Flat roof surveys in Newtown

Flat roof survey in Newtown

A Basic Survey, from £150, covers a visual inspection, a condition report, photos and written recommendations. For moisture detection and a structural check, the Standard Survey starts from £250. On a flat roof, moisture readings can help show whether water has got under the covering. Larger commercial roofs are quoted for their size. We survey EPDM rubber, upstands and outlets and GRP fibreglass, and the problems we’re asked to look at most are pools of water lying on the roof and dips that suggest the deck is deflecting.

Flat roofs on exposed homes in small places like Newtown take more wind and rain, so edges, upstands and laps take a beating. Older felt roofs, often around 15–20 years in life, show it first. Rubber and GRP last longer, though trims and joints still need a look. On an exposed roof, the edges tend to go first.

You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Can I check my roof myself?

Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

For landlords and managing agents

Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.

An agent can book and manage the survey for a landlord. Access is agreed with the tenant ahead of time.

Do you need a flat roof survey in Newtown?

A flat roof lies open to sun, rain and frost, and water drains off it slowly. Over the years, coverings harden, crack and start to come away at the edges. Most people book a survey after a leak, before buying, or when they think the roof is getting old.

A survey can pick up problems like:

  • Dips that suggest the deck is deflecting
  • Raised blisters across the surface
  • Failed seals around rooflight kerbs
  • Splits, cracks and crazing

If you live in an older home near Holy Spirit Church, the joins between later flat roofs and the old walls are where problems usually start.

Choosing a roof surveyor

  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • Will the report include photos?
  • Are they insured for the work?
  • Is VAT included in the price?

What a roof survey includes

What happens if roof problems are left?

Most flat roofs are out of sight, so they’re easy to forget. Many owners only find out a roof is worn out when water comes through. Regular surveys mean it won’t come as a surprise. In a place like Newtown, a barn or garage roof left to fail puts whatever is inside at risk. It is worth including them in a survey before a winter does the damage.

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. Size, height and access can affect the price too.

What you get with us

  • Thermal imaging and drone inspection where they help
  • A sub-250g drone, flown with a CAA Flyer ID and Operator ID
  • An independent look at the roof
  • 20+ years’ experience

The survey, step by step

Where it is relevant and can be reached safely, the roof space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging. The whole visit usually takes roughly 1–2 hours at most homes, and more on a big or complicated roof. For a village or hamlet like Newtown, the journey is planned ahead of time: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect whatever is safely visible, inside and out.

  1. We start with the details: the address, the roof’s use and any leaks or stains.
  2. The roof is inspected from safe viewpoints, and from the roof itself where that is safe.
  3. The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
  4. We check the rooms or spaces under the roof for staining where we can reach them.
  5. We send a written report with photos, the defects we found and what we recommend.

How to prepare

  • Leave side gates unlocked
  • Tell us about parking before the day
  • If it isn’t your property yet, arrange access through the agent

Advice

FAQs for Newtown

Does being near the coast affect roofs in Newtown?

Often, yes. Within about 1 mile of the sea, as Newtown is, metal fixings wear faster and gales find any loose ridge or slate.

Do you cover smaller places like Newtown?

Yes, Newtown is on our map. Villages and rural addresses get the same survey as a town house.

Which days do you carry out surveys?

We carry out surveys seven days a week. To find a day that suits you, ring 07833 053749 or send us an email.

How quickly is the report sent?

Report times are set by the package. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. If you have a deadline, such as an exchange date, let us know as you book.

Can you survey any kind of flat roof?

We cover the main flat roof coverings: felt, asphalt, EPDM, GRP and single-ply. We record what the covering is and how it’s holding up.

What does a roof survey cost?

Flat roof survey starts from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT.

Are you structural engineers?

No. Our survey isn’t a structural engineer’s report, and it does not include calculations. If we see signs that need an engineer’s opinion, we’ll recommend one.

What we look for on each type of roof

Single-ply membranes

Many offices, units and newer flats have a single-ply PVC or TPO roof. The survey looks at welded seams, edges, fixings and signs of damage.

EPDM rubber

Lifting at the edges and loose areas of membrane are common EPDM problems. We record any we can see, with photos.

What a flat roof survey looks like in Newtown

The coast is about 1 mile or less from Newtown, so there is more wind and more salt in the air than further inland. On a flat roof near the sea, edge trims and upstands take the brunt of the wind, and metal parts corrode faster. Swainston Manor, about 1.6 miles south-east, is one of the historic houses in the wider area around Newtown. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.
