Roof surveys for homes and businesses in Hillway
The report is written for you, in plain language. Every issue comes with photos and a written recommendation, and we rank them by urgency where that helps. With the Standard Survey you also get moisture detection and a structural check. Premium adds thermal imaging, a drone inspection where applicable and a same-day report. Each report is emailed to you. If you’re worried about crumbling chimney pointing or cracked flaunching and valley linings that have cracked or split, a survey will tell you what’s going on, whatever the roof.
In a small place like Hillway, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.
The written findings come by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Leave it or get it looked at?
Without a survey, you’re guessing at what the roof needs. You might pay for work that does not fix the real problem, or to a real problem being missed. We tell you what’s really needed. Matching old materials, such as handmade tiles or stone slates, can take time to source. That’s one more reason to find defects before they become urgent.
Roof survey starts from £150, including VAT. The final price depends on the size and height of the roof, how it can safely be seen and the package you choose.
Why us?
- Drone and thermal imaging surveys available
- An independent look at the roof
- Professional indemnity and public liability insurance
- Over 20 years’ experience
How the survey works
We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. In total, it takes an hour or two on an ordinary house, and about three to four hours for a commercial roof. Cottages and farmhouses around Hillway often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.
- We help you choose a Basic, Standard or Premium Survey.
- On the day, we start by hearing what you’ve noticed.
- Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
- Extra checks are carried out where your package includes them.
- You get a written report with photos and clear recommendations.
How to prepare
- Find any records of previous roof work
- Have any questions written down, so nothing gets missed
- Clear the way to the loft hatch
Booking a survey
A quick phone call is usually the easiest start: call 07833 053749 or email us and we will ask a few questions about the roof. The price is agreed before a date is set.
Advice
Common roof problems in Hillway
Slates and tiles frequently outlast the fixings that hold them. On slate roofs, corroded nails let slates slip, which is known as ‘nail fatigue’. On tiled roofs, the battens or pegs may be what’s gone, letting tiles move.
A survey can pick up problems such as:
- Leaking gutter joints and downpipes
- Valley linings that have cracked or split
- Gaps in the roof where coverings have gone
- Water stains on rafters and ceiling joists
If you own a rental within reach of Brading station, a roof report helps you deal with small faults before they turn into a call from a tenant.
Questions to ask before you book
- Whether the loft is part of the inspection
- Are they insured for the work?
- Which limits apply to the survey
- What the report includes, and whether it has photographs
What we look for on each type of roof
Lead flashings and valleys
Lead-lined valleys and gutters are common on older homes. Worn or split lead lets water straight in, and lead is a target for theft.
Concrete interlocking tiles
Many post-war houses have concrete interlocking tiles. They’re heavy and hard-wearing, but their surfaces weather over the years, and they can crack.
What else we do in Hillway
Before and after the survey
Most of what helps is simple and safe from the ground. Our suggestions:
- Let us know about any leaks or stains you’ve seen
- Include dormers, porches and garages as you book
- Find records of any re-roofing or repairs
- Check we can open the loft hatch
File the report with your other home documents. It gives you something to compare against later, and it can help when you sell.
Look at your roof from the ground after strong winds. Slipped slates, lifted ridge tiles or pieces in the garden are signs something has moved. Getting small faults fixed quickly keeps water out.
Questions from Hillway
Do you cover smaller places like Hillway?
Yes, we do. We survey roofs across London and South East England, from towns to the smallest villages. Longer journeys are simply planned ahead of time.
Is my home in Hillway listed or in a conservation area?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
How much is a survey?
Roof survey starts from £150, including VAT. The final figure depends on the roof and the package you choose, confirmed before anything is booked.
Do you inspect the roof from on top?
Only where it is safe to do so. We also inspect from ground level, from windows and vantage points, and from the loft. The Premium Survey adds a drone where it applies.
Do you carry professional indemnity insurance?
We hold professional indemnity and public liability insurance, for every survey we carry out.
What does a roof survey include?
All the main parts of the roof: coverings, ridges, valleys, flashings, chimneys, gutters and the loft. Higher packages add moisture detection, structural checks, thermal imaging and a drone where it applies.
How long will you be at the property?
Allow roughly 1–2 hours for most homes, depending on how many separate roofs there are. We will give you an idea of timing as you book.
Local roofs in Hillway
Hillway is within about 1 mile of the coast, and being near the sea means more wind and salt than a roof inland would face. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces. The wider area around Hillway has a long history of building, with Yaverland Manor about 1.6 miles west. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.
Anyone responsible for a site like Bembridge Church of England Primary School will know that a written record of a large roof helps plan work for the holidays rather than in term time. If you live in an older home near Bembridge Methodist Church, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.
