Pre-purchase roof survey in Newtown, Isle of Wight
Not sure what state the roof is in? We carry out pre-purchase roof surveys in Newtown and across the Isle of Wight.

- Standing water on a flat extension roof
- Roof slopes that look uneven or sagging
Pre-purchase roof survey in Newtown
A full home survey looks at the whole property, and the roof is only one part of it. We don’t offer a RICS home survey, and ours is not a substitute for one. What it adds is a closer look at the roof alone, with photos and written recommendations you can act on. You can have both. We survey flat-roofed extensions and dormers, chimney stacks and clay and concrete tiles, and people most often book us about bitumen or mortar used in place of proper repairs and slipped or missing slates and tiles.
For a small place like Newtown, the visit is planned like any other: it just means planning the journey and access beforehand. If there are outbuildings with roofs you want checked, mention them when you book. Buyers and owners of new roofs get the same approach as anywhere. Visits can be booked on weekdays, Saturdays and Sundays.
How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Newtown homes and their roofs
Newtown lies within about 1 mile of the sea, and places near the sea get more salt in the air and more wind than inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, so exposed details get a close look whether you are buying or signing off new work. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.
Swainston Manor, about 1.6 miles south-east, is one of the historic houses in the wider area around Newtown. When you buy an older home, the roof’s age, past repairs and any listing all affect what you might spend later.

Newtown: your questions answered
How do I find out if my home in Newtown is listed?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
Will you come out to Newtown?
Yes, we do. We survey roofs across London and the South East, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.
Does the weather affect the survey?
Some surveys depend on the weather more than others. Drones can’t fly safely in strong wind or a downpour, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. If the conditions aren’t right, we’ll talk to you about another date.
Which days do you carry out surveys?
Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Tell us which days suit you as you book.
Is this an asbestos survey?
No. Asbestos surveys and testing are not part of what we do. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them.
At what stage of buying should I get the roof surveyed?
Book as soon as your offer is agreed. The report is most useful before exchange, because after that the roof is yours to deal with.
How do I book a survey in Newtown?
Simply phone 07833 053749 or use the contact form with the address. We’ll ask a few questions, confirm the price and agree a date, weekday or weekend.
Why it is worth a survey now in Newtown
Small roof defects let water in slowly. Damp can spread into timbers and ceilings before anyone sees a mark. Spotting it before you buy lets you deal with it as soon as you move in. In a small place like Newtown, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.
Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. The price is always agreed first.

How we price pre-purchase roof surveys
When we price a survey, we consider:
- How complicated the roof is, with its valleys, chimneys and parapets
- The size of the roof
- How tall the building is and how easy the roof is to see
- Any need for thermal images or a drone flight
Prices start from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, with VAT included.
What to tell us when you get in touch
Before you get in touch, it is useful to have:
- How the loft is reached, if there is one
- Any photos you have, taken from ground level or a window
- When you need the report by
- What kind of property and roof it is
If you have photos of the roof, send them over. Take them safely from the ground or a window. To send them or to book, phone 07833 053749 or use the contact form.
What we do, step by step
Where it’s relevant and can be reached safely, the loft space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey normally takes an hour or two at a typical house, with time for the loft where it can be reached. Older roofs in small places like Newtown can have low, tight loft spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. We only go where it’s safe.
- Once your offer is accepted, you let us know the address and when you hope to exchange.
- We arrange access with you, the agent or the seller, including the loft.
- We start outside, looking at the roof from the ground and from vantage points.
- Inside, we check the loft space and look at the roof from windows.
- You get a written report with photos and recommendations before you exchange.
Before the survey
- Let us know about parking near the property
- If you are buying, check with the agent that we can get in
- Point out any leaks or damp patches

Related advice
When to book a survey in Newtown
The fixings and underlay often fail before good slates or tiles do. Natural slate can last 100 years or more, but corroded nails let slates slip. It is a frequent finding on older houses and easy to miss from the ground.
Most people get in touch after spotting one of these:
- Patch repairs that may hide an ongoing problem
- Slates or tiles that have slipped or gone
- Blistered or split felt on a flat roof
- Gutters that overflow or drip at the joints
For an older house near a landmark like Holy Spirit Church, the roof’s history matters as much as its looks, and a survey brings the past repairs to light.
What to check before booking
- What experience they bring
- Whether you can ask questions once you have the report
- What the survey won’t cover
- Will the report include photos?
Rented homes, blocks and businesses
For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.
If you own several properties, surveys can be booked for more than one address. To discuss a number of properties, call 07833 053749 or send us an email with the addresses.
What you can safely check yourself
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
