Flat roof survey in Locksgreen: what you get
Our flat roof survey checks the waterproof covering and every detail around it, from edges and upstands to outlets and rooflights. Felt, asphalt, EPDM, GRP and single-ply PVC or TPO roofs are all part of the work. We survey extension, garage and dormer roofs as well as bigger roofs on flats, offices and units. You get a written report with photographs and our recommendations. We’re frequently asked to look into water getting in at rooflights and outlets that hold water back, across upstands and outlets, mastic asphalt and GRP fibreglass.
In a small place like Locksgreen, a flat roof can stand in the open, so edges, upstands and laps take a beating. Felt roofs, which often last around 15–20 years, usually show it first. Rubber and GRP last longer, though trims and joints still need a look. On an exposed roof, the edges tend to go first.
The report does not just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

FAQs for Locksgreen
Will you come out to Locksgreen?
Yes, smaller places are covered as well as towns. We work right across London and the South East. Just mention lanes, gates or anything else about the route when booking.
Is the coastal weather around Locksgreen hard on roofs?
Generally, yes: wind and salt air take more of a toll near the sea. Exposed details such as ridges, verges, flashings and metal fixings are the ones to watch.
How do I book a survey in Locksgreen?
To arrange a survey, ring 07833 053749 or use the contact form with the address, the type of property and what’s prompted the survey. We will confirm the price and agree a day with you.
What’s in the report?
It explains what we saw, what it means and what we’d suggest, with photographs throughout. It also says if any part of the roof couldn’t be seen safely.
I live in a flat. Can you survey the roof?
Yes. Shared roofs just need a little more planning, with the freeholder or managing agent. Mention it when you contact us and we will explain what’s needed.
When does the report arrive?
Each package has its own report time. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. Mention any deadline when you book.
Do you give a life expectancy for the roof?
A precise figure is not something we give, because it depends on upkeep, weather and how the roof was laid. We describe the condition and say which work is urgent and which can wait.
Why act early in Locksgreen
Before replacing a flat roof, it helps to know if you really need to. Sometimes some details are to blame, and sometimes the covering has simply had its day. The report sets out what we found, so you can make that decision with a roofer. In a place like Locksgreen, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.
Every price we give includes VAT. Prices start from £150, including VAT. We confirm the price for your survey before booking.

Flat and commercial roofs around Locksgreen
Locksgreen lies within about 2 miles of the sea, and places near the sea get more salt in the air and more wind than inland. Wind can catch loose edges and trims on a flat roof, and salt air is hard on metal trims, flashings and fixings. Some villages on the Isle of Wight still have thatched roofs, and nowhere on the island is far from the sea. Next to the main roofs there’s typically a flat roof somewhere, whether on an extension, a garage or a commercial unit.
Around Locksgreen, as everywhere, small roof faults are simplest to sort before they let water in.

Different roofs, different checks
Felt and built-up roofs
Many extensions, garages and dormers have a felt roof laid in layers. We look for blistering, cracking, split laps and worn mineral surfacing.
Mastic asphalt
Mastic asphalt is a heavy, seamless covering often found on older blocks, balconies and commercial roofs. We look for crazing, cracks, blisters and splits at the skirtings.
Honest limits
Without opening up the roof, some things stay hidden, and that sets some limits:
- What’s under the membrane without opening it up
- Whether the deck or joists are strong enough
- Asbestos testing, which needs a specialist asbestos surveyor

What we do, step by step
The visit usually starts outside and finishes in the loft: outside views come first, then the roof space if there is safe access. In total, it takes roughly 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. In a small place like Locksgreen, access is typically the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.
- You send us the address and, for commercial roofs, an idea of the roof’s size.
- We check the rooms or spaces under the roof for staining where there’s access.
- We view the roof from safe positions and never walk on fragile surfaces.
- Each defect is photographed and its likely cause noted.
- The report explains the condition and recommends what to do first.
Before the survey
- Buyers: confirm access with the estate agent or seller
- Leave a clear route to the loft
- Note where any stains or damp appear

What affects the price in Locksgreen
What a survey costs depends on the time and equipment it needs. That comes down to:
- Whether thermal imaging or a drone is needed
- The package you choose: Basic, Standard or Premium
- The number of roofs, including extensions and garages
- How tall the building is and how easy the roof is to see
Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. The price is always agreed first.
Getting in touch
The more you tell us, the easier it is to price the survey. When you contact us, it helps to mention:
- Where water is showing inside, if it is
- Why you want a survey: buying, a leak, a storm or new work
- How the loft is reached, if there is one
- What kind of property and roof it is
To get a price for flat roof surveys in Locksgreen, phone 07833 053749 or use the contact form. Some details about the property and the roof help us price the survey accurately.
When to book a survey in Locksgreen
Many flat roof problems start at the details rather than the main surface. Upstands, edge trims, outlets and the kerbs around rooflights move and weather differently from the rest of the roof. If they were rushed when the roof was laid, they’re often the first things to fail.
Typical things we’re asked to look at include:
- Outlets choked with leaves and silt
- Splits and cracks in the covering
- Raised blisters across the surface
- Failed upstands where the roof meets a wall
Historic houses like Swainston Manor, about 1.7 miles south, show how far back building around Locksgreen goes. Older homes nearby may have later flat-roofed extensions or dormers, often re-covered more than once.
