Useful tips for East End property owners

These tips come from what we see on roofs every week:

  • Ask for loft access on the day
  • Ask when the roof was last worked on
  • Check the lease for roof repair responsibilities
  • Tell us your exchange date when booking

With Standard, you get a follow-up consultation, while Premium includes a consultation in person. If anything in the report isn’t clear, ask us.

Check the roof from the garden and the street after a storm. Pieces of slate or tile in the garden mean something has moved. Dealing with them early keeps water out.

About our pre-purchase roof survey in East End

Many older houses carry decades of roof repairs. Slates slip when their nails corrode, lead valleys and flashings wear, and chimney pointing crumbles. Little of that is easy to judge from the pavement on a viewing. Our survey picks it out, with photos so you can see it for yourself. We explain each finding in plain English, so it’s clear what it means for your purchase. We are often asked to look into standing water on a flat extension roof and gaps where slates or tiles have come loose, on chimney stacks, clay and concrete tiles and lead flashings and valleys.

In a village or hamlet like East End, homes are often older cottages and farmhouses alongside a few newer houses. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Whether you are buying or have just had a roof replaced, each material has its own checks, and thatch is a specialist material, so we report on what can be seen. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.

Nothing in the report is left vague: where something needs attention, it says so plainly, along with how urgent it is.

What this survey cannot tell you

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Whether the price should change, which is between you and the seller
  • Defects hidden under coverings or inside walls without opening up
  • Whether timbers meet design loads

Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we’ll tell you before you book. What our survey covers.

What we look at

  • Natural slate
  • Clay and concrete tiles
  • The roof space
  • Flat-roofed extensions and dormers
  • Gutters and downpipes
  • Chimney stacks
  • Lead flashings and valleys

The survey, step by step

We work from the outside in: outside views come first, then the roof space if there’s safe access. All told, expect about 1–2 hours for most houses, rising to roughly 3–4 hours on a commercial building. Older roofs in small places like East End can have low, tight loft spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. We only go where it is safe.

  1. You get in touch after your offer is agreed, with the address and your target exchange date.
  2. We agree a time and how we will get in, including the loft.
  3. We inspect the roof from ground level, windows, the loft and the roof itself where it’s safe.
  4. Coverings, ridges, valleys, flashings, chimneys and gutters are checked and photographed.
  5. You receive a written report with photos and recommendations to read before exchange.

Preparing for the visit

  • If you’re buying, let the agent know when we are coming
  • Check the loft hatch can be reached
  • For flats, check roof access has been agreed

Prices for pre-purchase roof surveys in East End

Prices always include VAT. What changes the price is:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • How big the roof is
  • Any need for thermal images or a drone flight
  • The type of building, from a house to a block or an office

Our price is from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we can help you choose.

What we need to know

You don’t need to know any roofing terms. It’s enough to tell us:

  • The address and postcode of the property
  • Anything about access we should know
  • Your timetable, such as an exchange date
  • The reason for the survey, such as buying, a leak or storm damage

For a price for pre-purchase roof surveys in East End, call 07833 053749 or send us an email. The address, the type of property and what you want to find out help us give you an accurate price.

Checking the roof from the ground

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, as it helps a surveyor trace the cause.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

How the survey changes by roof type

Chimney stacks

Our chimney check is a visual one, and it is not a flue or gas safety check. We will say if the flue needs a specialist.

Flat roofs

A flat roof that has been coated over several times may hide problems underneath. We record what we can see and say where a closer look is needed.

Your questions about pre-purchase roof surveys in East End

Do roofs near the sea, like those around East End, take more of a battering?

Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.

Is East End within the area you cover?

Yes, smaller places are covered as well as towns. Our area covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Can you survey at the weekend?

We carry out surveys on weekdays, Saturdays and Sundays. To find a day that suits you, phone 07833 053749 or email us.

Can you survey a shared roof?

Yes. Shared roofs just need a little more planning, with whoever owns or manages the building. Let us know about it as you book and we will explain what’s needed.

Is this an asbestos survey?

No. We don’t carry out asbestos surveys or testing. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings.

Do you use drones?

Yes, where it’s applicable. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We hold a CAA Flyer ID and Operator ID.

Can I take the findings back to the seller?

Yes. You will have photos and a written description of each defect, which you can share with the seller or agent. We can’t promise how the seller will respond.

Pre-purchase roof surveys around East End

East End is within about 1 mile of the coast, and places near the sea get more salt in the air and more wind than inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces. If your survey includes the drone, the flight is checked against the Drone Safety Map first.

If your house is among the older ones in the streets near Church of St Mary, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges. Beaulieu Palace House, about 3.5 miles north-east, is one of the historic houses in the wider area around East End.
