Independent landlord roof surveys in Newtown

Landlord roof survey in Newtown

A landlord roof survey shows you the state of a roof, written up so you can plan. Landlords, letting agents, managing agents and freeholders all use it, as well as residents’ and RTM management companies. You get a written report with photos and recommendations set out by urgency where relevant. It’s a roof survey, not a RICS Level 2 or 3 survey of the whole building. If you’re worried about mortar falling from ridges and verges and blocked gutters over flats, a survey will tell you what’s going on, whatever the roof.

Some older homes in villages like Newtown are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is frequently expected.

Where we cannot see part of the let or shared roof, the report says so. You’ll know exactly what was inspected and what wasn’t, and what we’d suggest next.

What you can safely check yourself

It is useful to keep a record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry, as it helps us focus the survey.

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

What we look for on each type of roof

Roof spaces and lofts

The roof space shows a lot about a roof’s condition. We go into the loft where it is safe, looking for staining, damp and daylight.

Party-wall upstands and parapets

Parapet walls frequently hide gutters behind them. We inspect them as far as it is safe to see.

FAQs for Newtown

Is Newtown within the area you cover?

Yes, we do. We survey roofs across London and South East England, and smaller places are part of that. The journey is planned ahead, so it’s useful to know about access.

Does being near the coast affect roofs in Newtown?

It can do. Newtown is within about 1 mile of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.

Do you use drones?

Yes, where it’s applicable. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We hold a CAA Flyer ID and Operator ID.

How many surveys have you done?

We’ve been surveying roofs for over 20 years and have carried out more than 5,000 surveys.

Can you survey a shared roof?

Yes, once access has been agreed. Roofs over flats are often shared, so we need permission from the building owner or managing agent. We inspect only the parts we’re allowed to reach.

Do I have to be there for the survey?

That depends on the survey. Inside the building and in the loft, we need someone to let us in, while outside access can be discussed when you book.

Do you carry professional indemnity insurance?

Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.

Roofs, chimneys and gutters in Newtown

The coast is about 1 mile or less from Newtown, where sea air brings more salt and stronger wind than inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, and driving rain gets into whatever gap is left. The wider area around Newtown has a long history of building, with Swainston Manor about 1.6 miles south-east. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.

If your house is among the older ones in the streets near Holy Spirit Church, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

What we cannot see

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Confirming asbestos in older roof materials
  • Responsibility under a lease
  • A full structural assessment of the building

Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we’ll tell you before you book. What our survey covers.

What we check

  • Blocks of flats
  • Flat roofs on blocks
  • Rented houses
  • Gutters and downpipes
  • Shared roofs
  • Converted houses

What we do, step by step

A survey visit follows a simple order: we hear what you’ve seen, inspect the roof from each safe vantage point, photograph what we find and record our findings for the written report. It normally takes about one to two hours for a house, and longer for a block or a building with several roofs. In a hamlet or village like Newtown, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. We agree which roofs and which parts of the building are included.
  2. You or your agent arrange access to the loft space and any flats we need to enter.
  3. We inspect each roof from safe vantage points, the roof space and the roof itself where safe.
  4. Defects are photographed and their urgency noted.
  5. The report sets out condition and recommendations to help you plan.

Before the survey

  • Leave a clear route to the loft
  • Make a note of anything you’d like us to look at
  • Gather any invoices or paperwork from past roof work

Photos help, if you have them. Take them safely from the ground or a window, and please do not climb up for a closer look. To get started, phone 07833 053749 or drop us an email.

Tips from our surveys

Most of what helps is simple and safe from ground level. A few suggestions:

  • Ask your managing agent about lease terms
  • Tell tenants when we are coming
  • Give tenants a simple way to report leaks
  • Have gutters and outlets cleared every year

Many clients use the report as the basis for a maintenance plan. You can start with the urgent items and plan the rest over time.

Regular roof checks beat waiting for a leak. A survey every few years suits many let and shared buildings, alongside yearly gutter clearing.
