For landlords and managing agents

Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out with the most urgent first where relevant.

Landlords and letting agents in Shide book surveys as well as householders. A written report with photos gives you a clear record of the flat roof.

How a flat roof survey works in Shide

A flat roof doesn’t shed water the way a pitched roof does. Water lies on the surface for longer, so a small split or a blocked outlet can soon lead to a leak. The surface, the falls, the upstands and the trims are all looked at closely, and we note any sign that the deck below has got wet. That way, defects are found before they reach the room below. If you are worried about standing water left after rain and water getting in at rooflights, a survey will tell you what’s going on.

Flat roofs in smaller places like Shide can be more exposed, particularly where nothing shelters them, where wind can catch loose edges and trims. Felt and bitumen also age in strong sun. The signs are splits, blisters and edges coming away, along with water that sits after rain. A flat roof that still holds water days after rain is also worth a closer look.

Every survey ends with a written report, with photographs, sent by email. It sets out the condition of the flat roof, any defects and our written recommendations.

How it works

The visit has one job: to see as much of the flat roof as can be seen safely and record it clearly. Notes and photos go into the written report. The visit normally takes about one to two hours on an ordinary house, or half a day or so for a commercial building. Some parts of a survey depend on the weather, so a visit to Shide is booked with the forecast in mind: drone flights and thermal imaging need the right conditions, while a look from the ground and the loft can go ahead in most weather.

  1. We start with the address and, on larger roofs, the roof area and access.
  2. Inside, we look for signs of water under the roof where we can reach.
  3. We view the roof from safe positions and never walk on fragile surfaces.
  4. We record every defect with a photo and its likely cause.
  5. The report explains the condition and recommends what to do first.

Flat roof surveys in Shide: local notes

Shide lies within about 5 miles of the sea, and being near the sea means more wind and salt than a roof inland would face. Salt in the air is hard on metal flashings and fixings, and wind catches any loose edge on a flat roof. A number of the island’s villages keep thatched roofs on older buildings, and sea air and wind reach every part of the island. Next to the main roofs there is normally a flat roof somewhere, whether on an extension, a garage or a commercial unit.

Historic houses such as Carisbrooke Castle, about 1 mile west, show how far back building around Shide goes. Older homes nearby may have later flat-roofed extensions or dormers, frequently re-covered more than once. Take a building like Nine Acres Primary School: a large flat roof with a good many outlets and rooflights has many places where a membrane can fail.

Shide is about 1 mile south-east of Newport, in the Isle of Wight. Shide gets the same service as everywhere else we work: a proper look at whatever is safely visible, photographs and a clear written report. Our area takes in places right across the Isle of Wight, large and small. We also survey roofs in Portsmouth.

Postcode districts we cover here for flat roof surveys: PO30. You will find streets such as Pan Lane, Ash Road and Dairy Lane. Shide sits on or near the A3020, which makes travel easy. Nearby, we also carry out flat roof surveys in Newport (1 mile north-west), Blackwater (1 mile south), Downend (2 miles east), Merstone (3 miles south-east) and Rookley (3 miles south). Further out, we also cover Ryde (6 miles east), Cowes (5 miles north), Sandown (6 miles south-east), Shanklin (7 miles south-east), Ventnor (8 miles south-east) and East Cowes (4 miles north). Harder-to-reach addresses take a little more planning, so please mention your location when you call 07833 053749 or use the contact form.

Before and after the survey

Getting the most from a flat roof survey starts before we arrive and carries on afterwards. Tips:

  • Watch the ceilings below the flat roof for stains
  • Clear roof outlets and gutters each autumn
  • Look for standing water a day after rain
  • Note the date and type of any roof work

Many people send the report to two or three roofers for quotes. With each roofer working from the same list, comparing quotes is simpler. You stay in control of who does the work and when.

Keep foot traffic on a flat roof to a minimum. Where someone does need access, ask them to use boards or a protected route, and remind them never to step on rooflights or fragile sheets.

What affects the price in Shide

Our packages start from £150, inc. VAT. The price for your roof depends on:

  • Commercial roofs and larger buildings
  • How complicated the roof is, with its valleys, chimneys and parapets
  • The package you choose: Basic, Standard or Premium
  • Building height and the viewpoints available

Thermal imaging and drone inspection (where applicable) come with the Premium Survey, which starts from £400, inc. VAT. We will tell you which package suits the questions you have.

What we need to know

What helps most when you contact us:

  • The style of property, from a terrace to a block
  • Any photos you have, taken from ground level or a window
  • Dates you’re working to, such as exchange
  • Where the property is, with the postcode

To arrange a survey, phone 07833 053749 or use the contact form with the address and what you’d like to know about the roof. We will confirm the price before booking.

What you can safely check yourself

Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Share it with us as you book, as it helps us focus the survey.

The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That’s where a survey comes in.

Your questions about flat roof surveys in Shide

Do you look at commercial flat roofs near Shide, like hotels?

Yes, commercial flat roofs are part of what we cover. Larger commercial roofs are quoted for the building.

Does being near the coast affect roofs in Shide?

It can do. Shide is within about 5 miles of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.

Will you go up on the roof?

Only if it is safe. We look at everything that can be seen safely: from ground level, from windows and vantage points, from the roof space, from the roof itself where safe and by drone where it applies. The report says if anything couldn’t be seen.

Do you use drones?

Where it is applicable and safe, yes. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

What’s in the report?

It sets out what we found, why it matters and what we recommend, backed by photos. Anything we couldn’t see safely is noted too, so you know exactly what was covered.

Can you give me structural calculations?

No. Our survey isn’t a structural engineer’s report. If we see signs that need an engineer’s opinion, we’ll recommend one.

Do you survey roofs on blocks of flats?

Yes. A shared roof needs access agreed first, with whoever owns or manages the building. Mention it when you contact us and we’ll plan the survey around it.

Signs you need a flat roof survey in Shide

Flat roofs swing between hot and cold more than most parts of a building. That movement pulls at seams, laps and the joints between boards, which can open splits and cracks over the years. Older coverings that have lost their flexibility are the most likely to suffer.

A survey can pick up problems such as:

  • Ponding water that does not drain away
  • Outlets choked with leaves and silt
  • Cracked or split membrane
  • Failed upstands where the roof meets a wall

Hotels and guest houses near Shide cannot easily close rooms for a leak, so it pays to find faults before guests do.
