat roof?
Felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply membranes are all part of the work. We record what the covering is and how it is holding up.

What a flat roof survey looks like in Hamstead
Hamstead is within about 1 mile of the coast, where sea air brings more salt and stronger wind than inland. Salt in the air is hard on metal flashings and fixings, and wind catches any loose edge on a flat roof. Thatch survives on some older Isle of Wight buildings, and nowhere on the island is far from the sea. Mixed in with those pitched roofs are lots of flat ones, over rear extensions, dormers, garages and shops.
With Swainston Manor about 3.3 miles south-east, the area around Hamstead has a long history. Older homes nearby may have later flat-roofed extensions or dormers, often re-covered more than once.
Hamstead is about 6 miles south-east of Lymington, in the Isle of Wight. We provide flat roof surveys for homes and businesses in Hamstead and the surrounding area. We cover towns and villages across the Isle of Wight, large and small. You can also see our page for Southampton.

The survey, step by step
After the inspection, everything we found is written up in a report with photographs, sent to you by email. As for time on site, most surveys take an hour or two at a typical home, and longer for a large or complex roof. Somewhere like Hamstead needs a little journey planning: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect what can safely be seen, inside and out.
- We start with the address and, on larger roofs, the roof area and access.
- Inside, we look for signs of water under the roof where we can reach.
- We view the roof from safe positions and never walk on fragile surfaces.
- We record every defect with a photo and its likely cause.
- The report explains the condition and recommends what to do first.
Before the survey
- Keep pets out of the way during the survey
- If the roof is shared, arrange access with whoever manages the building
- Have keys ready for side gates, garages or roof access doors
How to book
Prices start from £150, including VAT. The exact figure depends on the roof and the package, and you can call 07833 053749 or email us to find out.
Advice
Signs you need a flat roof survey in Hamstead
The surface of a flat roof heats up and cools down far more than the rooms below. This constant movement works at laps, seams and board joints, and in time it can open up splits and cracks. Older coverings that have lost their flexibility are the most likely to suffer.
A survey can pick up problems such as:
- Water getting in at rooflights
- Blistering in felt or asphalt
- Pools of water lying on the roof
- Gaps at upstands and abutments
If you own a rental within reach of Lymington Pier station, a flat roof over a rented flat is easy to forget until the tenant reports a leak.
Before you book any roof surveyor
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
- Will the report include photos?
- Their track record with similar roofs
- How long the report takes to arrive
