How a pre-purchase roof survey works in Marsh Green

The roof is one of the most expensive parts of a home to repair, and one of the hardest for a buyer to see. Our pre-purchase roof survey gives you a close look at it before you are committed. We check the coverings, ridges, valleys, flashings, chimneys and gutters, plus the loft where there’s safe access. The findings come in a written report with photos. We survey gutters and downpipes, flat-roofed extensions and dormers and the roof space, and the problems we’re asked to look at most are slipped or missing slates and tiles and gutters choked with leaves and moss.

Somewhere as small as Marsh Green, older cottages, farmhouses and converted buildings frequently sit beside a few newer homes. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Each covering has its own weak points, whether the roof is old or newly laid, and thatch is a specialist material, so we report on what can be seen. What’s under the coverings, from old felt to the battens and nails, matters too.

You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

Roof by roof

Clay and concrete tiles

Tiled roofs often last half a century or longer. Cracked, slipped or missing tiles are noted, along with odd replacement tiles that hint at earlier leaks.

Flat roofs

Standing water, blisters, splits and tired upstands all point to wear. We check outlets too, since a blocked one leaves water sitting on the roof.

Questions from Marsh Green

Is my home in Marsh Green listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Is Marsh Green within the area you cover?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Should I get a roof survey as well as a RICS home survey?

They do different things. A home survey looks at the whole property, and ours concentrates on the roof alone. Our survey complements a RICS survey and does not replace one.

Can you inspect my roof with a drone?

Yes, where applicable and safe. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It’s included in the Drone Roof Survey and, where it applies, the Premium Survey.

Will you climb onto the roof?

Only where it’s safe. We also inspect from ground level, upper windows and the loft space, and a drone is part of the Premium Survey where applicable.

Do you need to go inside the property?

Ideally, yes. The loft tells us a lot about the roof, and upstairs windows give useful views. Access is normally arranged through the agent or seller.

Will the roof report help me negotiate with the seller?

Yes, you can. You’ll have photos and a written description of each defect, which you can share with the seller or agent. We cannot promise how the seller will respond.

How it works

It’s useful to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. Most visits take about 1–2 hours at a typical home, rising to roughly 3–4 hours on a commercial building. Somewhere like Marsh Green needs a little journey planning: let us know about lanes, gates and parking. On the day, we inspect whatever is safely visible, inside and out.

  1. You choose a Basic, Standard or Premium Survey to suit the home you’re buying.
  2. We agree a visit, including weekends if that helps.
  3. The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Standard and Premium surveys add the extra checks they include.
  5. We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.

Advice

Should I look at the roof myself first?

During heavy rain, look at the gutters from the ground or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Getting in touch

Getting the details right at the start saves time. It helps to include:

What a pre-purchase roof survey does not cover

To be straight with you, a roof survey has limits:

  • Faults hidden behind ceilings, boards or coverings
  • Anything beyond the roof, which a full home survey covers
  • Whether the price should change, which is between you and the seller

Not sure which survey suits your roof? You can call 07833 053749 or email us and we will tell you before you book. What a survey covers and does not.

Pre-purchase roof surveys around Marsh Green

Marsh Green lies within about 1 mile of the sea, where wind off the sea can be strong. A small drone can’t fly safely in high wind or heavy rain, so the weather on the day decides whether a flight goes ahead. Thatch survives on some older Isle of Wight buildings, and the whole island is open to sea air and wind. The covering on a house you’re buying, or on a roof just finished, tells us where to look hardest.

Historic houses such as Mottistone Manor, about 1.5 miles north-west, show how far back building around Marsh Green goes. Buying a period property here means asking about the roof’s age and repairs, and about any listing or conservation area. If you own one of the older houses in the streets near St. Mary's Church, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges.
