Pre-purchase roof surveys for homes and businesses in Cranmore
With a written roof report, you can go back to the seller or agent with specifics. You can ask about the roof’s history, ask for repairs before completion or rethink the price. We can’t say how a seller will respond, but you’ll be asking from facts rather than guesses. It can also help you decide whether the purchase is still right for you. We’re often asked to look into blistered or split felt on a flat roof and a ridge or slope that dips, across chimney stacks, lead flashings and valleys and clay and concrete tiles.
Some older homes in villages like Cranmore are listed or sit in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. For a buyer or someone with a newly finished roof, it’s worth knowing which applies, as well as what condition the roof is in. There are about 500,000 listed buildings and around 10,000 conservation areas in England.
Every survey ends with a written report, with photos, emailed to you. It explains the condition of the roof, the defects we found and what we recommend.

Different roofs, different checks
Gutters and parapets
Some older terraces have a butterfly roof with a central valley gutter. If the home you’re buying has one, that gutter and its outlet get a careful look.
Clay and concrete tiles
Tiled roofs often last half a century or longer. Cracked, slipped or missing tiles are noted, and for mismatched replacements that point to past repairs.
How it works
When we arrive, we begin with a quick chat about the roof and anything that is worrying you. After that, we look at everything we can see safely. Most surveys take between one and two hours at the house you’re buying, depending on its size and how much of the roof can be seen. In a hamlet or village like Cranmore, a postcode does not always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.
- You get in touch after your offer is agreed, with the address and your target exchange date.
- Access is arranged through you, the agent or the seller.
- The roof is inspected from every safe viewpoint, inside and out.

- Dig out any old roof reports or invoices
- Keep pets out of the way during the survey

Advice
What a survey costs
Prices vary from roof to roof, and it comes down to:
- Which survey package you book
- Extensions, dormers and garages with roofs of their own
- Roof area
- How tall the building is and how easy the roof is to see
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. We’ll give you the figure before anything is booked.
What we need to know
Before you get in touch, it’s useful to have:
- Photos of the roof, taken safely from the ground or a window
- What’s prompted the survey
- The kind of building and roof involved
- Where any leaks, stains or damp patches show inside
To arrange a survey, ring 07833 053749 or drop us an email and tell us the address and what’s prompted the survey. We’ll confirm the price before booking.
What you can safely check yourself
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, which helps when we check the roof.

Common questions in Cranmore
How do I find out if my home in Cranmore is listed?
Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.
Do roofs near the sea, like those around Cranmore, take more of a battering?
Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.
Do you survey roofs on blocks of flats?
Yes, once whoever controls the roof agrees access. We look at the parts we’re given access to, and the report makes that clear.
How many surveys have you done?
Over 20 years and more than 5,000 surveys, across London and South East England.
Can you tell me if my roof has asbestos?
No. Our report may flag materials that could contain asbestos, but only a specialist asbestos surveyor can confirm it. It may be present in buildings built or refurbished before 2000.
Is Cranmore in your area?
Yes, we do. Cranmore is part of the area we cover.
When is the best time to have the roof checked when buying?
After your offer is accepted and before you exchange contracts. That gives you time to use the findings, whether that means asking questions or negotiating.
What a pre-purchase roof survey does not cover
This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Faults hidden behind ceilings, boards or coverings
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
- A valuation or a promise of a lower price
If in doubt, phone 07833 053749 or use the contact form and we’ll point you to the right survey before booking. What our survey covers.
What we check
- Flat-roofed extensions and dormers
- Clay and concrete tiles
- Lead flashings and valleys
- Natural slate
- The roof space
- Chimney stacks
- Gutters and downpipes
Buying a home or a new roof in Cranmore
Cranmore is within about 1 mile of the coast, and being near the sea means more wind and salt than a roof inland would face. Corroded clips and nails and lifted ridge pieces are typical of exposed roofs near the sea, which is worth knowing before you buy or pay for new work. If the drone is used for your survey, the flight is checked against the Drone Safety Map first.
If you let a flat or house near Lymington Pier station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full. Historic houses such as Swainston Manor, about 3.4 miles south-east, show how far back building around Cranmore goes. Older homes in the area can come with listed status or conservation area rules, which affect re-roofing, so check with the council before you buy.
