Pre-purchase roof survey in Brookgreen: what you get
We survey roofs for buyers in Brookgreen and across London and South East England. From terraced and semi-detached homes to detached houses and flats, we follow the same careful process. The report says what’s in good order, what is not and what to deal with first. We are insured for professional indemnity and public liability, with more than 20 years’ experience behind us. To arrange a survey, phone 07833 053749 or use the contact form. We’re often asked to look into chimney mortar that has eroded and roof slopes that look uneven or sagging, on natural slate, gutters and downpipes and lead flashings and valleys.
Somewhere as small as Brookgreen, older cottages, farmhouses and converted buildings often sit beside a few newer homes. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Each covering has its own weak points, whether the roof is old or newly laid. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.
How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

How the survey works
Where it’s relevant and can be reached safely, the loft space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging. The whole visit normally takes roughly 1–2 hours at a typical home, and more on a big or complicated roof. Around Brookgreen, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.
- You book once your offer is accepted and tell us the address and your timetable.
- We agree a time and how we’ll get in, including the loft.
- We inspect the roof from the ground, windows, the loft and the roof itself where it’s safe.
- Coverings, ridges, valleys, flashings, chimneys and gutters are checked and photographed.
- We email a photo-illustrated written report and recommendations, ready for you to use before exchange.
Before we arrive
- Unlock side gates and any roof access doors
- Make a note of anything you’d like us to look at
- Agree roof access with the managing agent if it is shared

Photos help, if you have them. Pictures from ground level or a window are fine; never climb up to get a better view. To get started, phone 07833 053749 or send us an email.
Advice
How we price pre-purchase roof surveys
Not every roof costs the same to survey, for these reasons:
- Extensions, dormers and garages with roofs of their own
- The shape of the roof and its details
- Which survey package you book
- Roof area
We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you need to know.
What to let us know when you contact us
To price your survey accurately, we’ll ask about:
- Access details, such as a loft hatch or a shared roof
- What’s prompted the survey
- Where water is showing inside, if it is
- Any photos you have, taken from ground level or a window
If you’re buying, it helps to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply call 07833 053749 or drop us an email whenever suits you.
Rented homes, blocks and businesses
Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on, photos included.
Landlords and letting agents in Brookgreen book surveys as well as householders. A photo-illustrated written report gives you a clear record of the roof.
Brookgreen questions
Is my home in Brookgreen listed or in a conservation area?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Do roofs near the sea, like those around Brookgreen, take more of a battering?
It can do. Brookgreen is within about 1 mile of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.
Do you cover Brookgreen for pre-purchase roof surveys?
Yes. We survey roofs in Brookgreen and the rest of the Isle of Wight. To book, phone 07833 053749 or use the contact form.
Is a roof survey worth having alongside a home survey?
They do different things. A home survey looks at the whole property, and ours concentrates on the roof alone. Ours sits alongside a RICS survey rather than replacing it.
How many surveys have you done?
We have been surveying roofs for over 20 years and have completed over 5,000 surveys.
Do you go up on the roof?
Only where it is safe. Many roofs can be seen well from windows, vantage points and the loft, and a drone is part of the Premium Survey where applicable.
Can you survey at the weekend?
Surveys run seven days a week. To arrange a date, ring 07833 053749 or email us.
Common roof problems in Brookgreen
The fixings and underlay often fail before good slates or tiles do. Natural slate can last 100 years or more, but corroded nails let slates slip. That kind of wear is common on older roofs and easy to miss from the ground.
Most people get in touch after spotting something like this:
- A ridge or slope that dips
- Quick fixes on flashings and valleys
- Slipped or missing slates and tiles
- Loose pots and cracked flaunching
If you live in an older home near St. Mary's Church, the roof may have had decades of patch repairs, and the survey shows where they are.
Choosing a roof surveyor
- Whether you get a written report with photos
- Which viewpoints they use to see the roof
- Whether they hold professional indemnity and public liability insurance
- When you’ll get the report
Why act early in Brookgreen
After exchange, any roof defect is yours to deal with. Before then, you can still ask questions, ask for work to be done or reconsider. A survey after you’ve moved in tells you the same things, but with far less room to act on them. In a small place like Brookgreen, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.
A Basic Survey starts from £150, including VAT. Standard is from £250 and Premium from £400, both with VAT included. We confirm the price for your survey before booking.
What you get with us

- A sub-250g drone, flown with a CAA Flyer ID and Operator ID

Tips from our surveys
Getting the most from a pre-purchase roof survey starts before we arrive and carries on afterwards. Some tips:
- Ask the agent to check the loft hatch can be opened
- Give your solicitor a copy of the report
- Mention any deadline when you contact us
- Watch for stains or fresh paint on ceilings below the roof
The report gives any roofer you ask to quote a clear brief. They’ll see exactly what we found, and where, so each quote covers the same ground.
After strong winds, look at the roof from ground level. Pieces of slate or tile in the garden mean something has moved. Dealing with them early keeps water out.
Buying a home or a new roof in Brookgreen
The coast is about 1 mile or less from Brookgreen, and places near the sea get more salt in the air and more wind than inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, so exposed details get a close look whether you are buying or signing off new work. With Mottistone Manor about 0.9 miles north-east, Brookgreen sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.
